Villa Annie is a luxury, architect designed, contemporary styled stone villa, nestling in private, hilltop, gated grounds with spectacular 360° views to the sea, the mountains and the sleepy villages of the Apokoronas.

The spacious accommodation, hugs the landscape over three levels, providing a large open-plan lounge and dining area under a beautifully crafted vaulted ceiling, a fully integrated, open-plan Siemens kitchen and three double bedrooms with spa jet en-suites, a family bathroom and private terraces or balconies. All rooms are serviced with sumptuous fancoil and underfloor cooling (heating in winter).

Designed with meticulous attention to the outdoor spaces, the villa is wrapped by extensive terraces, which in turn give way to beautiful lawns, flower beds and meandering stone paths fringed by old oak, carob and olive trees - so internal and external living flows almost imperceptibly into one another.

For the kids (and big kids) Villa Annie has a fantastic 50m2 infinity pool with integrated children’s zone and sweeping lawns that provide a great space for football, badminton and boules.

The wonderful beaches and tavernas at Kera, Almyrida and Kalives are a 6-minute drive through the olive groves and the superb tavernas and traditional coffee houses of Douliana can be reached over country paths.

Whilst at Villa Annie, an absolute must is sundown drinks on the roof top terrace with gorgeous blue views over Souda Bay to the open sea and rusty oranges of the dying sun reflecting off the White Mountains. Stop a bit longer and you’ll be treated to a spectacular star-studded night sky.

A villa with the wow factor

Villa Annie is simply stunning, both inside and out. The attention to detail is second to none. The inside is beautifully designed and very well-equipped. The outside space is very well thought-out - you can always find a comfy place with the sun, shade or breeze you are after! We loved the location - very peaceful with amazing views, but only a few minutes drive from many lovely villages, beaches and restaurants. Communication was great, both beforehand and during our stay. It was one of those places where you feel privileged to have been able to stay - thanks so much Annie!

Villa Annie

We regularly stay in luxury Villas throughout Europe and we agreed as a family that Villa Annie was the most impressive Villa we have stayed in. It is absolutely stunning! We originally made this Villa booking last year whilst in the pandemic and we couldn’t go due to travel restrictions, The owners couldn’t have been more accommodating to amend our booking to this year. You can tell that the owners have paid meticulous detail into the design and planning of the Villa in pretty much every way possible. The Villa is in an excellent location broadly in between Chania Old Town and Rethymno and both places are highly recommended to visit to have a stroll around and also to eat at many of the fine restaurants that are available. The Villa itself is extremely modern, and has everything available to you for a wonderful stay. All bedrooms have en-suite and they have their own private terraces which provide sea views to the front and the mountains to the rear. The open plan lounge area is light and airy and has a high vaulted ceiling which is really impressive. The Kitchen is modern with high end appliances and has made us think about updating ours at home. It’s fully air conditioned throughout! The outside area is large whereby there is plenty of space to relax, sunbath and eat for breakfast and lunch. The swimming pool is awesome. It’s very big, at least 50 square metres and I personally liked to chill out in the shallow area drinking a glass of Prosecco whilst taking in the sea views and seeing planes land at nearby Chania Airport. There are extensive lawn areas whereby you can play some volleyball or badminton. We normally like to go to new Villas and different places to gain new experiences but we will definitely consider returning to Villa Annie - it was really that good! Paul, Sarah and Family

My husband and I are origianlly from just outside Manchester, UK - "the Rainy City" - the move to the Apokoronas area of Western Crete was not a difficult decision. We offer Villa Annie to guests during the summer, then move back in late autumn to early spring. We manage all the villa services ourselves - it's hard work but it's the only way to guarantee the highest of standards. We meet and greet all our guests personally and make great efforts to ensure they have all the information they require on the local area, its amenities and attractions - it's not just a printed letter and a bunch of leaflets...Villa Annie was never conceived or designed as a money-making project, it's a beautifully designed and decorated family home in a stunning location and it gives us a real kick when our guests feel the same way (as you will see from our reviews).

Why they chose this property

Villa Annie is located at the centre of what is often referred to as the 'golden triangle" - the area between Kalives, Almyrida and Vamos. It's an iconic location famous for its green and luscious countryside (irrigated by the Kiliaris river - the only river in Crete to flow 12 months a year) and its spectacular juxtaposition between the majestic White Mountains, rising in the south to over 8000 ft and the seemingly endless blue of Souda Bay to the north. You are never more than a 6 minute drive from any of the main beach resorts or tourist villages and around a 30 minute drive from the Venetian Old Town of Chania. We decided to build Villa Annie where it stands today because it's like no other location on earth we have ever seen.

What makes this property unique

Villa Annie was designed, first and foremost, as a family home, rather than a "holiday rental property". The aesthetics and quality of fixtures, fittings and furniture, inside and out, have not been compromised by a focus on quick or cheap replacement costs. Outside, between the cream of the stonework and the blue of the sea lies the glorious green of the extensive lawns and gardens - again an unusual luxury in Crete given the harsh climate and associated maintenance expense. Location, location, location...whilst only 6 minutes drive to the buzz of the local beach resorts, Villa Annie is one of only a handful of local properties in the area offering an oasis of privacy, peace and quiet, with no other overlooking properties in sight.
