Summary: Villa Montelopio is a traditional Tuscan house situated in over an acre of gardens, surrounded by fencing. It boasts lots of original features such as chestnut beams and exposed stone walls, but has been completely renovated by the current owners to provide guests with lots of modern comforts.
The Space: This traditional Tuscan house is arranged over two levels. On the ground floor there is an open plan kitchen, dining and living area with a beautiful antique fireplace. A large wooden dining table seats up to 12 guests comfortably and there is plenty of comfortable seating. There is also a double bedroom and bathroom on this floor, adapted for those with disabilities.
A stone and iron staircase leads guests to the first floor of this traditional Tuscan house where there are three further double bedrooms. An additional single bed can be added to each of these rooms if required. All have ensuite bathrooms, satellite TV and a rustic fireplace.
Finally, a spiral staircase leads to the 'pigeon house', a central roof tower furnished with comfortable armchairs and which enjoys 360 degree views of the surrounding area.
Outside, there is a large private pool (15 x 5 metres and with a depth of 0.4 to 1.5 metres) with a hydromassage area. A small area just 0.4 metres deep at one end is ideal for those with very young children. It is also fenced giving parents with young children added peace of mind. Sun beds surround the pool and there is a dining table and chairs as well as comfortable outdoor sofas under a wrought iron gazebo.
There are a number of other outdoor seating areas at this traditional Tuscan house. The first is found in a rustic outbuilding, open on three sides, which has been equipped with a built-in BBQ for al fresco dining. The second leads out from the kitchen and is set under an iron pergola. It is furnished with both outdoor sofas and an outdoor dining table. There is covered parking.
Guests staying at Villa Montelopio will enjoy a complimentary welcome buffet on arrival. This will include a typical selection of Tuscan cold meats and cheeses along with other fresh produce. Guests will also be treated to a complimentary wine tasting during their stay and a free guided walking tour of Peccioli and Chianni villages. This excursion is available for stays from May to September.
Please note that pets are welcome on request and are charged at an additional 50 euros per animal. When required, heating is charged based on consumption at a rate of 5 euros per cubic metre. Air conditioning is charged at 0.45 euros per KW.

The thermal baths at Casciana Terme are 25km away. The coast and beaches are 45 minutes by car. Whilst the local is rural and privacy is guaranteed, there is a fantastic traditional Tuscan restaurant just 500 metres away and easily reached on foot. More restaurants can be found in Montelopio and Fabrica 800 metres away. 4 km away in Peccioli you will find a supermarket, a number of other shops, a bar, post office, pharmacy and other restaurants.
