Rooftop Aerie - Amazing views, private, immaculate and comfortable home
Location – Rooftop Aerie is located near Woodinville.
WAIT!!!!
BEFORE you book, use your map app (e.g. Google maps or Apple maps) and search "Rooftop Aerie". You can SEE where the house is located and decide if that is a good location for yourneeds BEFORE you book.
Location is the one thing we CANNOT alter or improve upon. And we REALLY want all our guests to be satisfied, no surprises.
- Home is exclusively used as a vacation guest house (sorry, NO parties, NO receptions, NO weddings, NO events of ANY kind permitted). Registered guests plus up to 3 daytime visitors only.
- KING sized beds in master and second bedroom
- We deliberately offer a lower base rate so that guests of one or two people can also book the house. Therefore we charge an additional fee of $20 for more than 2 guests. When you enter the number guests, VRBO will calculate the cost automatically. Please be honest and honorable... do not have unregistered guests staying the night. If you choose to add guests to your stay once you arrive, let us know and we will pre-approve for the additional cost.
- Accessibility: the house is one story. However, there are two short steps into the house and two steps into the sunken living room. There are no rails for these two approaches. The rest of the bedrooms, kitchen etc are on the same level. There are grab bars for the toilets and shower in 2 of the 3 bathrooms.
- We charge the "host fee" to cover part of the cost of cleaning. We actually pay our amazing housekeeper a MINIMUM of $200 each time to clean and prepare the house. She does an impeccable job. Thus, even if it's only a one-night stay, she still cleans every part of every room in the entire house.
- Our property is rural. We have horses, chickens, and a dog. Also... wild birds, tons of hummingbirds, and from the rooftop patio you can often see redtail hawks and eagles, and even an occasional owl in the evening. We also have a lot of deer and some wild bunnies. We have security cameras in outdoor areas to ensure the safety of our guests. Audio is not enabled near the Rooftop Aerie and footage is solely for security and safety purposes to ensure the privacy of our guests is respected.
- No pets of any kind. Feel free to pet ours. Our well-trained, people-friendly (especially loves kids) border collie is off-leash within our property. This is her job. She is a great outdoor patrol, keeping unwanted animals away. We cannot have her interacting with other dogs at any time for any reason.
- DO NOT choose to book this home if you intend to have an event/party, bring an animal of any kind, or invite unregistered guests to stay.

Rooftop Aerie offers:
• Excellent quality king beds in the master and second bedrooms. Queen bed and twin bed with in trundle third bedroom.
• Perfect privacy for three couples.
• A fully-stocked kitchen - coffee maker, tea service, toaster, blender, microwave, oven/stove, bakeware, mixer, ample cookware, dishes for 8, and a breakfast nook. There is a formal dining room that seats 8. Also a propane grill on the porch.
• Living room – leather couch/chairs, and a spectacular view of the garden and valley. Enjoy the 55in HD smart TV, including Netflix, Amazon, and an Xbox 360 and an Xbox1 with games. Also board games for the family. The propane stove is available for a bit more warmth in the cool evenings.
• AC/Heating System – the home is heated and cooled with a geothermal system, which is one of the most eco-friendly systems.
Grounds - a huge lawn including lawn games, chairs on the covered porch, in the garden, and patio couch set on the rooftop. The gardens surrounding the house include flowers that attract hummingbirds and butterflies. Guests are welcome to enjoy the blueberries, raspberries and strawberries. Susan has some very friendly hens so if they're laying you can have fresh eggs. She also has a vegetable garden... ask her if you can browse and pick!
Events: No parties/events which include more than your registered guests and a few additional visitors. Our neighbors are kind and quiet and asked that we respect the tranquility.
Registering: Please tell us the names and ages of all of the guests who will be staying.
Business use: We welcome guests who are in the area on business. However, we do not allow guests to conduct business on the property.
Additional guests: You are welcome to invite a couple of folks over during the day to visit. However, additional overnight guests must be pre-approved and an additional payment is required. Yes, we mentioned this several times because in the past, some people have allowed unregistered, unpaid guests to stay the night. We hate being the guest police. So please, just don't.
No Smoking inside: No smoking/vaping/cigars inside at any time. We want to ensure that the home is appropriate for individuals who are sensitive to allergens. Smoking within the house will result in up to $900 cleaning charge. You are welcome to smoke on the lawn or under the covered porch. Please dispose of extinguished cigarettes.

John and Susan love the Pacific Northwest. Where else can you mountain bike, kayak, run trails, ride horses, golf, and fish all within 20 minutes of where you live? John grew up in the Tri-Cities. After leaving the Army, he moved to this area to pursue degrees in computer engineering and business. Susan grew up in a tiny town in the Sierra Nevada Mountains of northern California. She moved up to Snohomish County after earning her graduate degree in speech pathology. She is fortunate to work in pediatrics as a home care therapist working with babies and toddlers. They both still spend lots of time outdoors, either working on the property or just enjoying this unique part of the country.
Why they chose this property
We wanted to live close enough to Bellevue and Seattle for John to pursue his career in computer science. Yet we have horses and dogs and so need a large piece of land. We needed two houses so that my parents could live on the property with us. We also wanted room to garden. And, we wanted privacy and trees. Oh, and enough space so that we could bike and horseback ride without having to drive anywhere. Knowing that it would be almost impossible to find all of this in one property, we were stunned when we found Rooftop Aerie. It was perfect. And the view took our breath away! Over the years, family and friends have shared some of the most important events of their life here. So, in 2016, the Rooftop was completely remodeled in order to offer it as a wedding venue. However, due to a number of factors, we chose instead to create a unique, private, spacious vacation retreat. We love sharing this spectacular property with others and hope that you enjoy it as much as we do.
What makes this property unique
Rooftop Aerie feels like a mountain retreat and yet it is close enough to the city to allow you to take advantage of all of the events and amenities that the area has to offer.

Visiting wildlife include: many deer, wild rabbits, eagles, hawks, owls, a bobcat, a cougar (neighbors post sightings) and a local bear (but the property is fenced, so the bear is only spotted outside the perimeter :) We also have, of course, many honey bees, hummingbirds, and wild birds. Please know that this IS a farming community, so you can hear duck, sheep and chickens in the early morning.
