About this property

Detached family home, with spacious bedrooms, living area, & off road parking.

The area -
A large self built detached family house, positioned next to our home in the middle of Boscastle.
The house offers many amenities for self catering, with spacious bright bedrooms and living area, modern kitchen and utility room, snug, and off road parking. Outside is a lawn and patio area.
It is a few minute’s walk from the beautiful North Cornwall coastal paths, the local park, and a short walk down the hill to the harbour.
Nearby: Tintagel, Port Issac, Polzeath, Rock, Bude & Bodmin Moor.
The Granite is situated along New Road in Boscastle, Cornwall. Part of Boscastle is National Trust and is famous for the floods of 2004 which devastated the village; it is now once again picture perfect with a delightful selection of gift shops, local potteries, art galleries, public houses, cafes and restaurants.
You can also find one of Britain’s most unique and well loved independent museums “Museum of Witchcraft” the world’s oldest and largest collections of items related to witchcraft and magic.
Boscastle harbour is another attraction where you can go fishing or crabbing. There are many stunning walks along Boscastle Cliffs and The Valency Valley Woods.

Accommodation -
Park your car on the private lay-by or drive, and enter the front of the house via 2 steps; walk into a large hall way, providing space for your walking boots and coats. To the left you walk into a very large living room, with comfortable sofa’s and arm chairs, Smart Digital TV, DVD and CD player. In the living room there is a set of patio doors with 1 step leading out to the patio area.
Walk through the double glass doors from the lounge and this leads into the dining room and then onto the kitchen. At the rear of the kitchen is the utility which then leads out to the rear of the property via a number of steps.
On the ground floor there is also a snug room which contains a desk, small sofa and a small amount of children’s toys. This room can be used as an office space or somewhere for the children to play.
There is also a downstairs toilet.
Upstairs there is space to chill out and read on the landing. 3 very large double bedrooms, and a small room which contains two single beds. Please note the single beds are only 2’6” wide and are only suitable for children.
The main bedroom has an on-suite bathroom, with a hand shower over it. The main bathroom has a bath and separate shower cubical.
If you are a keen cyclist or surfer there is a cellar which can be opened up to allow safe storage of cycles or surfboards so that they don’t have to be stored inside the house. Just let us know before you arrive and we will be happy to arrange.

Facilities & Services -
Electricity and heating are included, however we polity ask that you are mindful of helping save the environment. Bed linen and towels are included, but please bring your own beach towels.
The kitchen is well equipped with all modern conveniences including a toaster, kettle, microwave, fridge and dishwasher. The oven and hob are electric and can also be used as a grill. Utensils, cutlery and crockery are found in the kitchen drawers and in the cupboards.
The utility has a separate sink, washer, dryer and an additional fridge freezer (please let us know if you need this turning on before you arrive), it also contains the ironing board and iron.
The TV in the lounge is a Smart TV and can access on demand channels, it also has a USB port if required.
There is a high chair available upon request.
On the patio is a large wooden table and chairs (with cushions found under stairs) and a BBQ is available for cooking and entertaining outside (please note, briquettes are not provided).

Guest access -
There are three areas where you can park: directly outside the front of the house (two small cars) but please only park on the tarmac not on the patio slabs; in the lay-by at the top of the driveway (one car) and at the rear of the property next to the lawn (one car). Please be aware the driveway is shared with other family members who will need access in and out of the driveways.
The key safe will be next to the front door and access codes will be sent to you prior to your arrival.

Other things to note -
No smoking is allowed inside the property, however if you wish to smoke outside, please use the designated ashtrays provided, to help keep the grounds tidy.
