Secluded country villa - large pool/table tennis/pool table/foosball/bocce court

PRICE

The cost is based on a minimum price for 8 people. If the number in the group exceeds 8, each extra guest is charged at a weekly rate.

You can check availability and calculate the cost of your stay directly via Vrbo (property number 10744) by adding your dates of travel and number of guests. There is no charge for children under the age of 2 on the date of check-in, please advise us if you require a cot.

To secure a booking, select the BOOK NOW option to make a secure online payment for the deposit.

CHANGES TO GUEST NUMBERS

If there are any changes to the numbers of guests in your group after the initial booking, please inform us via Vrbo at least 4 weeks before check-in so that the balance can be altered accordingly.

BOOKING NOTES

The minimum stay is 7 nights.
Check in and check out day is Saturday.
The price includes gas, electricity, provision of linen and final cleaning of house.
A deposit of 50% of the total rent is required to secure a booking and the remaining balance is required four weeks before arrival.

THE YELLOW HOUSE

The Yellow House is a haven of peace and tranquillity in the heart of rural Italy, it is secluded, hidden in a valley and surrounded by mature trees and beautiful views. The villa itself is elegant and comfortable and perfect for self-catering holidays for family groups. Happy days can be spent enjoying the large private pool, playing badminton or bocce on our outdoor court, exploring the 10 acres of land and fishing in the stream. On rainy days you can play table tennis, table football and pool, or cards on our card table. There are lots of board games, a small library and for the little ones, a dolls house.

THE POOL

The large private swimming pool (5m x 15m) is situated on the side of a hill and below is the winding valley. The pool is secluded and peaceful. The pool is surrounded on one side by a mature rosemary hedge providing a beautiful perfume in the evenings and fresh herbs for cooking. The marble patio is spacious with plenty of room for 8 sun loungers. Most of the area around the pool is unshaded and there are no parasols but for those who prefer not to sunbath, there is shade in the afternoons by the pool under an oak tree where there is a stone table that seats 6.

SURROUNDING LANDSCAPE

In the garden there are 3 large garden tables and outside seating for 20 people. There is a lantern in the oak tree which provides the perfect light for intimate suppers or large parties in the evening. There is a large pizza oven which is great fun to use for cooking pizzas, joints of meat etc. The garden is informal. and the area around the house has space to park several cars. There is plenty of land to explore and a stream at the end of the bottom field from where it is possible to fish for trout. We have one neighbour but neither house is overlooked.

THE TOWN OF CIVITELLA D’AGLIANO

Half a mile from the house is our local supermarket. One mile from the house is the medieval town of Civitella d'Agliano whose ancient cobbled streets wind around well preserved dwellings perched on a hill with beautiful views of the valley. Close to the town square is a church, several shops, three bars, a restaurant and a pizzeria, there is also wide variety of very good restaurants within driving distance of which cater for all needs including families.

LAKE BOLSENA - For those who want to explore the area there is much to see including Lake Bolsena where you can swim, water ski, jet ski, explore the lake on peddelos, canoes or by boat - 30 minute drive

CATACOMBS - Beneath the church of Santa Cristina in the town of Bolsena is an impressive complex of paleochristian burials or catacombs, 9 deep and over 100m long with several lateral corridors. To access the catacombs visit the ticket office inside the church to the left, entry costs a small fee - 30 minute drive

CIVITA DI BAGNOREGIO - the fascinating 'dying city' of Civita di Bagnoregio, a tiny town perched on the top of what remains of an earthquake 300 years ago and offers spectacular panoramic views - 20 minute drive

THE GEOLOGICAL AND LANDSLIDE MUSEUM - Civita di Bagnoregio

THE FAIRY TALE VILLAGE - Sant'Angelo di Roccavecce whose houses have been painted with giant fairy tale murals - 15 minute drive

WINE MUSEUM - in Castiglione in Teverina The MUVIS Museo del Vino is the largest museum of its kind in Europe with 2000 m² of exhibition space in the heart of the village of Castiglione in Teverina. A vast and articulated production complex of the Counts Vaselli or in the large cellar distributed over 5 floors (1st floor, ground floor and 4 underground floors), no longer in use for almost 20 years - 15 minute drive

OLIVE OIL MUSEUM AND TASTING - in Montecchio. The Bartolomei family began olive oil production over 100 years ago in Montecchio, Umbria. Although they use modern production methods now, the history of traditional oil production is kept alive in their impressive olive oil museum - 25 minute drive

THE SACRED WOOD - in Bomarzo. Sacro Bosco is an extraordinary mystical garden (also known as Parco dei Mostri – The Monsters’ park). It was commissioned by Pier Francesco Orsini, Duke of Bomarzo and patron of the arts in the 16th Century after the death of his wife Giulia Farnese. After years of neglect and a visit by the Spanish painter Salvador Dalí in the 1950s, the garden was beautifully restored by the Bettini family. Sacro Bosco is filled with giant statues of animal, gods and mythical creatures. There is an entrance fee and on site a little café and a restaurant - 30 minute drive

