A modern single story property with 1 x double and 1 x twin bedroom each with own ensuite. Large lounge/kitchen diner/family room. Private sun trap rear patio and front courtyard (adjacent to owners property). 2 well behaved dogs welcome. Access to most of 9 acres of owners garden/land which is perfect to exercise yourself or your dogs. Near Instow. Bude and Hartland 30 mins, and easy access for shopping in Bideford or Barnstaple.

Great for Instow beach, Westward Ho! Etc

Lovely walks or biking along Tarka trail about 10mins away.

We have a small model village too !

Please be aware a few steep steps beyond the back patio but not if you don't venture further.

To protect your data, security and privacy we wish to inform you we have CCTV operating on the property which will capture your arrivals and departures in your vehicle. Please note there are none in the courtyard of the front of cottage, in the cottage itself, or at the back of the cottage. The cameras only cover the main drive and rear of our house. If you do not wish us to have the CCTV in operation during your stay please advise and we will delete any records of your stay

As owners we have both had both all our Covid and flu Jabs so are bang upto date.

Please note we have our own well behaved (mostly!) dog on site

Exceptional cottage in beautiful grounds

Just returned from a week at this property. We were welcomed by Graham one of the owners who ran through details of the property. The cottage was exceptionally clean with all mod cons and fully extensive kitchen utensils. The hosts even left fresh scones with jam and cream and a bottle of wine. I would definitely recommend this property.

Perfect in all respects. The very best accommodation that I’ve experienced booking with VRBO

The cottage was excellently appointed. Much thought had gone into every aspect of comfortable living. The kitchen was equipped with all that was needed, the living room area had really comfy arm chairs and a good sink-into sofa. The large TV was great with the variety of streaming options making it feel as if you were at the cinema! The bedrooms were spacious. The beds were really comfortable with high quality memory foam mattresses and the bedding and all the linen and towels were top quality. Everywhere was spotlessly clean. The showers in the bathrooms were really powerful, almost monsoon like which was a great treat. Altogether I cannot rate the cottage highly enough and I am sure future guests would agree with my feedback.

This accomodation offers the perfect base for exploring around Devon. The beds are super comfy and it is furnished to a really high standard with literally everything provided for even a prolonged stay. I wish we were there longer. There is outside seating to catch both morning and afternoon sun, no noise except the birds - idyllic. Graham & Andy are perfect hosts. They clearly care greatly about your stay and get the balance of being available or out of sight absolutely spot on. Nothing was too much trouble for them and Graham is super efficient in his communications right from your first enquire to any questions you have during the stay - thank you. Sam the dog is a delight, and although we didn’t have a dog with us, we are all dog-lovers and appreciated all the elements in the house to make any puppy very welcome and spoiled - they were really great touches. There is a ton of local info in the house as well as books, dvds, games for more rainy times. Graham or Andy are always happy to advise or recommend places which was very helpful - The Hoops Inn pub was an absolute knockout. I’m sure it is clear that we were thrilled with this place. We don’t tend to return to the same place twice, but with so much else we could’ve explored in the area, I would strongly consider it here - and I would choose to stay with Graham and Andy.

Diese Objekt ist sensationell, unheimlich sauber ,sehr gut ausgestattet alles das man braucht für einen komfortable Urlaub ist vorhanden. Walk in shower zu ein schlaf zimmer Badewanne mit Dusche zu der zweite zimmer. Alles dass war aufgerundet mit unser Hosts Graham und Andy zwei Leute die für freundliche und sachgerechte Unterstützung sind kaum zu überbieten .Mein Frau und ich geben diese Objekt 5 Sterne und ein herzliches Dankeschön an Graham und Andy.

Lovely property, nice peaceful location and wonderful hosts. Had 1 small issue mid way through our stay, but Graham was over in a flash with his DIY tools and came to the rescue. Delicious welcome treats for all (including our dog) and a folder with literally every piece of information about the cottage and local area you could ever need. We had a fantastic two week stay. The property was great, very spacious, clean and fully equipped.Graham an Andy were prefect hosts, friendly, helpful and very responsive to requests.The location was good. A really lovely property very comfortable and spacious had everything you needed for a lovely relaxing break good position to get about Graham and Andy were exceptional host loved the scone cream &strawberries and we had some lovely strawberries from there garden our 2 doggy's loved the space to run around so they enjoyed there holiday too would definitely come back and stay in this wonderful cottage we were very lucky had fab weather

Excellent base to visit North Devon

The location was great, we were able to travel easily and reach Port Issac andTintagel and Bude in Cornwall and also Lynton and Lynmouth, The property was very clean and very comfortable. The garden at the front and back were secure for our dog. We enjoyed it.

Lovely place to stay in beautiful countryside.

The cottage is situated in beautiful countryside not far from the coast. It has everything you need for a very comfortable stay and is very dog friendly with a fenced in patio area as well as a large area of land to walk a dog. Instow beach nearby is an excellent place to take the dogs for a walk and Appledore is a lovely to sit and eat fish and chips on the sea front. Graham is very welcoming and explained everything to us on arrival. The welcome cream tea, strawberries, milk and wine were very much appreciated along with the basics such as salt, pepper, sugar, cooking oil and sauces. I would definitely recommend this cottage for a relaxing, stress free holiday that is about 15 minutes drive to the coast. Thank you Graham and Andy.
