Mulberry Cottage offers a perfect holiday retreat for those wanting to step
into the beauty and relaxed pace of rural country living. The cottage was completely renovated in 2018 and now provides modern day luxury within a traditional 300 year old timber framed building creating a contemporary country style. Located on the Norfolk/Suffolk boarder, Mulberry Cottage is the ideal base to explore all that the area has to offer.
Mellis is a small village In North Suffolk with the largest unfenced grazing common in the Country. The glorious open space is grazed by cattle and horses and offers a magnificent Flower rich space to walk or cycle.
The property, with idyllic county views from every aspect, is as follows:

- Downstairs toilet and wet room (shower)
- Fully equipped kitchen with double oven, microwave, fridge freezer, dishwasher and washing machine

The quaint Market towns of Eye and Diss both lie approximately five miles away, and the Four Horseshoes at Thornham and The White Horse at Stoke Ash are a short five minute drive away and offer excellent dining and open fires.
The Historic City of Norwich with its magnificent cathedral, covered market and theatre lies 28 miles to the North; Bury St Edmunds with its famous Abbey and gardens is 20 miles West and an hours drive away is the University City of Cambridge where punting is a must. For beach lovers the North Norfolk and Suffolk coasts make for a perfect day out and daily boat hire and lunch on the Norfolk broads is always a pleasure.
A perfect day out might also include Snape Maltings with its famous concert hall, bird watching at Orford Ness, or a wander through delightful Southwold and Walberswick with supper at the harbour.

Lou and I have lived in the Norfolk and Suffolk countryside for most of our adult lives. We love everything about it! The quiet and gentle pace of life, the huge and magnificent open skies on the North Norfolk coast, hiring a boat from Wroxham for a day on the Norfolk Broads, winter walks along Southwold beach with a late lunch at the Harbour Inn, meandering along the cobbled streets of Norwich, concerts at Snape and Christmas carols at Norwich Cathedral.....
We live about 4 miles from Mulberry Cottage in an equally idyllic setting. We love to see wildlife at its most natural and enjoy the every changing landscape which is as beautiful in the depths of winter on a cold frosty morning as it is in late summer when we marvel at the glorious setting sun disappearing from view.
We have two grown up children who also love the outdoors and have a passion for outside pursuits; horse riding on Holkham beach, cycling, running and kayaking on the nearby rivers.

Why they chose this property
When we bought Mulberry Cottage is was completely derelict - concealed in brambles and overgrown hedges with water pouring through the leaking roof and boarded up windows. However, what was always so strikingly evident from the first time we saw the crumbling heap was the amazing setting - uninterrupted country views from every aspect. We were instantly smitten and there began our journey with Mulberry Cottage.
When the renovation began we wanted to capitalise on those stunning views so we installed french windows which could be thrown open, a garden room with roof lantern for maximum light and sky lights in the upstairs rooms. We used local craftsmen, reclaimed materials, sustainable energy and a neutral internal design to create a bright, tasteful, calm and simple contemporary country style.
Whilst there is plenty to do in the local area we recognise, like ourselves in this busy world, many visitors will choose Mulberry Cottage for a chance to escape the mad and turbulent world in which we live. With this in mind we decided the hot tub and outside wood burning stove were essentials, allowing guests to completely unwind and lose themselves in their glorious natural surroundings.

Whilst Mulberry Cottage is listed as a two bedroom cottage, sleeping four, the pullout sofa bed allows scope for an additional guest (by prior arrangement).
The cottage is surprisingly spacious; the garden room provides a perfect viewing area to watch nature at its' most natural (remember your binoculars); deer, rabbits, hares, pheasants, owls can all be regularly seen, and it is also a place to totally unwind and appreciate the tranquility and beauty of the surrounding Suffolk countryside. Even the beds are positioned to take full advantage of the views and you can watch the stars through the skylight window in the upstairs bathroom. The southerly aspect of the rear garden is ideal for al fresco dining, relaxing in the private hot tub and then watching the nighttime sky by the warmth of the outside wood-burning stove and grill.