GO-KARTING - at the Circuito Internazionale Viterbo. You don’t have to drive fast if you don’t want to, there are lots of cars, each turn lasts for about 12 minutes. Children aged 12 or over can drive a single car and younger children must be a driven as a passenger by an adult in the double car. Clear instructions and a safety briefing are given before the session - 30 minute drive

ORVIETO - The hill top city of Orvieto will keep shoppers, historians and gastronomes happy all day long - 40 minute drive

We enjoyed two wonderful weeks in the incredible Yellow House. The quiet location surrounded by nature and the large, very clean pool contributed greatly to our relaxation. The house is very large (5 full bedrooms) and very clean. Everything is high quality and lovingly furnished. We (5 people) really didn't miss anything. Billiards and table tennis were very entertaining in the evenings. The fireplace, pizza oven, and grill work perfectly and were very cozy. The village is close enough to quickly buy something, eat well, or just enjoy a drink on the piazza, but far enough away to feel truly undisturbed. Cristina is an always available and very friendly hostess and is always helpful with questions or requests. Thank you very much, Cristina!As soon as we have the opportunity, we would love to spend our vacation at the Yellow House again and enjoy the atmosphere and the wonderful peace and quiet.We can recommend the house with complete conviction!Olaf (Germany)

We just left the house after our second month there this year. We so enjoy the house and its amenities as well as the precious community setting. The house is fully equipped and the manager is very accommodating. We were easily able to entertain our friends and family.

The house is lovely and big. The pool size is an amazing size and the views are fabulous. If you want to go out and about a car is needed. There are so many lovely places to visit around Civitella D’Agliano. The communication we had before and when we were at the villa was very much appreciated. Lovely place to stay

Perfect country retreat.

This was our third time at the yellow house. The recent improvements have made it so much better. Attention to detail makes it ideal for all ages, and great use was made of the pool and table tennis. The location is very close to little bars and the shops cater for everyday needs. We have yet to hear any voices other than Italian , perfect! The large pool is well used and there is space for large families. We usually visit Lake Bolsena on market day, combining some shopping with a change of scene by the beach. We highly recommend it, but you do have to book early!.,

Perfect place to relax

What can I say. Heaven. It's our second stay (our first 2 years ago) and I will no doubt be back in the next few years (for the sake of variety!) Pool is perfect and where my wife and our 2 young children spent most of our days. The weather was glorious (minus 2 hours of rain this week) Cristina was on hand to assist with any enquiries and was happy to communicate via email. The house itself is an improvement on when we last stayed. The new extension/living room was much more spacious and the addition of the pool table was excellent. For me the only way it could be improved is with a TV in the living room for streaming purposes. Though that may distract you from the beautiful surroundings. Wonderful

Absolutely Fantastic - Very Relaxing

I was absolutely thrilled with the "Yellow House". It was more than I expected. Well located in the countryside, but close enough to walk to Civitella d'Agliano (about 20 mins.) The facilities in the house were 1st class and we (4 friends and myself) had everything we needed. Kalle the manager was extremely helpful and kind. We had a cooking class the last night at the house and it was fantastic. If you get the chance we would definitely recommend this. Assunta was a wonderful cook and the dishes supurb. We had wine tasting and dinner at La Tana dell'Istrice Hotel in Civitella d'Agliano in the old central square where we tasted wine and dined on the local dishes. Wonderful! Review: This is the perfect home away from home in the Italian countryside. This was our second stay, so expectations were high and we were not disappointed. There were 9 in our group of varying ages. The large pool was enjoyed by us all and with temperatures around 40 degrees was perfect for cooling off. Eating under the old oak tree overlooking the valley below is a treat, especially when the meal has been used cooking the outdoor pizza oven. We even saw 3 young wild boar one evening at dusk. The local village is equiped with all the little shops you need, and a pre dinner drinks in the little bar on the square is a must to meet the locals. There is free wi-fi in one of the bars just off the square if you purchase something. Access is easy to many towns in the are and even Rome is possible for a day trip if you take the train from Orte. If you enjoy rustic Italy this could be the place for you.

