Riding Stable - sleeps 6 guests in 3 bedrooms

The Riding Stable has a sitting/dining area with bifold doors which open right out into the private walled garden. There is a fully equipped kitchen with washer/dryer facilities. The property benefits from central heating fuelled by our biomass boiler. There is one double bedroom on the ground floor with french doors which open out into the central communal garden courtyard (the old farmyard). Also on the ground floor adjacent to the bedroom is a walk in shower/bathroom. Upstairs there are 2 bedrooms (1 super king and 1 twin room) with a shared bathroom in between. There are stair gates at the top and bottom of the stair case and we can provide a cot and high chair if required.

The Riding Stable sits in a quiet rural location on the edge of a small north Norfolk village, just 2.5 miles inland from the beautiful coast. The property is equidistant between the charming Georgian market town of Holt and the bustling seaside resort of Sheringham.

I didn’t meet the host so couldn’t comment about them but bu the accommodation was very clean and exactly as advertised. Lovely welcome pack including local produce.

Great location, well appointed cottage, beautiful surroundings.

The Rising Stables was absolutely perfect for a stay with our 2 children plus elderly parents. Great location for days out both at the seaside and the Norfolk Broads and the local wildlife walk was incredible with a huge variety of wildflowers and wildlife. I hope we will be able to go back one day. We all loved it!

The Riding Stable was an excellent and comfortable holiday accommodation - well supplied with everything you needed The location was very good, being fairly close to the beach and several coastal towns It was our second year of staying there and we would highly recommend it

A nice house in a quiet area

After a nice stay in Bolt Hole we left for the Riding Stable. A nice house in a beautiful place with lots of space for the 2 of us. We often had breakfast in the morning sun and cycled a lot in the beautiful surroundings. And not to forget, thanks for the delicious and nice welcome package!

We found the Rookery an excellent place to stay It was so comfortable with all the facilities that we needed. And warm for the colder days. And so quiet The location was so good for all the local places - beaches, towns and National Trust It was just right for our dog especially with the garden. And the parking was so easy The welcome pack was such a lovely thiught and much appreciated

Riding stables cottage

Comfortable, well equipped cottage in a nice peaceful location. Nice countryside walks around the owners farm. Helpful cleaning and gardening staff. Good quality meals available at the pub within walking distance.

A lovely relaxing spot

Chosen as we had a disabled member of the family with us, we found the rooms spacious and the downstairs bedroom and wet room were great, the only slight niggle would be hand rails in wet room would be great. Close to plenty of places of interest and a lovely place to come back to each evening.

We keep coming back again and again

I think this must have been our 18th holiday at Rookery Farm? Its perfectly located for the best the area has to offer, less than 10 mins from Holt with its lovely shops, around 10 mins to Cromer for the food shop and around the same to West Runton which has the best beach for sand castles to the right and rock pooling to the left. The property is spacious, well equipped and best of all quiet. The garden is dog escape proof and there are many many places to walk your dogs in the area (Felbrig being our favourite). We had an issue with a gate not closing and within an hour a very nice chap came and fixed it. Can't fault rookery farm for a family holiday.

Long weekend break

Even though the weather was awful we really enjoyed our stay at the Riding Stable. It is perfect if you are traveling with a dog as all hard flooring downstairs. Beds are really comfortable, Kitchen is well equipped and shower works well - though the curtain could be a bit longer! Would recommend this property and we would really love to come back.

Great cottage in superb location

Loved this dog friendly cottage with the downstairs bedroom and wet room which worked well for our disabled family member. Great to have a secure garden and both garden and courtyard were immaculately kept. One negative was the musty smell coming from the understairs cupboard and the dirty washing machine drawer.....one for the cleaners rather than the owner.

A brief but enjoyable stay

Very enjoyable stay at this lovely property. Very comfortable and clean and well presented with a lovely gift on arrival. Surprised that we were expected to empty bins and strip beds - haven’t come across that before. Also the shower curtain in the downstairs bathroom needs to drop to the floor as when someone showers the whole floor gets wet (which is ok for a wet room, but not when it’s the main bathroom). But they didn’t detract from a good experience.

