Located in the heart of the Maremma countryside, but only a 20 minute drive from the sea and 5 minutes drive from Marsiliana, the house has 2 double bedrooms and 2 bathrooms. Barbecues at sunset, the best wine (and food!) of the world, you will find the tranquillity that you are looking for in this gorgeous country house in San Sisto, Marsiliana.

THE POOL
The private pool is in the big garden surrounded by Mediterranean vegetation, lavender, olive trees and vineyards.
The pool is private and is for your exclusive use only. We do not live on the premises and there will be no other guests. The pool is accessible from 15 June to 15 September.

LOVELY VIEWS
Enjoy the view also by sitting indoors. The spacious but cozy living room (with a fireplace for the Winter) has a big French window that overlooks the garden and countryside hills in the background.
The living room overlooks a patio and a small veranda with a table to eat outside under the creepers.

The rustic style kitchen has all the basic facilities (toaster, microwave and a kettle).

BEDROOMS (2bdrs + 2brms)
The master bedroom has a double bed, large wardrobe and an en-suite bathroom. The second bedroom has two single beds, a wardrobe, a desk and its own bathroom just outside the room. A cot is available (please ask the owner).

CONVENIENT LOCATION
Although the house is in the countryside, it is not far from the sea (10km). The little borough of Marsiliana (3 Km away, 5 minutes drive) is also very close, here you can find a supermarket, newsagent, bar, pizzeria/restaurant and ATM cash machine. Albinia train station and other supermarkets are also a short drive.

At the back of the house there is space for two cars (a car will be necessary).

BEACHES
If you will have had enough of the pool and will want to go to the beach, the Argentario coast is only a 15 minutes drive. The long sandy beach of the Feniglia also has a pine tree forest where it is nice to rent bicycles and go for a ride in the shade.

DAY TRIPS
There are many day trips you can go on from here. When it's too cold to go to the beach (in the low season), the natural hot springs of Saturnia are only 40km away. The pretty medieval towns of Magliano in Toscana, Capalbio and Manciano are all within a half hour drive. Lots of yummy restaurants! Going towards the sea you can visit Orbetello and Porto Ercole or go to Porto Santo Stefano where you can take the ferry for Isola del Giglio. Beautiful. But you must wake up early!

SIENA AND ROME: 2 HOURS DRIVE . PISA/FLORENCE/LUCCA: 2H40MINS
1h45mins from Siena, 2h from Rome, 2h30 from Florence, Pisa and Lucca. Florence, Pisa and Rome are also easy to reach by train from Albinia station, which is a 15 minute drive from the house. Please note there are speed limits in Italy.

Please note these important things before you choose this property (or any other property in the countryside).

LIVING IN THE COUNTRYSIDE
The countryside is a natural habitat for lots of animals. Remember to bring insect repellent. In the countryside, especially in Summer, you may find a lot of mosquitoes, wasps, bees, spiders and possibly dormice (some years more some years none at all).
In Tuscany there are vipers, poisonous snakes. Nobody has ever seen any in our garden, but it is important to keep in mind they exist. You might see pheasants, hares, woodpeckers and butterflies, especially in Spring or in June and September. The best months for the colours and smells of Spring flowers and Autumn foliage and fruit (pomegranate and kaki persimmon).
