The Space
This fabulous, air-conditioned apartment (104 sq m / 1120 sq ft) is located on the 1st floor of a historic Old Nice building. Renovated with style and flair, it offers a sophisticated old town-center escape. Close to Palaise de Justice on a charming street just off the main thoroughfare, the apartment is incredibly spacious with a loft-inspired feel, thanks to the large ceiling beams and tall French windows. The spacious living room (40 sq m) is complemented by a modern kitchen and a walk-in shower. The apartment features three comfortable double bedrooms.

While this apartment offers a lively, central location with many wonderful amenities just steps away, we want to let you know that, as is typical in Old Nice, the early morning rubbish collection can be heard, especially with the narrow streets and the reversing rubbish truck. It’s part of the city’s charm, but if you’re sensitive to noise or looking for complete silence, you may want to consider a quieter location further out of town.

Why they chose this property
This beautifully furnished 3 bed air condioned apartment is fairly unique in Old Town Nice as most apartments are 1/2 bedrooms and about 70 sq metres. My place is over 100 sq metres and very spacious. It is situated in an ideal position, off the main drag, 5 mins from beach even if you are a slow walker, 2 mins from trams, 2 mins from buses where you can go to Monaco, Villefranche, Menton, Beaulieu, Cap Ferat, Grasse .
Its only 3 tram stops from the main railway station. It is surrounded by restaurants, shops, bars etc. Only 30 mins on the bus from the Nice Airport. I have a wonderful assistant who live 5 minutes away and has lived in Nice for 20 years and knows where to go and eat, she can arrange transportation, translation and any problems with the apartment will be sorted out immediately

The Old Town is compact, vibrant, bustling and yet peaceful.
There are many bars and restaurants, but this is an attraction.
It is safe, convenient and full of colours and flavours.
Having said that it may not be the place to stay if you like peace and quiet. Part of the beauty is the fact it is one of the cleanest Cities in Europe; however first timers should be aware that they start cleaning all the streets, emptying the bins in the Old Town at 5.30-6.00 am. No matter where your apartment is the beeping Rubbish Lorry reversing up the old narrow streets will probably awake you. Anywhere is noisy at some time. Heck, it only takes a disruptive neighbour with heels, or domestic dispute, or dog barking to disrupt any lodgement. My apartment is quiet, aside from the random reveller at night, and the garbage bin truck in the mornings.
Personally I love the fact you have all these wonderful bars, , shops and restaurants on your doorstep and judging by my bookings and 5 star reviews so do most tourists. However if you want a quiet life I would suggest you stay out of town.

Nip through the gardens and inside, to see how Niçois life was when lived by aristocrats. Walk on to the Albert I gardens and then along Rue St-François-de-Paule. This spits you out at the Cours Saleya whose flower market (daily, bar Mondays) is an effusion of Provençal sensuality. Now plunge into the old town, its streets a concentration of Mediterranean life.
