Superb character 2 bed barn conversion ideal for couples, families and pets

With origins dating back to the 17th/18th centuries, this renovated 2 bedroom barn conversion affords traditional accommodation; exposed beams and Norfolk wood floors sit alongside modern appliances. Partridge barn is ideally suited to a family or 2 couples. The ground floor comprises a living / dining area, separate kitchen, bathroom with shower over bath and a twin bedroom. Wooden stairs lead to the upstairs where there is a double bedroom together with a characterful mezzanine level nestled beneath the beams. The mezzanine area provides a second lounge / relaxation area and also has a sofa bed which creates the possibility for 1 additional child (uner 16yrs) to use this (please contact us for more details). To the outside is a patio, lawned garden, BBQ and garden furniture from which to enjoy the rural views after a day exploring. Alborough House Holiday Barns sit in the rural hamlet of Forncett St Mary just 9 miles south of Norwich and close to the Suffolk/Norfolk borders. Nearby attractions include Banham Zoo, Steam museums at Bressingham and Forncett and Wymondham Abbey. The village of Long Stratton is 3 miles away with shops and facilities and the market Town of Diss is nearby. The medieval city of Norwich is some 9 miles north. Dunston Hall some 5 miles away has a wonderful Spa and Golf course (open to non-residents) . The famous Norfolk Broads are within easy reach and perfect for a day exploring on one of the many boats for hire. The Suffolk Heritage coast is under an hour away and includes the famous towns of Southwold and Aldeburgh, popular for their coloured beach houses, fashionable shops and beaches, including some of the best fish and chips around. Also within reach is the North Norfolk coast, including seaside towns such as Cromer and the pretty town of Wells next the sea, famous for crabbing along the quay, Blakeney and of course the beach and stately home at Holkham. Slightly further away is the Queens Christmas residence of Sandringham, but still easily accessible for a day trip.

Our converted barns are situated in a quiet and rural setting perfect for those looking to relax and enjoy the peace and quiet. Although rural, we are very well situated to be within striking distance of the many tourist attractions both Norfolk and Suffolk have to offer. Local villages offer some excellent pubs for those wanting to sample good food and real ales.

Both our barns are equipped to high standards and offer the appealing combination of character features together with modern day central heating, kitchens and bathrooms. Both barns are equipped with complimentary WiFi, ceramic hobs, fan ovens, microwaves, washing machines, irons/iron boards, Smart TV and more. We welcome well behaved dogs (see our terms and conditions for details) and each barn has its own self contained small garden. There is ample car parking available for our guests.
Please note that given the historic limitations of our properties (former barns), we have chosen not to be part of the NAS (National Accessible Scheme) grading. Therefore, we do not provide hoists, grab rails, shower seats, toilet raisers or any fixtures and fittings required by the NAS. However due to the fact that the bathroom and the twin bedroom are on the ground floor they are accessible to those with limited mobility ( ask for more details).

Very relaxing
Five of us (2 adults, 2 children and 1 infant) just stayed. Upon arrival we received a really friendly welcome from John who showed us in and the essentials (how to work heating etc. ). The property was lovely with beautiful views over neighbouring fields and their paddock. We even saw wild deer on the last night. Very quiet and relaxing environment with a couple of lovely family friendly pubs just a short driving distance. Would definitely stay again. Private fenced garden was really useful as we had dogs with us too. Lovely and cosy for winter and would be great for summer visits to.

Home from Home
Lovely barn, warm, welcoming and clean. The hosts left some arrival treats for us and the dogs which was appreciated and a nice gesture. The barn had everything needed for a comfortable stay, the hosts were nice and accommodating. Unfortunately our stay was promentaly booked to keep one of our very anxious dogs away from fireworks and although the area is rural and livestock in the locality the fireworks were loud over 2 nights, which had an adverse effect. Nothing the hosts could have done to prevent that but the fireworks were far from very faint in the distance as initially advised. That aside, couldn’t of asked for a nicer place, beautiful surroundings and within an hours drive to many great locations Cromer, Great Yarmouth etc
