Grace Cottage in Porlock is a charming nineteenth century property situated in the heart of the village, yet set back from the main road for peace and quiet. The cottage is very comfortable and well equipped, ideal for couples or families wanting to explore this lovely working village and Exmoor.

Main Description
Grace Cottage in Porlock was remodelled about a decade ago to open up the downstairs living area into a more spacious and light-filled room in which to cook, eat and relax. In 2018 the property was sold to new owners who have dedicated a lot of time and attention to updating this lovely holiday cottage, including a new kitchen fitted with modern facilities; a new log burner in the sitting room for cosy evenings in, plus new beds and linen too. There is one double bed and one twin bedroom. The bathroom has also been updated and includes a powerful shower over the bath and modern large towel rail.

The cottage is accessed via an enclosed courtyard with outside seating and a bed of mature shrubs. Two allocated parking spaces are available for guests of Grace Cottage, the parking spaces are situated a short walk from the cottage behind the garage on the High Street. You can pull in on the double yellow lines by the church to drop people and luggage off as the route to the cottage (The Drang is for pedestrians only).

Grace Cottage kitchen is fitted with electric hob, oven, microwave, fridge, freezer and dishwasher. Other equipment includes toaster, kettle, a variety of kitchen utensils, cutlery, crockery and glasses.

A modern HD TV with sound bar and a DVD player is provided in the living room. Wifi is available in Grace Cottage free of charge and is normally around 70Mbps. The TV is connected to the WiFi and has Chromecast so you can connect your smartphone, tablet or laptop to play your own content. You will need your own subscriptions for streaming services. The sound bar is also bluetooth-enabled so you connect compatible devices and play your own music, etc. 4G is available on Vodafone in the house. Around 70 TV/Radio channels are available should you not want or wish to get connected!

Electricity and heating costs are included in the price of your accommodation. The electric storage heaters are very effective. The electricity at Grace Cottage is 100% from renewable sources.
Wood and kindling (enough for two fires) is provided for the log burner, additional logs can be purchased from the shop or hardware store in the village (within easy walking distance).
Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips.
Two allocated off-road parking spaces are available at Central Garage, for the residents of Grace Cottage. This is a short walk from the property along the High Street.

You are welcome to bring two dogs (strictly maximum of two) with you to Grace Cottage, on the condition that they are well behaved, stay downstairs (there is a door at the bottom of the stairs to facilitate this) and are not left alone in the property at any time. A supplementary fee of £15 will be added to your invoice per dog.

Grace Cottage is strictly non-smoking.

The property will be ready from 3 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.

Indoor Description
The kitchen has an under-counter fridge and separate freezer, both are 50cm wide (often appliances are 60cm wide). The fridge is all fridge (no freezer compartment).

Both bedrooms are upstairs, there is one double bed and one twin bedroom. The bathroom has also been updated and includes a powerful shower over the bath and modern large towel rail.

A supplementary fee of £15 will be added to your invoice per dog.



Outdoor Description
Directly outside is a courtyard with table and chairs for you to enjoy the peace and quiet of Porlock.

Grace Cottage is mid-terrace property in Porlock, so it's easy walking distance to all village amenities including a selection of pubs, restaurants, shops, cafes and team rooms.

Parking
Two allocated parking spaces for Grace Cottage are located on the opposite side of the High Street, just a few metres further up the road, behind Pollard’s Garage. Access is gained via the turning at the left side of the garage building which is visible once you’re in the garage forecourt. The Grace Cottage spaces are marked number 11 and number 15. The gravel area in the photo is pedestrian only, the path to this point to too narrow for a car to reach.

Porlock is a very friendly village with lots of walks straight from the cottage and the owners have provided lots of maps and walks to help you on your way. The cottage was spotlessly clean so we had no worries regarding the pandemic. It is a very relaxed place to stay both for us and our dog.

If your next guest(s) is/are taller then six foot? They do not fit into the present beds. All these beds, specially the doublebed are (way) to narrow for adult people. The front door is a small disaster. When opening/closing the door really stucks. Needs a professional repair. The (both) souches are a real horror and in my point of view it is not done to offer your holiday guests very uncomfortable wooden chairs to sit on while having breakfast. Within reason you can not sit. The only thing possible is "hang", while getting out of the couches is nearly impossible. The garden needs immediate maintenance. I read many messages in the cottage guestbook. They all were positiv and friendly, but I can not and refuse to believe nobody complained about these very essential issues, because a guest simply needs it for a nice and relaxing holiday. Please do not forget: you have to pay a lot of money, so the owner should take care. Also in this for a washing machine. The rest of the cottage was ok. The kitchen was very good and well equipped. The bathroom in a good condition. The beds were small/narrow but comfortable. The location is perfect!

Ein hübsches altes Haus mitten im Ort nahe der alten Kirche. Alle verfügbaren Geschäfte und Restaurants in unmittelbarer Nähe, wie auch Möglichkeiten kleinerer Hundewalks und guter Ausgangspunkt für große Touren z.B. über den Bossington Hill oder nach Porlock Weir durch die Marsch. Leider keine gemütlichen Sitzplätze z.B. zum Lesen außen, das wäre schön und verbesserungswürdig. Es ist sehr schön ruhig dort und wir hatten zwei wunderbare Wochen!

Lovely quite little cottage with contemporary interior. Beds were super comfortable. Porlock is a small village with many amenities, 3 pubs, 2 mini supermarkets, a few galleries and tea rooms. As a family of 4 we stayed here for 10 days and had plenty to do in the surrounding area. We had some great walks, followed by cream teas, hired bikes, drove over to Woolacombe for a day body boarding and my favourite a super fast and fun RIB boat trip from Ilfracombe . Fab holiday. Thank you.

Beautiful welcoming cottage, we stayed in December.. the radiators had been switched on ready for our arrival which I though was a nice touch.. Grace cottage is spotless, beautiful and quaint.. it has a lovely energy about it. We only stayed 3 nights, if I had have been staying a week I would of liked the cottage to have a washing machine, I can't really understand why is dosent have one, so thats my only negative. The log burner on a winter night is definately a positive.. beautiful !

This stay has been an extension as we were between moving homes and the completion day has been postponed. This gave us some more time to to stay in this wonderful cottage with its wonderful surronding areas. We have enjoyed our stay there very much! It´s a nice, cosy cottage which has been tastefully refurbished and decorated. The kitchen is well equipped and the beds are comfortable. There is also a nice fireplace, very fast internet and a smart TV. So this is clearly a thumbs up!

Grace Cottage is a lovely cottage at the heart of a lovely village in Porlock. Stylishly furnished and a real gem, it was cosy and nice relaxing stay for our family. The local pub the Ship had just reopened both the food and staff were first class. Porlock Weir is beautiful place with outstanding views and is just on your doorstep. The area is ideal for exploring Lynton, Lynmouth, Dunster and the rest of the area. I'd definitely return.
