For the past 50 years, we have lived in a beautiful, 150 year old Manor House situated on 120 acres high in the hilltops of Cattaraugus County. We are minutes from Holiday Valley, Ellicottville’s four season shops and restaurants, Seneca Allegany Casino and Allegany State Park. We have operated a B&B here for the last 18 years. Now we are expanding into a Vacation Rental! By creating a large SEPARATE wing with its own entrances you will have access to two decks for your exclusive use as well as a double carport. We have made many upgrades for your comfort and convenience including a laundry room, dishwasher, sound proofing and Futons for extra guests The hot tub is available for $40 for a 2 nite cycle. THIS IS IDEAL FOR TWO COUPLES AND THEIR FAMILIES. Because of the age of the house, a sunken tub, and antiques, there are hazards for little ones (under 10) and we require their guardians to sign a Liability Wavier. We accept pets as long as you agree to and sign our pet policy. $100 pet deposit per pet We are committed to providing a high quality stay to you and our future quests, please note: we require a Security Deposit as VRBO’s Damage Deposit. Had an indoor soaking pool and allowed dogs. Was perfect for what my family needed. Nice owners. Property originally built in 1853 and repurposed for Bed and Breakfast and now for rental. About 12 minutes to Holiday Valley.
The Manor House was absolutely charming the moment we pulled up. Checking in, we couldn't help but feel how much Larry cared about this property. We felt at home seeing the knick knacks, reading the recipes in the cupboard, and seeing the incredible family tree/ photographs. The soaking tub was a sight to behold during twilight and was nothing short of magical. The grounds were beautiful in the beginnings of spring and we got to see the resident ducks, and dogs. My husband and myself brought our two small dogs along and they enjoyed themselves quite well, too. The towns near by offered an array of food and drink options, and the kitchen has every tool you would need to cook a meal yourself. We would love to come back to this property and experience the other seasons here. It's a one of a kind gem at a great price.
We enjoyed our stay! Sad we couldn't use the soaking tub, as it was under construction. Overall enjoyed ourselves. Thank you Larry and Carolyn!

Lovely home, cozy and comfortable.
The Manor house was very clean and cozy. The hot tub was very nice and we used it every day to unwind. Less than 20 minutes to get to town and skiing.
Our hosts were friendly.
If you like to be in the country, this place is for you. The house is surrounded by beautiful property and is only minutes away from the village of Ellicottville if you wish to go to town to eat, shop or ski. Larry and Caroyln are exceptional hosts that go out of their way for anything you need.

My wife and I spent four nights at the manor house. Very nice and quiet location. Kitchen was stocked with everything you could need (pots, pans, basic spices, band aids, etc). Owners live on site and are helpful- Carolyn even brought us some kindling for the fireplace.
We loved our stay in little valley, my family and I are skiers and we were looking for an affordable clean house to reside in while not on the slopes. This property delivered, very clean and well maintained. Certainly off the beaten path and away from the hustle and bustle of the resorts. Super quiet and away from the city lights which made it perfect for star gazing. Larry contacted me the morning of our stay and was also there waiting for us when we arrived, he was very kind and had everything prepped for us. We had no issues and did not have to contact him for the duration of our stay. We were able to walk around the property to see the horses, chickens, and ducks which my 5 year old son thoroughly enjoyed. I would absolutely stay again

Farm House with down home hospitality
Carolyn was so very sweet and informative. We arrived late in the evening as we communicated. Carolyn was there to greet us and give us a walk through the house and and a lay of the land/area. She told us she would be readily available if needed. We did not need anything because she covered everything when we arrived. The house is full of old world character. It is a well maintained old farmhouse. You can just see the love. The house was spotless. We were barely there as we were in the area for a competition. We never got to see the property in the light because we left before the sun came up and arrived well after the sun set. We slept comfortably. I did miss my own pillow but the bed was more than comfortable. Shower gets nice and hot and has great pressure. The house is large and could easily accommodate two couples with plenty of privacy. We hope to be lucky enough to stay here again next time we visit Ellicotville. It is about 15 minutes out side of downtown.
I couldn't believe the experience we had! We had this huge farm house to ourselves, the owners make you feel alone, the coziness was out of this world, the wifi was very spotty and it honestly didn't even matter, I put my stupid phone down and we did puzzles, drew pictures,played battle ships. The spa is totally worth it all! We spend 2 nights and we all just enjoyed 100% of it. My kids 2 and 5 had so much fun but I'm very serious when I say this! The place is packed with antiques so it can be a little stressful. You got to take a walk through the horse trails, that was the magical part of this stay. We try to get away at least 3 times a year close to home. No strings where pulled...highly recommend! Probably one of our favorite places, my son started crying when we had to leave, I can't lie,I got emotional when I did my final walk through, I can't wait to go back. They have an actually surround sound theater effect and loads of dvds....seriously felt like I was at the movies, because they knew we had kids the first full day the owner came over with 4 extra kid movies' we watch 3 out of 4, it was amazing.thank you so much for this experience, worth every penny, I'd take this over and beach in Florida and trust me, that's no joke. Thanks again. I really had a good time getting in touch with nature and my lord Jesus.
Everything about it was as described. Beautiful location, great house, beautiful fireplace and soaking tub. The trails were wonderful and it was a lot of fun seeing horses running and grazing while we had breakfast every morning.
Lovely property and Larry was very accommodating. The 12 minute drive into Ellicotville was fine during the day but you had to be very cautious at night because there are many dears.

Heavenly horse farm
Five Points was a lovely spot for a getaway with my best friend. We enjoyed the seclusion, the farm and animals (horses, ducks and dogs), the wifi (hard to find in Cattaraugus County!), the beds were very comfy and we were very near Ellicottville and the Amish Trail, for shopping and dining.

Beautiful winter scenery. Quiet and peaceful. Close to Ellicottville. Owner's are wonderful and helpful! We were able to bring our dogs. They loved it! It's a great place to relax - quiet, peaceful.
My husband and I, along with our fur baby (dog) spent 2 nights at this beautiful home in the countryside. The house had everything we needed for a weekend getaway. We really enjoyed the wood burning fireplace in the evenings, along with the entertainment system. During the day we enjoyed long walks on the extensive trail system in the woods. They are across the road from the house and part of the property. The house is approximately 15 minutes to Ellicottville, which is where we went for lunch and dinner. Also close proximity to beautiful Red House ASP. Unfortunately, the spa room was closed due to repairs, so we weren’t able to use the soaking tub which we were looking forward to. We hope to stay here again in the future.

Built in 1858 this was the largest dairy farm in the 1890's. It is off the beaten path , positioned on a hill 1800 ft. above sea level. Offers spectacular views in any direction.. A mountain spring located 50' above the farm provides refreshing water, free of odors and feeds the centrally located garden pond. Surrounded by woods and pastures, a true country paradise.
