Combe Down is a stunning luxury abode recently renovated to an exceptional standard, with breathtaking coastal views and located just on the outskirts of Salcombe.

Location
This luxury holiday home is located just outside of Salcombe, close to the village of Malborough and in a private and peaceful setting. The village is just a few minutes walk away with various local amenities, including a village shop, petrol station, church, children’s play area, a popular local pub and easy access to Ashby’s of Salcombe for general and food supplies.

It is just a short walk (15 – 20 mins) away from the centre of Salcombe along a designated foot path. Alternatively, it is just a short drive from Salcombe and Kingsbridge and a similar distance away from the coast, offering a nearby selection of stunning beaches, such as Hope Cove and South Milton. There is also a regular local bus service to and from Salcombe with a pick up and drop off point in close proximity to the property.

This holiday home has recently been fully renovated by its current owners to offer the high levels of modern luxury, enhancing the original charm of the property.

It offers four double bedrooms and one single bedroom, together with 3 bathrooms and one shower room. There is also a high specification open plan kitchen / dining and living space, and a further living room and snug. The added bonus of this holiday home is the optional extra of a log fired hot tub for guests to enjoy (please note this is available by prior arrangement).

This is the perfect retreat for those looking for a wonderful Devon escape in both outstanding accommodation and an idyllic setting for up to nine guests.

Details of accommodation:
The property is accessed via large electronic gates onto its own private driveway, with parking for up to 3 cars outside the oak frame car port. There is space on the driveway to store a small boat trailer if required during your stay. The car port provides parking for two cars, with electric charging point.

The front door opens up onto a welcoming airy entrance hall, with space to hang coats, a stylish side table and tasteful artwork.

From the hallway, you transcend through to the most delightful spacious living accommodation.

Snug
To the front of the property is a delightful snug room – perfect for cosy evenings together with your holiday group watching films and relaxing on the large comfy sofa.

This room has a large corner sofa, glass coffee table, wall mounted internet enabled TV, log burner and a reading lamp for those preferring to relax with a book or magazine.

Sitting Room
Looking out to the gardens and beyond to the coast, the sitting room offers a bright and airy space to relax and enjoy some board games with your holiday group.

This space offers a more formal sitting room compared to the snug and provides an ideal quiet space to chill out perhaps with a book or to play board games. There are two sofas, a chair and a coffee table, together with a log burning stove and some wonderful artwork.

Open Plan Kitchen, Dining and Living Room

There is the most wonderful open plan kitchen, dining and living room which goes front to back across half of the house. It offers a fabulous bright and airy space to enjoy time together with your holiday group.

There are bifold doors that go across the rear of the dining space, providing direct access to the terrace and making alfresco living so easy for your holiday group. This area has views across the terrace area and gardens, together with spectacular uninterrupted views across the countryside down to the open sea and North Sands.

The kitchen offers high end quality stylish units, combined with the latest in modern technology and is sure to make cooking during your stay an absolute dream. There are two Miele ovens, a Miele induction hob with extractor hood, a Miele dishwasher, a microwave, a large American Fridge Freezer, a wine cooler, a Nespresso coffee machine and a toaster. It is equipped to an exceptional level, with ample storage and a great selection of high end crockery, cutlery and glasses. There is a breakfast bar with three stools, enabling guests to gather and chat while you are preparing food.

The dining area offers a large table and seating for up to nine guests, providing the perfect setting for an evening meal after a day spent exploring all that the area has to offer.

There is also a relaxed seating area in this open plan living space, with comfy chairs for up to four guests, a TV, a log burning stove, two side tables and a standard lamp.

There is an extra special feature to get the party started in this area – a disco ball lighting!

Utility Room and Boot Room
This space offers a range of stylish contemporary units, along with a Miele washing machine and separate Miele tumble drier and sink. There is ample space to store coats and shoes in the boot room area. There is a back door that provides easy access to the garden, patio and driveway.

Shower Room
There is a downstairs shower room located off the utility room which is ideal for when you head back from the beach or if you opt for the optional extra for the hot tub for pre and post showers.

It consists of a walk in shower, hand wash basin with cabinet, mirror, toilet and a heated towel rail.

Separate Downstairs Cloakroom
There is a separate cloakroom accessed from the main hallway with a toilet, a hand washbasin, heated towel rail, and a mirror.

