About this property

Villa Balducci, Citta di Castello with gardens/ patios, large pool sleeps 10

Villa Balducci was our home for 15 years. We welcomed many friends and family and more recently grandchildren. Therefore it is an ideal house for families as the pool has a very safe integrated toddler pool, safety gates, two cots available, high chair and many other child friendly facilities. The property has an electric gate, ensuring privacy and consists of 4 double bedrooms, three with balcony all with en suite bathrooms (1 double situated in pool house) plus 1 single bedroom with own bathroom. Two travel cots and additional single bed available which can be put in the bedrooms. There is a sofa bed in the sitting room if required. Downstairs there is a large sitting room with fireplace, a TV area, a dining room and well equipped kitchen. There are several beautiful outside patios with comfy sofas and tables and chairs with stunning views over the Umbrian hills. There is a large patio with beautiful roses, geraniums and lemon trees as well as a large gazebo covering a large table and chairs. There is a poolhouse situated by the pool which contains two single beds, kitchenette, bathroom with shower and a large patio. There is lighting around the outside areas as well as in the pool for night swimming. The property is surrounded by gardens and a path leading down to the 16 metre pool. The pool has a large baby pool which is separated by a wall from the main pool. There is a built in BBQ. The house is situated just a 5 minute drive from the wonderful town of Citta di Castello which has an enormouse choice of restaurants, a market twice a week and lot of festivities.

Idyllic stay in beautiful serene countryside

The house was all we had hoped - spacious, simple but very comfortable. Kitchen was great and well-equipped. Highlights were the amazing outside spaces (terraces, patios and balconies) and the stunning huge swimming pool. We couldn't fault it. No a/c but shutters and fans worked ok despite 37 degrees heat in july !

Wunderschöner, erholdamer Aufenthalt.

Der Aufenthalt in dem gepflegten Anwesen hat uns gut gefallen. Das Haus war sehr sauber und gepflegt, der Pool herrlich für die Kinder, der Blick übers Land traumhaft. Kommunikation und Kontakt zur Vermieterin haben bestens funktioniert. Nicht auszuschließen, dass wir wiederkommen.

Fantastisch ruim huis met heerlijk zwembad

Heerlijk relaxen bij het grote zwembad, alles is zeer schoon en het huis is goed voorzien van alles wat je maar nodig kan hebben. De vele badkamers zorgen voor extra comfort. Vanwege de warmte zijn we weinig op pad geweest dus qua locatie hebben we niet veel gezien. Een aanrader!

Einzigartige Villa mit Top Pool und Garten

Von der Kommunikation vor, während und nach der Buchung über die Unterstützung bei der Anreise bis hin zum unkpomplizierten Check-In hat alles hervorragend funktioniert. Die Gastgeber sind immer erreichbar und stehen für Fragen oder Probleme zur Verfügung. Die Villa ist ein Traum. Ein toller und sehr hübscher Garten, der täglich von Pietro gepflegt wird, dazu ein großer und sauberer Pool mit vielen Liegen und Sonnenschirmen. Ein Poolhaus mit Grill lädt zum Barbeque ein, dazu gibt es sehr viele gemütliche Sitzgelegenheiten auf dem Grundstück. Die Villa selbst ist gemütlich eingerichtet und es fehlt an nichts. Insgesamt eine tolle Unterkunft und wir haben unseren Aufenthalt sehr genossen und können die Villa Balducci ohne Einschränkungen empfehlen. Vielen Dank für alles an Sheila und Patty.

Perfekte Unterkunft

Die Villa Balducci war perfekt für uns, d.h 6 Erwachsene und 2 Kinder. Traumhafte Lage in den Hügeln über Citta di Castello - 3min mit dem Auto bis zum Zentrum dieser Kleinstadt in der es alles gibt was benötigt wird. Die Villa besitzt einen traumhaften, riesigen Pool und viele lauschige Plätze an denen man sich alleine oder zu zweit aufhalten kann. Unter der grossen Pergola können am grossen Tisch 10 Personen zu Abend essen. Die Zimmer sind zweckmässig ausgestattet. Jeden Samstag kommt ein Putztrupp und putzt bzw wechselt die Wäsche. Es war auch im Haus genügend Platz für uns 6 Erwachsene und 2 Kinder. Insgesamt haben wir den Aufenthalt sehr genossen und werden gerne wieder kommen.

Traumdestination Umbrien

Wir hatten zwei wunderbare Wochen in einem traumhaften Anwesen, wie wir es uns erträumt hatten. Etwas abgeschieden in den Hügeln mit traumhaftem Blick, traumhaftem Pool und jeder Menge Platz und Spaß für die Kinder. Die Kommunikation mit dem Vermieter war immer gegeben. Wir kommen wieder.

A perfect stay in a wonderful Villa

We spent one week with family and friends in this wonderful villa near Città di Castello. The house is perfectly equipped, with beautiful decoration. nice rooms and a fantastic pool! We enjoyed our stay in this calm neighborhood very much and can highly recommend the villa! Citta di Castello is not far away - a lovely little town with nice restaurants and cafés. Our host Sheila and her family were very friendly and contacted us several times in advance to give us the most important information. Upon arrival in the villa we recieved a warm welcome present: a nice basket packed with Italian specialties which was great - THANK YOU for it!

Villa Balducce has been a happy family home for holidays since 2000. We raised our family of four children in the UK and moved to Italy when the youngest left for University. I am English and my husband, Eddy, is Dutch. We love visiting the market in Citta di Castello every Saturday for our food as it's such a delight to buy fresh vegetables that are in season. Hence we cook food that is in season rather than plastic packaged food that has travelled many miles. There are also many excellent coffee bars serving home made pastries with comfortable terraces to enjoy watching the beautiful people passing by. Citta di Castello has more than 40 restaurants and a lot of them serving fantastic food. As we are foodies we enjoy travelling to other towns such as Arezzo, Cortona and Bevagna where our favourite restaurants are. The local wine is also the best. Mostly produced in small quantities by local producers, made with love.

Why they chose this property

The villa, although in the countryside with lovely views, it is within 2 klms from the town which is easily walkable if you don't mind walking up a steep hill. When we bought the house we had teenagers and so it was important that they could return home without us having to pick them up. Citta di Castello has flourished over the last 10 years and now has many high quality bars, restaurants and shops. It is very centrally placed for easy access to many places of interest in Umbria and Tuscany. Citta di Castello has many festivals throughout the year and in the summer there is usually a band playing in the square.
