The studio is located in the neighborhood of the 'Musiciens' and is a 10min walk to the famous "Promenade des Anglais" and the beach. It's easily accessible from the main train station of Nice (8-minute walk) and the tram stop (3-minute walk from the stop 'Alsace Lorraine') connecting you directly to Nice's international airport within a 20-min tram ride.
The beautiful building has an elevator which brings you to the 5th and last floor, where the bright and fully equiped 20m² studio "La Terrasse" is located.

• Livingroom: TV with satellite cable, dining table for 2 people with chairs, a cupboard , a small couch table + 2 pouf chairs, a standing lamp and sofa bed for 2 people (140x190cm)
• Kitchen: Microwave, hob, kettle, toaster, refrigerator, freezer, coffee machine (french press), and cooking utensils.
• Bathroom: shower, sink, little cupboard and WC
• Balcony: A 10m2 balcony with a table and 4 chairs, 2 fauteuils with a table
And also: a washing machine, a small ironing board + iron, a hairdryer, central heating, Air Conditioning, a fan and 2 beachtowels and a beach umbrella
The studio is equipped with Wifi, bedding and bed linen and towels
If you are arriving with your baby, we can organise a baby travel bed and/ or a highchair for you (Cost: one time 15€ per item).
You need help with the transfer to the apartment?
We have been using a taxi transfer company that has proven to be reliable, professional and reasonable. We can organise your transfer for both, arrival and departure and you pay the driver directly (flat fee).

The accommodation is on the 5th floor, with elevator. You will be given one set of keys on your arrival.
IMPORTANT: Please be aware that you have to take a few steps to reach the building door and the elevator.
- THE QUARTIER –
This residential area is characterized by elegant Belle Époque and Art Deco buildings housing apartments and casual stores and restaurants. The Théâtre de la Cité hosts stand-up comedy and children's performances. The Jardin Alsace-Lorraine park features statue-lined walkways and a play area.
-WALKING DISTANCES-
• 10 minutes to the Promenade des Anglais and the beaches
• 10-12 minutes walk to the pedestrian and main shopping street "Avenue Jean-Médécin"
• 20 minutes walk to the Old Town of Nice (Vieux Nice)
If you arrive by car or you are renting a car you have 2 public car parks close by: car park "Palmeira" in 5min walking distance and car park "Thiers" in 7min walking distance.
If you want to visit another city, you can take a train from the main train station of Nice (Gare Nice Ville/ Gare Thiers) which you will reach after 10min walking distance.
If you are arriving Nice by plane you can take the tram T2 directly from the airport, bringing you to the Tram Stop "Alsace Lorraine" which is 3min walking distance away (also the direct connection to go back to the airport).
The tram T2 also brings you directly to the port (harbour) of Nice (Port Lympia).
IMPORTANT: Please be aware that you have to take a few steps to reach the building door and the elevator.
Please note that our check-in hours are from 4pm to 8pm. We will be happy to welcome you after 8:00 pm. However, please note that if you arrive at the apartment between 8:00 pm and 10:00 pm, you will be charged a late arrival fee of 20€ in cash, from 10:00 pm to midnight 30€ and from midnight to 1:00 am 50€. No check-in after 1am.
With the general propagation of bedbugs in many countries, we want to reassure our tenants/guests that we do everything to keep our rental properties bugfree. The tenant/ guest acknowledges that the Owner/House Manager has inspected the Premises of any rodents, bed bugs or other infestations according to good knowledge and conscience. The tenant/ guest shall ensure that all personal property brought onto the apartment/ premises is free of infestations. The tenant/ guest shall keep the Property reasonably neat and clean to prevent pest infestation. The tenant/ guest shall immediately notify the Owner/House Manager of any pest infestation and shall cooperate in any necessary pest control measures. If pest control is required, The tenant/ guest shall make reasonable preparations in the rented apartment/ Premises as directed by the Owner/Property Manager for such treatment.
The owner/property manager disclaims any and all liability, such as for direct and indirect damages, losses, damages, and costs that may be incurred by the tenant/ guest as a result of a bed bug infestation. The tenant/ guest is advised to take out insurance against such damages, if necessary, in order to be indemnified thereby.
