A Home to Relax and Unwind
This is a relaxed, characterful family home built for slow mornings watching boats drift by and cosy evenings in front of the log burner. The beamed sitting room frames the estuary from its window seat, while terracotta tiled floors, nautical bunting and coastal artwork carry the seaside theme throughout. Several bedrooms open onto a leafy cobbled courtyard, and you can step straight from the sitting room onto the pebble shoreline.

The Layout

Living spaces
• Living area: beamed sitting room with a wood burner set into a stone fireplace, generous corner sofa, big screen TV and a window seat overlooking the water.

• Dining nook: a step up from the sitting room, with a table for six beside the kitchen and a kids` den with a single bed plus pull out and Xbox.

• Kitchen: two steps up, well equipped with induction hob, oven, microwave, dishwasher and washing machine, plus a door out to the rear courtyard.

Bedrooms
• Bedroom 1 (Master): king bed with its own en-suite featuring a shower cubicle, wash basin, WC and bidet, opening to the courtyard garden.

• Bedroom 2: double bed with estuary views, beamed ceiling and skylight.

• Bedroom 3: fixed triple bunk beds (top bunk is 7 feet from the floor, not suitable for young children), with water views and space for a travel cot.

• Bedroom 4: two single beds, ideal for children, with a garden window.

Bathrooms
• Family bathroom: panelled bath with hand-held shower attachment, porthole mirror, roof window, wash basin and WC.

Outdoor space
• Leafy cobbled courtyard with a bistro set, climbing to a raised sun deck with sweeping views over rooftops and boats.

Location
Dittisham, known to locals as Ditsum, is a pastel-cottage village set right on the west bank of the River Dart in the South Hams Area of Outstanding Natural Beauty. Almost everything is on foot, with the pontoon, pubs and cafés just steps from your door.

• Dittisham Pontoon (Crabbing and boat hire) – 1 min walk
• The Red Lion Inn (Pub and village shop) – 10 min walk
• Greenway House (National Trust, Agatha Christie`s home) – 5 min ferry across the river
• Dart Valley Trail (Walking trail) – accessible on foot from the village
• Ferry to Dartmouth (Day trip) – approx 20 to 30 min from the pontoon

Good to Know Before You Book
Quay Cottage sits right on the water`s edge, so there is open water just outside the front door and we ask you to supervise children closely. The cottage is full of period character, including low beamed ceilings and steps up between the living room, dining area and kitchen. The main staircase has open treads (with a horizontal bar to prevent small children sliding through), and both WCs are located upstairs, so we don`t recommend the cottage for anyone with limited mobility. There is no parking at the property itself, and while you can pull onto the foreshore at low tide to load and unload, you must be ready to move your car before the tide comes in. Self check-in is via a key safe by the front door, with full instructions sent before arrival. Please note the listed capacity relies on all bunk beds and the downstairs pull out bed, so we restrict the number of adults to 5. No pets, no smoking or vaping indoors, and no stag or hen parties.

Extra charges
Early check-in and late check-out are each available at £20 per hour, subject to availability. These optional extras can be requested after booking.

Booking policy
Guests are required to pay a security deposit of £200 prior to their stay. This is fully refundable pending no damages or excess cleaning being required. This will be a pre-authorisation hold on the card taken at least 24 hours before you check in, and is automatically released within 3 days after check out.

Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.

Cancellation policy
Full refund if cancelled 30 or more days before arrival. Fifty percent refund if cancelled fourteen to thirty days before arrival. No refund if cancelled within fourteen days of arrival.

Maximum 8 guests; the listed capacity is the absolute limit and includes any visitors. Please note we restrict the number of adults to 5, as full capacity relies on the use of all bunk beds and the downstairs pull out bed.

Please use the wood burner with care: only use kindling and logs, use the fire guard provided, supervise children at all times, and never leave it unattended unless burnt down to embers. No candles are permitted due to fire risk.

Please charge phones downstairs and away from sleeping areas, and do not charge e-bikes or other batteries inside the property.

Please only flush human waste and small amounts of toilet roll, as the local sewerage system cannot cope with anything else; use the bins provided for everything else.

Before you leave, please remove all rubbish, bag it and place it in the outside dustbins, separate any recycling as instructed, and take any unused food with you.

Please supervise children closely due to the open water nearby, the internal steps, and the open tread staircase.

Please treat the space with care and leave it as you would hope to find it.

I live up near Bath but have spent many a childhood summer down in the South Hams area and when I had kids of my own, I couldn't wait to take them there too. No matter how busy or stressful live seems to get, a night or two in the Devon countryside is a perfect reset. Dartmouth and the area surrounding it, is definitely my Happy Place!

I love hosting as it gives me the chance to share the joys of Devon with others.

Why they chose this property

Having spent many childhood summer holidays in and around Torbay and the South Hams area, it holds a very special place in my heart. So much so, that when as an adult I came to look at a run down cottage that was on the market - I couldn't resist! That was 20 years ago and we have enjoyed many long beach days, sunsets and starry nights there since then.

The unique combination of gorgeous beaches and beautiful countryside make this area truly wonderful - no wonder its a designated area of Outstanding Natural Beauty.

Blackpool Sands - arguably one of the most unique and beautiful beaches in South Devon is our nearest beach, with its crystal clear waters and wonderful vibe, its been pulling visitors from far and wide and yet is never crowded! No trip to visit the cottage is complete without a paddle or dip in the rejuvenating waters of Blackpool Sands.

Further along the coastline, there's Start Bay and Slapton Sands which are dog friendly, and Beesands too.

Walkers are able to access the South West Coast path which runs right past Blackpool Sands or take the car to the National Trust site of Little Dartmouth where you can walk round to Dartmouth Castle, taking in Sugary Cove along the way.

For family fun whatever the weather, Woodlands Theme Park is just a few minutes drive too - offering an action packed day out for kids of all ages.

What makes this property unique

There's only a few places you can holiday where you can jump on the paddle board right at your front door! But that's exactly what you can do at Quay Cottage - especially when the tide is high. Staying here means leaving your worries behind and adjusting to a new vibe and pace of life that is dictated by the rise and fall of the estuary.

Children are able to experience the kind of freedom we dream of, being able to play outside the front door on the foreshore with no regard for traffic and chance their luck with the pesky crabs that reside under the pontoon. A net, a bucket and a pack of bacon maybe all you need for a day of endless fun and plenty of memories to take home.

Older kids can enjoy messing about on the river - either on paddle boards, which can be hired out just yards from the front door - or on a little boat. Navigate up the estuary to Totnes or just down the river to Dartmouth or just pack up a picnic and go and explore!

Further afield, the whole of the South Hams area is on your doorstep with plenty to see and do - but that's if you can drag yourself away from the cottage for long enough!
