This truly unique property is set into the old Walled Garden at Arniston. The house is secluded and sits by a gentle running stream which flows to the Sunken Garden. with 3 bedrooms and 2 bathrooms it is a ideal retreat for families with pets. Due to our rural location we advise guests have their own vehicle.
Ground Floor: Entrance Hall, sitting room with open fire. Dining room with wood burning stove. Well equipped kitchen with kitchen table and large glass doors which open out on to the Walled Garden. Downstairs WC and wash hand basin. Utility room.
First Floor: 1 double bedroom with en suite shower, WC and wash hand basin. 1 twin room. 1 bunk room. Bathroom with shower over bath, WC and wash hand basin.

Gardner’s house is one of those places where you walk through the front door and feel held by the warmth and beauty of the place. After being there for five minutes, I truly felt that I didn’t ever want to leave. It truly is a peaceful refuge for rest and relaxation.

The host is most responsive, the house spacious and the grounds gorgeous.
We very much enjoyed being at the Gardener’s House on the Arniston Estate for our visit to the Borders.
The house was spacious for two people, the facilities replete and the host helpful and responsive.
The grounds are a rare find and we enjoyed many a walk.

Perfect stay
This holiday home exceeded our expectations in every way. The property is incredibly spacious, offering plenty of room to relax and feel at home from the moment you arrive. Its location is simply perfect—peaceful and well-situated, making it easy to enjoy both nature and nearby attractions.
One of the highlights is the beautiful, expansive park on this property. It creates a calm, private atmosphere and adds a special charm to the entire experience. The house itself was spotless, clearly very well maintained, and equipped with everything we could possibly need for a comfortable stay.
The hosts were exceptionally friendly and attentive, ensuring that everything ran smoothly and making us feel truly welcome throughout our visit.

Gardeners House Arniston
We always stay at this cottage when we visit Scotland and it is absolutely brilliant. Warm and cosy and Henrietta is a wonderful host. Cant recommend highly enough

An fabulous place to stay
We have stayed at Gardeners House and the cottage's on numerous occasions and just love to return to Arniston estate, Henrietta is always available if you need anything. The setting is just perfect for getting away from everything places nearby to explore or just beautiful walks around the grounds. The Gardeners house is well equipped, the utility is great for sorting the dogs out after a walk and there are all the amenities you need, the house is warm and cosy, beds are comfortable - can’t wait to return again
We had a great stay, the kids loved the back yard and the highland cows in the back pasture. The property was beautiful and it was close to Edinburgh. We would stay again.

Our Scottish getaway
This was our second visit to Gardeners House. The location is ideal as our extended family live locally and are able to visit. The house is large enough to entertain with many family meals prepared and shared at the large dining table.
We enjoyed the country walks and bird life.
The house is very cosy and warm and feels like home away from home. I would highly recommend a visit.

Great Stay!
I really enjoyed my stay at the Gardener's Cottage. It was clean, comfortable, and quiet. There is a lot to see and do in close proximity to the property, and about a 30 minute drive to Edinburgh.

Wonderful weekend stay
This was a first anniversary gift to my daughter and her husband and they had a magical time. They enjoyed peaceful walks through the estate and loved having a real fire to cosy up to.
It was Doors Open day on their arrival day and they enjoyed an interesting tour of Arniston House. Many thanks to Henrietta, her mother and the staff that make Arniston such a wonderful Place to stay.

Amazing stay
We had the most amazing stay at Gardener's House, we loved the walks around the estate. Great location to catch up with family and friends in the area. House was well equipped and we had everything we needed. Will definitely stay there again.
A true delight,Gardeners House was an amazing place to stay.Our dogs where in heaven here.Beautiful surroundings with plenty of places to visit nearby.
We are already planning our next stay at this beautiful estate "Gardners Cottage" the cottage was very specious and well appointed. The grounds were beautiful and we enjoyed our morning walks.
An excellent and comfortable property, great to come back to after exploring the delights of Edinburgh. Well located, just 20 minutes from the Park and Ride. A quiet location on a vast estate.

Lovely place to stay
Stayed here for work near Edinburgh Centre. Would rather stay outside of the City, this is a great place to stay.
Everything you could wish for.
Very peaceful and beautiful location.
We have stayed in the cottages on the estate and they are really cosy just what you would like a cottage to be. Gardener's House is set away from these and is a bit grander, but just as cosy.
Pet friendly. Plenty of utensils in the kitchen to use. Some areas of dust dotted aroubd, namely lamp shades but otherwise clean and tify. Lovely fires in lunge and dining room. Easy to contact owner when needed and accomodated lighter duvet in main bedroom as too warm.

My family, The Dundas family, have owned and lived at Arniston for 450 years. We very much enjoy welcoming visitors to the estate to experience the timeless beauty of our home. The current mansion house was built by William Adam in 1726 and many of our cottage visitors enjoy the guided tours which run from May to mid-September. We are so fortunate to live in the country yet we have Edinburgh with all its attractions just a short train ride away.
Why they chose this property
The properties were built in the 18th century to house the foresters who worked on the estate in days gone by.
What makes this property unique
The stunning setting for our properties is always remarked on. Arniston is a designated designed landscape with many ancient broadleaf trees and wonderful woodlands to explore with pets. We have the best of both worlds as the buzz of our capital city, Edinburgh with all its attractions is a 25 minute train ride away.
