2 Mins Walk from Edinburgh's Best Beach!

This is a wonderful, spacious, traditional seaside townhouse, built at a time when wealthy Edinburgh families also bought a house by the sea in order to cool off on those hot summer days.

Laid out over 3 floors, the wide staircases are a feature, particularly the winding staircase between the first and second floors (note; they're a bit too wide for standard stair gates, so may not be ideal for young children). The Living Room is positioned on the first floor, as was the norm for the time, with 3 large windows that let the light stream in. From the top floor there are views over the roof tops to Arthur's Seat from the front and across the Firth of Forth to Fife at the rear.

The house offers 4 bedrooms, Living Room, Dining Room, Kitchen, Family Bathroom with Jacuzzi bath, a WC on each floor, full gas central heating, high pressure hot water system, Primary Bedroom with ensuite, WiFi, Smart TV, travel cot, high chair, iron and ironing board, hair dryers, linen and towels. Hopefully everything you need!

Great cosy house in a fantastic location
perfect base for visiting relatives in Scotland, excellent local eateries, great public transport and easy access on the roads to the borders and Aberdeenshire. Enjoyed beautiful Edinburgh again and were able to cook in the superbly equipped kitchen

We had to contact the owner about starting the stove, where to exchange currency, on temperature control in home. A binder with home and local information was needed

Fabulous house near the beach
The house was absolutely perfect for our group, very clean, beautifully decorated and a really comfortable home from home. Close to some nice pubs, restaurants and lovely beach cafes. The bus stop into the city was close by but it’s also a lovely walk in via Holyrood park. The only downside is we didn’t stay long enough!

Lovely Lothian Lodging
We've just returned from fantastic break in Portobello. I've holidayed in Edinburgh a number of times but this was the first time in Portobello and we would definitely return (and return to this great pad too!) The area was trendy, cool with lots of great places to eat and drink, topped off with an amazing, beautiful beach. The beach, whilst dog-friendly , was perfectly clean and well maintained. Patricks pad also provided a great place to venture a little further out and explore the wider edinburgh area, whilst also providing easy access to the city centre which we regularly visited. The house itself is great, with beautiful fittings, comfy beds and a brilliant stocked kitchen with every gadget you can think of. Finally, the owner himself was great to deal with, always prompt with replies for information and accommodating when it came to ad hoc requests. Thoroughly enjoyable stay! Would definitely return.

Great House
Very tidy, clean and well equipped!!! Stayed in April 2024. Peaceful street with everything you could need in a short walking distance, including a great beach. Wish we could of enjoyed the house more than the two days we booked.

I moved to Portobello from Edinburgh City Centre when I fell in love with what was then a very dilapidated house with a lot of potential. Having spent all my spare time (and money) on the house for 5 years, I got a job in Italy and had to leave it behind in 2010. Not being able to part with it, I decided on holiday rentals which have proven to be very popular.

Why they chose this property

It's a real home. Many guests have commented on that. This could be because of all the dedication and love that went into its restoration!

It's bursting with character and many original features have been retained or reinstated, along side modern twists with lighting and art.

What makes this property unique

It's difficult to say what in particular I fell in love with when I first saw the house. It may have been the stairs and the light. There was a lovely feel to the place. The first floor living room with 3 big windows and original fireplace is a favourite, as is the wee room at the top with a view across the water to Fife.. Or the big bedroom at the top with a view to Arthur's Seat.

And I should mention the great community spirit in Porty. So many people will say hello, whether you know them or not and the High Street is full of great shops, bars and cafes.
