Seixal is a quiet, picturesque town on Madeira’s North Coast, surrounded by stunning nature—perfect for lovers of the outdoors and extreme sports. It’s known for its black sand beach, canyoning, and stand-up paddle. Porto Moniz, famous for its natural pools, is a 20-minute drive away, while São Vicente, known for its volcanic caves, is in the opposite direction. The property is about 60 minutes from the airport and 40 minutes from Funchal.

GETTING AROUND
The best way to reach the property is by transfer, which can be arranged with local partners and is cheaper than airport taxis. If you rent a car, navigation apps will easily guide you to the address.

Guests have access to all areas of the property.

INTERACTION
The team is always available to help or answer questions, with an app provided for guests containing important property and local information.

OTHER OBSERVATIONS
- All guests must present valid ID (passport or identity card) as required by Portuguese law.
- Check-in must be scheduled in advance (at least 48 hours prior); otherwise, it is subject to team availability.
- Bed linen and towels are provided. Baby cot, high chair, and baby bath are available on request. The property is equipped with a first aid kit, extinguishers, and fire blanket.

HOUSE RULES

To ensure a pleasant stay for everyone, we ask that you observe a few simple rules.

• Smoking is not permitted inside the property.
• Parties or events are not permitted.
• We ask that you be considerate of the neighbours and keep noise levels down, especially at night.

The property may be equipped with a smart sensor (Minut) that monitors noise, smoke and temperature levels, solely for safety reasons. This system does not record conversations or collect personal data. Should abnormal levels be detected, you may receive a message from our team asking you to check the situation.

In accordance with Portuguese law, all guests must present valid identification for registration.

A municipal tourist tax may be charged (€2 per person per night, up to a maximum of 7 nights).

Check-in: from 4 pm. Early check-in is subject to availability and payment of a fee.
Check-out: by 12:00. Late check-out is subject to availability and payment of a fee.