Fantastic villa in lovely part of Italy

Two families, each consisting of two adults and two boys aged from 8 to 13 years. We had a fantastic holiday here. We had expected the house to be nice as the photos looked great. It was actually better than we expected. The pool is perfect. The bedrooms are lovely. The bathrooms are brand new with great big wet room showers and constantly available hot water. The kitchen is the best we have ever had in a holiday property and is very well equipped. Eating outside under the dappled shade of the oak tree with a lovely view of fields stretching away down to a river is perfect. There are no TVs, internet connections or music gadgets and consequently our children had a wonderful time playing in the pool and with the table football and table tennis. The owner was a delight to deal with. She clearly loves the house and wants anyone using it to love it too. It was spotlessly clean. Everything in it is of good quality and well looked after. The English-speaking caretaker who lives in a town nearby was very helpful and easy to deal with. The house is in a lovely part of Italy with plenty to see. It is very secluded, but only 4 minutes drive (or 10-15 minutes walk) from a small village, Civitella d'Agliano with two small supermarkets, a bread shop and a few restaurants. We visited Orvieto and Civitella di Bagnoregio (both stunning). We liked this house so much that while we were there we booked again for the following year. I would thoroughly recommend this house to anyone. My only hope is that no one reads this review so that it is always available for us !!

This was our second visit to the Yellow House. It is a lovely house with a fabulous pool and set in stunning Italian countryside. One is surrounded by nature here so it is very peaceful. We saw wild boars in the early mornings and at dusk - playing in the fields below the house.

A wonderful return to a home from home

This is the 4th time that we have stayed here, and we enjoyed it as much as the first. And each time we come back there is a little more to admire, as the Yellow House never rests on its laurels and is always improving. We love the pool and pool table, the pizza oven, the ambience in the local village, the proximity to Orvieto and Rome (from a number of local train stations) and it being a lovely place to relax with everything you need. Cristina is always on hand if we need anything, but never obtrusive, and we are already looking forward to trip number 5.

Very occasionally the Fairy Godmother taps you on the shoulder

Very, very occasionally the Fairy Godmother taps you on the shoulder and says OK now it's your turn to stay at a really magical place. The Yellow House, for us, was that magical place. We have just returned after a 3 week stay in July / August. Every glowing review you read about this Villa (including mine), still doesn't communicate what a great place this is. The location of the Villa is near the top of (and looks over) a beautiful valley. The villa is surrounded by mature trees, the oldest one is at the front of the house and is a magnificent Oak tree, under which is set a very large stone table for Family meals. The large pool is the best I have experienced on any holiday, the games room is amazing. I was concerned about the lack of air con, Emma assured me that it would not be a problem - she was right. All you have to do is close the windows and shutters during the day and open them at night. The fitted mosquito screens were perfect. We lay in bed looking through the moonlit leaves of the Oak tree.The weather was fantastic with temperatures up to 39c but there was always the pool to jump into and the Villa was always cool to walk into. There are no half measures with the Yellow House ALL of the facilities were exactly as described (expect a full size wood fired Pizza Oven). The information folder that Emma has compiled for Guests re facilities, things to see, places to go, places to eat etc is the best I have ever seen.We will 100% be returning to the Yellow House.

A truly wonderful trip in an idyllic setting!

We stayed at the Yellow House for two weeks in July. The setting was breathtaking and the pool and surrounding area was perfect for our party of 5. Another lovely holiday at the Yellow House

Our 3rd visit and as usual suits our needs perfectly. Lovely large pool with good terrace and sun loungers. Plently of games to keep the more energetic busy, and fun bbq, pizza oven for chefs to experiment with. We had every meal outside and the extra fans were appreciated by some. Still no toaster but you can slowly grill bread in oven for those who need it. The track was a bit more rivited after a storm but we are used to it now. Highlights were Mille Miglia passing throgh Orvieto and flower festival in Bolsena. May make it back next year, dependent on arrival of grandchildren. Thanks as usual Emma

We've just returned from a month at the Yellow House. The exterior had just been painted as had the small living room. All of the mosquito screens were new and fresh. The house was comfortable, enjoyable, and perfect for us. We can't wait to return.

We bought The Yellow House in 2002 and have always loved Italy, buildings and restoration. Some Italian friends have a property near Bolsena and after visiting the area we were struck by how unspoilt and beautiful it was.

Why they chose this property

Initially we looked at properties near Bolsena but could not find anything with enough seclusion or land. We broadened our search and came across several possibilities, The Yellow House was our favourite.

At the time the house was a ruin and we spent 2 years on the restoration. The project was great fun and we had lots of support from our project manager and now great friend, Kalle.

Parts of The Yellow House were renovated again in 2010. The main change was the kitchen which has been extended to form a much larger kitchen dining area with modern professional kitchen (30ftx 12ft).

A bocce court and garden were created in 2017

In 2018 an underground games room and larger sitting room were added, also the existing pizza oven was replaced with a larger, better insulated oven.

What makes this property unique

Secluded spot, beautiful views of valley, local area unspoilt by tourism. Very close to local shops, restaurants and medieval village. Large private swimming pool. Outside pizza oven. Perfect base to explore Lazio, Umbria and Tuscany. Wine tasting and catered events including cooking demonstrations. Private fly fishing instruction for all levels of experience.
