A modern single story property with 1 x double and 1 x twin bedroom each with own ensuite. Large lounge/kitchen diner/family room. Private sun trap rear patio and front courtyard (adjacent to owners property). 2 well behaved dogs welcome. Access to most of 9 acres of owners garden/land which is perfect to exercise yourself or your dogs. Bude and Hartland 30 mins, and easy access for shopping in Bideford or Barnstaple.

Great for Instow beach, Westward Ho! Etc

Lovely walks or biking along Tarka trail about 10mins away.

We have a small model village too !

Please be aware a few steep steps beyond the back patio but not if you don't venture further.

As owners we have both had both all our Covid and flu Jabs so are bang upto date.

Please note we have our own well behaved (mostly!) dog on site

Highly recommended
This accomodation offers the perfect base for exploring around Devon. The beds are super comfy and it is furnished to a really high standard with literally everything provided for even a prolonged stay. I wish we were there longer. There is outside seating to catch both morning and afternoon sun, no noise except the birds - idyllic. Graham & Andy are perfect hosts. They clearly care greatly about your stay and get the balance of being available or out of sight absolutely spot on. Nothing was too much trouble for them and Graham is super efficient in his communications right from your first enquire to any questions you have during the stay - thank you. Sam the dog is a delight, and although we didn’t have a dog with us, we are all dog-lovers and appreciated all the elements in the house to make any puppy very welcome and spoiled - they were really great touches. There is a ton of local info in the house as well as books, dvds, games for more rainy times. Graham or Andy are always happy to advise or recommend places which was very helpful - The Hoops Inn pub was an absolute knockout. I’m sure it is clear that we were thrilled with this place. We don’t tend to return to the same place twice, but with so much else we could’ve explored in the area, I would strongly consider it here - and I would choose to stay with Graham and Andy.

One man and his dog getaway.
On first entering the cottage it was very noticeable how clean and tidy it was and there were many well thought out useful additions like towels for the dogs plus throws if any get on the furniture. Considering how terrible the weather was I had a great break from home in a lovely cottage.

Great relaxing break
Fantastic communication from start of the booking process to after departure. Cottage was as expected, very clean and probably the best equipped property we have stayed in. The cream tea, wine and doggie treats for Ralph on arrival were a great touch. Grounds were great for Ralph to run around and he enjoyed his play with Sam. Needed to relax and it certainly ticked that box. Thanks both.

We bought the 9 acre Hillandale House and Cottage on the 1st March 2021 after both taking early retirement so this is our first holiday let but having been in many ourselves we want to make this as good for you as we can.