Lovely property

Lovely property in a great location for walking the North Norfolk coastal path and visiting towns and villages in the area. Very spacious with small enclosed garden which was very suitable for our three dogs opening off the open plan living area.Very comfortable beds. Plenty of parking space outside and within half a mile walking distance in either direction of two local pubs. Loads of good eateries in the area with a special shout out to the Wheatsheaf in West Beckham and further afield the Ship in Weybourne and the Dun Cow in Salthouse ( although parking limited at the last two in busy times) . We had a lovely stay in this property with a week of glorious weather too .

A week at Rookery Farm

We had a good week at the Riding Stable, whilst the cottage was reasonably clean the place is looking somewhat tired and is in need of some updating and refurbishment. We were awakened by the alarm sounding on several nights and eventually the internet died. Having said this we did have a fantastic time and would recommend it.

Needs some updating.

We had no heating until day before departure owner supplied us with portable heater.door mat by back door would help floor.

Great location and facilities but dirty.

Great facilities and location with everything we needed but sadly it wasn’t clean. Dust/grime behind beds, under curtains and sofa. With a crawling baby in our party we didn’t feel we could put him on the floor. What a shame.

Rather pokey

We found it rather pokey and only 5 comfortable seats. Had to ask for equipment, ie teapot. Wet room shower meant you had to walk through water to reach toilet or hand basin as the room was so small, or put towels on floor. The garden was scruffy and uninviting. Beds were comfortable.

I am surprised as the total floor space of the cottage is 101 sq mtr which isn't necessarily small. I notice you had to ask for a teapot, I assume our on hand property manager sorted that for you straight away. The wet room is a wet room and will become wet during use and for a little while after. I am sorry if this caused you inconvenience. I am also disappointed to hear that the garden was scruffy and uninviting. I will certainly pass this onto the property manager to investigate. Beautiful surrounds, stunning interior, private garden for child/pet- perfect stay for wedding

We booked the Riding Stable for immediate family to come and join us for my daughter’s wedding. The site is beautiful and quiet - and they could bring the family dog (and niece!) The private garden was spacious, well kept and child and pet secure, and there was also a big communal garden we could all spread out into! Inside the Riding Stable was gorgeous - I heard a lot of “wows” as relatives came in - and the ground floor was beautifully designed to be comfortable for all those staying with lots of sofas, a big family table, bi-folding doors to the private garden and a well equipped kitchen with plenty of pans, serving bowls and extra plates etc. The stable was spotless and supplied a cot, high chair and even a little step for the toilet (genius!). All of the staff were friendly and helpful. - although as everything was there that we could possibly have needed the only question we had was where was a great pub for supper preferably on the salt marshes! I’m so glad I booked the Riding Stable as well as the Work Shop as my husband and i could stay with our grown up children and bride and groom whilst my mother, sister's children and son in law with baby had their own space - but both places large enough to drop into for coffee/supper. It made a special weekend absolutely perfect. Thank you! Deborah

Excellent accomodation in a pleasant and well kept setting.

I booked all the barns at Rookery Farm. The attraction being that they were grouped together around a courtyard and provided very comfortable accomodation for a large family group plus two dogs. Each barn had its' own garden so that each group could have some private space when required. My sister-in-law, her partner, one of my sons and his fiancee stayed in The Riding Stable. My son particularly enjoyed the downstairs bedroom with the patio doors opening out onto the courtyard.The barns were well equiped and met all our requirements. The furniture was in good condition and as one would expect from continual use by families and dogs. We were able to use the Long Barn for evening meals altogether. There was plenty of room for cars to park and easy access to the Riding Stable with luggage etc. The site manager was very helpful and visited the site each day. The bed linen and towels were excellent. We had a really good stay and lots of celebrations as it was my husband's 70th birthday.

A shame

It was a shame we had a rather late arrival time and then a very early departure time. Sad to say one of the radiators didn't work and with extreme weather conditions it would have improved the stay.

All our cottages have a designated local property manager whose contact details are made available to you. The check in and check out times are in place because of the high demand for cleaners however we do always try to be flexible upon request wherever possible.
