Detached villa with private pool and fenced garden 30km from Orvieto/Spoleto

Beautiful restored farmhouse, part of an ancient and substantial landed property, abt. 20 km south of the lovely Umbrian town of Todi. The speedway E45 Terni-Perugia is 12 Km far away. The villa is ideal for families with young children, it has a completeley fenced garden (for private use of the tenant) and it is possible to close the access to the swimming pool. The pool lies between the garden of the villa you rent and the owner's villa. The owner doesn't use the pool when the holiday villa is rented for the privacy of the guests (i.e the tenant has a pool for their private/excluisive use at disposition). From the pool you have a panoramic view over the countryside and hills, the pool area is equipped with beach chairs/umbrellas and there is also a gazebo with chairs and table. The swimming pool is 14x6 meter with a depth from 1,2 to 2 meter, romain stairs to enter the pool. It is equipped with night cover, useful to avoid loss of water temperature (usefull to have a warmer pool in May-June-September). The holiday villa is at 30 meters from the pool area. The holiday villa has an own garden of around 2000 sqm. In the garden there are swing & slide, annex with ping pong and table football. Next to the villa there is gazebo with table and chairs to eat outdoor and a porch with barbecue and pizza oven. The villa has on the ground floor a large kitchen/dining room. The kitchen has been renewed in 2018. There is also a fireplace to cook. The enlargable table is suitable for 10 persons. The living area is equipped with 3 sofa’s (for a total of 8-9 seats + chairs), flat-Tv, fireplace. There is a toilet between the living and dining rooms. There is one bedroom on the ground floor, it has direct access to the garden, double bed and en-suite bathroom with shower. On the first floor there are 4 bedrooms (1 with double bed+extra bed, 1 with double bed and two with 2 single beds each). The bedrooms with double bed+extra bed has an en-suite bathroom with shower. There are 2 more bathrooms on the first floor (one with shower, one with tub), those are for common use of the other 3 bedrooms. The property is at walking distance (400 meters) from bar/pizzeria and grocery store. It's possible to purchase directly from the owner olive oil and wine.
