Villa Banci is an old 18th century farmhouse located on the hills south of Urbino, near the village of Pieve di Cagna. Carefully restored, the villa retains original exposed stone and wooden beams, combined with period furniture and rustic-style details. Divided between the main house and an independent annex, the property includes four bedrooms, a kitchen with dining area and large living areas with direct access to outdoor spaces. The terraced garden, bordered by olive trees and flowering shrubs, is equipped for outdoor living. A panoramic pool, shaded areas, table football, dining areas and outdoor lounges complete the setting. Villa Banci is an ideal base for visiting the Adriatic coast and the art cities of Marche and Emilia-Romagna. The property borders on one side the owners' residence (sometimes used as a holiday home) whose gardens are separated by a fence.

The complex consists of the villa and an annex. VILLA - GROUND FLOOR - Hallway entrance; living/dining room with fireplace, TV area and French windows to the garden; service bathroom; small kitchen with direct access to the garden; a double bedroom with en suite bathroom with shower. FIRST FLOOR — Relaxation area; kitchen with fireplace and direct external access via external staircase; bathroom with shower; a double bedroom with a divisible bed; two bedrooms with a French bed. ANNEX — Access via six steps; living room with kitchenette, TV and dining area; bathroom with shower; laundry room; French window on the porch facing the pool furnished with a large dining table and barbecue. Air conditioning in the rooms (mobile air conditioner in the room on the ground floor).
Park:
The fenced garden (about 1100 square meters, with a net height of 1.3 m) is spread over three terraced levels. The vegetation includes olive, birch, fir, oak, palm and ornamental plants. Gravel paths and paved areas connect shaded relaxation areas and main entrances. The covered porch in front of the annex is equipped for outdoor dining and directly overlooks the pool. A gazebo near the main entrance houses a foosball table. Two separate parking areas can accommodate up to seven cars within the property. N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
Located on an upper level and about 20 meters from the villa, the pool is surrounded by hedges, olive trees, palm trees and seasonal blooms. Irregularly shaped, it measures 11 x 4.4 m with a depth of 1 to 1.45 m; covered with PVC; chlorine purification; access via Roman staircase and metal ladder; indoor and outdoor lighting. The solarium area, partly lawn and partly paved, is furnished with sun loungers, umbrellas, tables, chairs and a solar shower. The pool is open from the last Saturday in April to the first Saturday in October.
