A characterful barn conversion holiday home, situated in rural Suffolk between the villages of Badingham and Dennington nr Framlingham. Offering up to four guests, in a king and a twin, a fabulous short break or holiday, Polly’s yard has a mature cottage garden, spacious open plan living area and two bathrooms.
Dennington is only 25 minutes from Suffolk’s heritage coast giving guests the best of both coastal days out and cosy rural retreats.

Open Plan Living/Kitchen/Dining

Perfectly laid out for groups of four, Polly’s Yard offers lots of ground floor space with access to the garden at the back and courtyard to the front. High ceilings and lots of windows allow the light to flood through this fresh sophisticated space.

Happy cooks will have all they need in the fully equipped kitchen to enjoy meal preparation, with the company of the group, in this social area. There’s an under counter oven with grill, a ceramic hob and hood over, surrounded by beautiful real wood worktops.

The kitchen benefits from a full size dishwasher, washing machine and free standing fridge freezer (with 2 shelves). All the glasses and crockery guests will need is in the smart white dresser on the far wall.

There is plenty of space around the large table with 6 chairs for lazy lunches and evening suppers.

The living space features a comfortable three seater sofa and two chairs, around a central coffee table. Guests can feel cosy in the cooler months with the fabulous wood burner, whilst watching the smart TV.

Dedicated Workspace
With views of the garden to the left and the cosy wood burner to the right, this is the perfect place to get a spot of work done if you need to.

King Bedroom
A stylishly designed room with high ceilings and two windows, providing lots of light. The king sized bed sits centrally between matching side tables with lamps. There’s a large chest of drawers for guest’s clothes and a hanging rail. A door from the king bedroom leads to the ensuite wet room.

Ensuite Wet Room
A modern white suite with rain shower, basin and WC. Family

Family Bathroom
On the ground floor through a door from the entrance hall, the well-proportioned family bathroom features a bath with shower over and shower screen, WC and wash basin.

Twin Bedroom
Yellow wooden stairs with handrails and with 1 turn, rise from beside the kitchen, to the twin mezzanine bedroom.
A characterful room in the eaves of the building with exposed beams and a Velux window with blind. Twin pine beds offer two adults or older children a good nights sleep between the crisp white linen sheets. N.B There is no door to the yellow stairs or the twin bedroom.

Outside
A very pretty, mature cottage garden awaits guest’s arrival, partially laid to lawn with a patio just outside the doors. A super spot for alfresco dining while the sun goes down.
There is a charcoal BBQ available to use with utensils in the kitchen drawer.
On the other side of the property is a private courtyard with bistro style table and chairs for four.
The sun comes up on this side, perfect for a morning coffee.

Polly’s Yard is located through a gateway off the main road between Dennington and Badingham. There is allocated parking for two cars to the side of the property and a private gate into the garden.
The entrance to Polly’s yard is through a glazed door into the kitchen space. The garden is secluded and private however it is not fully fenced so children must be supervised at all times and dogs are not permitted.

The property is located on the A1120 between the villages of Dennington and Badingham. You will need a car to travel to other villages and towns.

The property is in a rural location and you will need a car for transportation into the village and other towns.
There is a wonderful village pub called the Dennington Queen which has a great children's park and playing field behind it.
There's a cafe on the village green and lots of shops and cafes in Framlingham which in only a 5 minute drive away.
The coast with sandy and shingle beaches is 30 minutes drive away.
There's lots of activities locally for adults and children.

You will need a vehicle to travel into the village and to other towns.

There is a travel cot and high chair available for guests to use (please bring your own linen for the travel cot).
The flooring downstairs is wooden with tiles in the bathrooms.
The twin bedroom has carpet and is positioned above the kitchen.
The stairs are wooden with handrails and there is no door to the twin bedroom. Wood and lighting material for your first night will be provided by the owners after which there are plenty of supply options in Framlingham, only a few miles away.
Please consider that although the property is set back from the road and separated by a tree-lined garden, there is still some traffic noise when sitting in the garden. There is patio furniture for 4 guests in the garden and also in the courtyard.
There is an EV charger which guests are welcome to use at Polly's Yard. If you wish to use the EV Charger there is a charge of £30. Please contact Donna the Host before your arrival about the EV Charger.

A perfect place for catch up with friends, the property was better than expected, warm and cosy, all facilities were clean, easy to use (slightly tricky key safe, though)) We thoroughly enjoyed our stay, would love to come back next year.

Almost 10/10!
Pros: great property in great location/ the property manager, Donna is amazingly helpful and responsive Cons: there were a few issues that had to be brought to attention that I feel a guest shouldn't have to take their vacation time dealing with, e.g., a wonky loo seat that literally slid around whilst in use - I find it hard to believe that the cleaner didn't notice this! Also, they need to stock up on more loo paper, hand soap, towels, etc., as we had to replenish/ request all of this ourselves. The only window in the master bedroom that wasn't roadside was locked, so we were woken by traffic every night. The house is reasonably well-equipped, but I did email Donna to let her know about some stuff that they could furnish the kitchen with, e.g., a citrus squeeze.
