Wonderful, characterful house in an alluring, completely private setting surrounded by forest and sunflower fields, with picturesque gardens and beautiful heated pool. Large, walled garden entirely safe for children of all ages with secure, gated pool area.
To the ground floor the accommodation comprises:
*Charming kitchen-diner with island and bar stools, window seat and solid wood dining set, a perfect place to wile away enjoyable evenings with a glass of wine and a large fireplace with wood-burning stove
*Dishwasher, microwave, tower fridge, separate freezer, kettle, toaster and Nespresso coffee machine
*Large, modern-styled but cosy lounge with underfloor heating, log-burner, sprawling sofa, TV, DVD player and extensive collection of books, board games and DVDs
*Sizable family shower room with walk-in shower space
*Spacious laundry room with washing machine, dryer, clothes rack and a wide array of extra fitted kitchen units
Upstairs there are 4 bedrooms and further bathrooms:
*Bedroom 1 - Large double bedroom with ensuite overlooking the garden
*Bedroom 2 - Huge bedroom with fire and two large windows onto garden
*Bedroom 3 - Large bedroom to rear of property with double bed, 1 single bed, 1 single sofa bed and TV
*Bedroom 4 - Well-appointed children’s room with bunk beds

Outside, a picturesque terrace running the entire width of the house with quality hardwood furniture and BBQ overlooking the beautiful, walled garden measuring three-quarters of an acre. Covered garden/barn area with table-tennis table, darts and boules (petanque) pitch, basketball hoop and garden games.
Sun-trap south-facing pool area framed by forest trees beyond the stone walls, with large 9x5m heated pool (normally June - September - please contact us though if you would like to discuss use outside of these times) and sun loungers. Child-friendly steps lead to the shallow end before extending to 2m deep end - perfect for dive-sticks!
A short distance (3 minute drive) to the renowned and beautiful small town of Dampierre-sur-Boutonne with its river, remarkable chateau open for visitors, donkey sanctuary, quaint riverside bar with pretty garden and live music and handy food store. Close to Aulnay, with large Intermarché supermarket, shops, nice restaurants and Sunday market in the central square and historic St-Jean-d’Angely with beautiful cobbled streets, shops and restaurants. Half an hour to the charming and elegant medieval town of Niort, and the fabulous Le Marais Poitevin (the ‘green venice’) with its network of beautiful rivers with hire-boats and riverside towns, restaurants and cafés. Under an hour to La Rochelle, Ile-de-Re and an array of exquisite beaches including Fouras and Chatelaillon Plage. Easy access to Ile-d’Oleron, Royen, Rochfort, Saintes and Cognac, and within striking distance of the world-renowned vineyards of Bordeaux.
