Our lush and wonderfully private yard features an available all-year saltwater swimming pool, hot tub (refundable use fee required), futon swing, loveseats, lounge chairs and seating, dining table, fire pit, large dual bbq (separate sections for charcoal and gas, with additional side gas burner, and side smoker), cornhole game, croquet, pool and play items, poolside basketball net, and more.

Very clean, and fully sanitized (including safe aerosol disinfecting of all surfaces and items in the home and yard). Additionally, you can be confident that these items are fully cleaned before guests arrive: all towels, sheets, comforters, shams, pillow case covers, and mattress covers.

$360 per night. This private rental of the retreat includes 2 bedrooms and 1.5 baths for 1-5 guests (the 5th guest is an additional fee per night). The main bedroom and ensuite bath would be locked and not included.

LOCATION
Quiet street, near Louetta Road at Champion Forest Drive. Spring, Texas - west of I-45 and east of 249 / Tomball Pkwy. We are 30 minutes north of downtown Houston, and are close to The Woodlands (25 minutes), ExxonMobil Campus (15 minutes), Hewlett Packard (9 minutes), parks, playgrounds, golf courses, movie theaters, walking and biking trails, horseback riding, gyms, restaurants, grocery stores (Whole Foods, HEB, Kroger, Randalls, Aldi, Sprouts, La Michoacana, and Zamani), bakeries, ice cream and yogurt temptations, water parks, shopping, and more. George Bush Intercontinental Airport (IAH) is 30 minutes away. Hobby Airport (HOU) is 45 minutes away. Galveston Beach, Schlitterbahn, and Moody Gardens are a quick 1.5 hour drive away (a fun day trip!).


SECURITY
The property is secured with a home security system alarm, including exterior security cameras for all outdoor areas. The auto recordings are viewed if there is an issue.


ANIMALS
Pets and service animals are not allowed. This property is exempt by law.


POOL AND HOT TUB
The pool can be used all year, at all hours. Only the hot tub may be heated. The heater, and hot tub jets, can be operated 9am-9pm. All hours are quiet hours.

Access to the hot tub heater and jets requires a refundable usage fee of $500 per 30 day period rented (not prorated). If you would like this access, the fee will be due through Vrbo after a reservation is confirmed.

Normal hot tub utility use cost is $100 per month. Any usage above this will be deducted from the fee. Refunds will be processed about 60 days after checkout, after the utility bills have arrived.

AIR CONDITIONING
During warmer months the air conditioner thermostat is automatically set for 74 around bedtime, and can be adjusted as low as 75 during the day. You may request to pay for lower temperature ranges (the cost for that is $10 per day, or only $5 for bedtime hours), but those are nice indoor temperature ranges, with or without the ceiling fans, due to the damp Houston air (tips: keep the doors and windows closed, and do not use the dryer while you are home). Lower temperatures are an additional cost, in order to keep the rental cost lower for the majority of renters.


GUEST ACCESS
Guests have private use of the home (2BR), pool, hot tub, yard, and driveway. This is a single family home, with no other rental spaces or residences on the property.


NOTE
Please be sure to read the Rental Agreement for any property that interests you. Listings on Vrbo / HomeAway are normally private homes, so the rules and fees are different from property to property. Reading the listing description and Rental Agreement, as well as looking through the pictures, will help you choose a home that will meet your needs. :-)


WORK CREWS
This property is not an appropriate fit for work crews.


THIRD PARTY RENTALS
Third party rentals are prohibited (the primary renter must be onsite throughout the rental).


PROPERTY FEE
The property is rented only with the insurance policy detailed by Vrbo ($119 for $5,000 in coverage), and the $300 Property Fee (a refundable deposit, billed after a reservation is made). Any disruption of the Vrbo property damage protection insurance policy is not permitted.


TRAVEL PROTECTION REMINDER
There are plans available for purchase on Vrbo and elsewhere that may reimburse you if you have a travel delay, or if other circumstances occur. While hosts are not involved in that element of guest plans, we do want to remind you to consider looking into Travel Protection. Please be sure to read the fine print - some companies are not covering COVID related cancellations, because it is seen as a “foreseeable circumstance.”