From the main entrance hall, there is a single flight of stairs up to the bedrooms and bathrooms. Each of the bedrooms have been individually designed to provide a luxurious high-end finish in wonderful subtle tones.

Bedroom 1
This bedroom has fabulous double aspect views with uninterrupted views down to the coast and out to sea – all of which can be enjoyed from the comfort of the bed. It is located at the rear of the holiday home.

Bedroom 1 has a super king size bed, two bedside cabinets with bedside lights, a wardrobe, a dressing table and a mirror.

This bedroom also has an ensuite. The ensuite consists of a walk in shower, hand wash basin with cabinet, mirror, toilet and a heated towel rail.

Bedroom 2
This bedroom has a king size bed, two bedside cabinet with bedside lights, a wardrobe with two spacious drawers underneath, together with a chest of drawers and a mirror above. This bedroom is located at the rear of the property and has views down to the coast from the windows.

This bedroom also benefits from an ensuite. The ensuite consists of a walk in shower, hand wash basin with cabinet, mirror, toilet and a heated towel rail and electric shaving socket.

Bedroom 3
This bedroom has a king size bed, two bedside tables with bedside lights, a wardrobe with two spacious drawers underneath, together with a chest of drawers and a mirror above. This bedroom is located at the rear of the property and has views down to the coast from the windows.

Bedroom 4
This bedroom has a king size bed, two bedside tables with bedside lights, a wardrobe with two spacious drawers underneath, together with a chest of drawers and a mirror above. This bedroom is located at the front of the property and has views across the countryside from the windows.

Bedroom 5
The 5th bedroom is located at the front of the property and offers a single bed, together with bedside cabinet and bedside light, together with a chest of drawers. It has views across the countryside to the front from the window.

Main Bathroom
The main bathroom provides a bath with shower over the bath, hand wash basin, mirror, toilet, a heated towel rail and electric shaving socket.

Outside space
To the rear of this abode, there is a large terrace area, accessed from main living space and offers outside seating with a table and chairs for up to nine guests, as well as gas BBQ. The outside seating consists of a large L shaped outdoor rattan style sofas with seating for up to eight guests, together with a large wooden exterior circular table with chairs and large parasol. There are also two Bose speakers that can be used both indoors and outside and linked to Bluetooth.

From the terrace area, there is a spacious lawn area for guests to enjoy. The garden area has been sympathetically planted to reflect its countryside and coastal setting.

There are wonderful uninterrupted views from both the terrace and garden area of the surrounding countryside and down to the open sea and North Sands.

There is also a hot tub available by prior agreement. The log fired hot tub is included as complimentary for all stays from May until the end of September. Please enquire about the availabilty of the hot tub outside of these times.

Parking
Private gravelled driveway accessed via large electric gates provides ample parking for up to for 3 cars outside the oak frame car port. The driveway can also accommodate a boat trailer if required during your stay. The car port provides parking for two cars, with electric charging point.

Other information
Wifi access is available throughout the holiday home and onto the terrace (min 60mb).

No pets permitted. Please note that the owners do bring their own dogs on occasions.

No smoking or vaping is permitted either inside or in the vicinity of Combe Down.

Beautiful house with wonderful views
We loved staying at Coombe Down. A master class in interior design and functionality, it has all the mod-cons and is really well thought through. Only slight downside is it is located on a main road so one of the double rooms and the single can be a little noisy with the windows open but we soon adjusted. All other bedrooms were quiet enough that you could really only hear the sheep baaing. The views from the patio are breathtaking and the location is good if you don’t mind a 20 minute walk into Salcombe. We’d stay there again in a heartbeat. Local village pub in Malborough (19 mins walk) is friendly and the food rumoured to be amongst the best near Salcombe.

Stunning house with great views
We thoroughly enjoyed our stay at this beautiful house. The house was super clean and the style is just so homely and gorgeous. It is so well equipped and the hosts have really thought of everything to ensure you have a great stay. We did pay extra for the hot tub and the filling, cleaning, draining and refilling for hygiene was a little bit of a chore but it didn't hinder the use or enjoyment of the stay at all.

Schönes, grosses Haus mit einer wunderbaren Aussicht. Die Zimmer sind gepflegt wie auch die Badezimmer. Eine sehr schöne Anlage. ! Amanda (Concierge) war sehr hilfsbereit und hat immer geholfen.
