Farm Cottage on Exmoor is situated in West Luccombe in the Horner Valley, which is just a mile from the village of Porlock. This cottage is part of the farmhouse at West Luccombe, which is a National Trust 300 acre farm on the Holnicote Estate. Sleeps up to 6 guests in 3 bedrooms. Farm Cottage in West Luccombe (Somerset) is a spacious property, ideal for family holidays. The entrance hall leads into the kitchen with dining table, there is a separate large sitting room with wood-burner. Farm Cottage sleeps 6 having three good sized bedrooms upstairs, two double (king-sized beds) and one twin room, which all enjoy lovely views across the fields. There is a family bathroom with shower over the bath, plus separate toilet downstairs.

Farm Cottage has its own separate driveway, plenty of parking for three cars or more and a private garden. It is situated on a working farm so great for the kids to be involved if they wish, just ask Jane the owner. This is a great family destination - you really will feel like you have 'got away from it all'!

Dogs
Well behaved dogs are welcome by prior arrangement (maximum of 2 large dogs or 3 small/medium size dogs may be considered upon request). A supplementary fee of £25 per dog will be added to your invoice. Dogs are permitted in this property on the condition that they are not allowed on the furniture or upstairs and you do not leave them alone in the property at any time. You are expected to be vigilant and keep your dog under control at all times as there is likely to be livestock in the immediate vicinity.
No puppies under 6 months old and no bitches in season, please.

Farm Cottage is strictly non-smoking.

Arrival and departure
The property will be ready from 4 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.

Changeover days
Farm Cottage is available for week breaks during peak periods. Short breaks of three or four nights (from Friday to Monday or Monday to Friday) are available at other times.

Thoroughly recommend a stay here. Jane was fantastic so welcoming. Even had fresh milk and a lovely cake waiting for us after a long journey to get there. The location of the cottage is ideal for those that love walking with or without dogs. Our dogs had an amazing time. The garden is secure for them to play in. When we come back to this part of the country would definitely stay at Farm Cottage.

There is a camping shop at Burrowhayes Farm which is approx 200 metres down the road, useful for any forgotten items or last minute supplies. Burrowhayes Farm also have ponies and horses for hire; they organise escorted rides in the glorious Horner Valley and on the open moorland of Dunkery, Ley Hill and Selworthy so everyone can enjoy to the full the beauty of Exmoor with the added thrill of being on horseback. Small children's ponies are available for parents to walk and lead as well.

The village of Porlock is approximately 1 mile from Farm Cottage and boasts three pubs, two grocery shops, a traditional local butcher, chemist, cash machine, hardware shop, visitor centre and a range of independent restaurants, shops and tea rooms. Many of the shops in Porlock are open during traditional hours of 9 am to 5 pm, although hours are often extended during the summer season. Conversely, some shops also reduce their opening hours out of season.

Minehead is the nearest town, approximately 6 miles away. Here you will find the larger supermarkets and petrol stations (Tesco and Morrison's are both situated on the outskirts of the town and have longer opening hours), most major high street banks with cash machines, plus a range of other shops throughout the town.
