Fitou villa is a large, modern, spacious villa with stunning sea views located on an exclusive domain with three swimming pools. The domain is situated on the edge of a famous wine village and in walking distance to a selection of fabulous restaurants and wine caves. Official 5* classification from the Tourist Office of France.

The villa is bright and spacious with three double bedrooms and two luxury modern shower rooms (one en-suite). The large open-plan lounge, dining and kitchen area opening out onto a decked terrace really does have the wow factor with uninterrupted views of the salt water lagoon and the Mediterranean sea. The bright entrance lobby with small sofa, desk and chair is ideal as a separate snug or workplace.

The villa is furnished in a modern and comfortable style with leather sofas and quality fixtures and furnishings. There is also 600 Mbit/s high speed internet and both French and UK TV channels.

The villa comes with all modern facilities including air conditioning (first floor), electric roller shutters, a fully fitted kitchen and utility area with washing machine. There is also a secure garage ideal for sports equipment storage.

The master bedroom with en-suite, main living space and dining terrace are on the first floor and the two additional bedrooms, bathroom and WC are on the ground floor.

The small private garden is accessed from the two ground floor bedrooms via a wooden decked terrace and is planted with Mediterranean herbs, plants and an olive tree.

The exclusive domain has three swimming pools including a heated pool, open from May to October, a large family pool and a shallow toddler pool. Sun loungers are provided in the pool area.

Fitou is located in the southern Languedoc-Roussillon region of France approximately halfway between the historic town of Narbonne and the Catalan town of Perpignan.

The village has four restaurants all within walking distance of the villa, a bar, post office, supermarket and boulangerie. There is also a tennis court, boulodrome, multi-sports court, football pitch, skate park and a children's playground.

The four restaurants all serve superb food and offer a unique French atmosphere some with alfreso dining. At the Vidal restaurant, a traditional auberge you can indulge in an amazing seafood and cold meat buffet or choose local dishes such as wild boar from the a la carte menu. At Cave D'Agnes restaurant, a converted barn, the food tends to be traditionally French with options such as steak, oysters, goats cheese and seabass. Bel Ciano is an Italian restaurant new to Fitou in 2024. Initial reviews are that the food is delicious and authentic.

The local wine producers welcome visitors for wine purchasing and tasting in their village caves and take pleasure in talking about the various grape varieties, the terrain and the wine making process.

Other local specialties include the Moulin a Huile where you can purchase olive oil direct from the local producers. For seafood lovers a visit to the oyster and mussel farm is a must where you can taste fresh shellfish harvested directly from the inland salt-water lagoon.

The village hosts many festivals and aperitifs during the summer months including the annual wine fête and traditional sardinade. The whole village, including the young and old come out to support the events that are usually accompanied by live music and plenty of free flowing local wine.

The long sandy Mediterranean beaches of Leucate and La Franqui are approximately 15 minutes drive from the villa and offer an abundance of water sports.

Windsurfing can be enjoyed by beginners and pro's alike at the Wesh Center Crew, a windsurfing school, bar and restaurant located on the etang (inland salt water lagoon) approximately ten minutes drive from the villa. There you can book lessons with English-speaking instructors, hire windsurfing and paddle board equipment or if you're already equipped, just turn up and get out on the water. After a session on the water you can then relax and make the most of the buzzing atmosphere of the Wesh Center BBQ's, sometimes with live bands, whilst watching the sun go down over the etang. (The Wesh bar and restaurant is open to all).

Additional water sports such as sailing, canoeing, kite surfing and water skiing can be found nearby at La Franqui, Port Leucate or Le Barcares.

Other local attractions include an African safari park at Sigean and both a Parcours adventure park and an aqua park at Port Leucate.

The area is a so ideal for cycling with tracks from the villa winding through vineyards and a new scenic cycle path circling the étang, connecting Leucate and La Franqui.

Head inland from Fitou and you’ll find a stunning gorge at Vingrau perfect for freshwater swimming.

The Region:

Languedoc-Roussillon is a great place to visit at any time of the year. It's perfect for a summer beach/pool holiday but also ideal for a winter break when you can experience many unique seasonal customs and traditions.

Languedoc-Roussillon is France's southernmost region and boasts pretty much everything including long sandy beaches, the Pyrenees Mountains, rivers, lakes and gorges and of course the beautiful Mediterranean Sea.

The region has a long coastline of virtually uninterrupted white, sandy beaches and picturesque fishing villages and ports. Beach bars and restaurants spring up in the summer months where you can relax on large comfy bean bags, hammocks or sun loungers and eat amazing Mediterranean food whilst admiring the sea view.

Watersports can be found on the coast whilst activities such as canyoning, mountain biking, rock climbing, horse riding, white water rafting, hiking and golf are also available.

The ski resorts of the Pyrenees mountains are approximately a 90 minute drive away.

The local area offers lots of family activities and days out such as the underground caves at Ville-Franche (40mins), the little yellow train that travels up the Pyrenees mountains (40 mins), a fantastic African safari park with over 3000 animals (20 mins) as well as a whole host of adventure and water parks (20-30 mins).

The region is littered with historical monuments, abbeys and castles and boasts several UNESCO World Heritage sites: the Pont du Gard, the Canal du Midi, the best preserved medieval walled fortress at Carcassonne and the pilgrimage routes to Santiago de Compostela, which take in the abbey of Saint-Guilhem-le-Désert and the abbey church of Saint-Gilles.

The region is rich in wine and food culture with local specialities on offer in the local restaurants, markets and direct from the producers. Most towns and villages have a local food market where local, seasonal produce can be purchased, in particular fresh fruit and veg, gorgeous cheeses, fresh seafood including local oysters and mussels, cured sausages and hams, olives and olive oil and of course an array of quality wine at a very reasonable price.

The buzzing town of Perpignan, with it’s strong Catalan influence is a 25 minute drive away where you will find a maze of chiq boutiques and busy pavement bars, cafés and restaurants.

Narbonne to the north is a lovely, typically French town with a beautiful canal running through the centre, a stunning cathedral and an indoor food market, famously visited by Rick Stein on his Canal du Midi barge trip.

A short trip over the border to Spain will take you to Figueres where you can visit the famous Dail museum. The region is also famous for it's great painters like Matisse and Picasso who once found inspiration in the beauty and light of French ports such as Collioure, Banyuls, Port-Vendres and Cerbère are all within approximately an hours drive of the villa.

Why they chose this property

Languedoc-Roussillon is a hidden gem boasting everything from Mediterranean sandy beaches, water sports, gorges and rivers and mountain retreats.

Fitou is a famous, traditional wine village with authentic French restaurants and a little bar where the locals sit outside on hot summer evenings.

The area is largely unspoilt and traditionally French. The locals are friendly and hospitable and take pleasure in sharing their knowledge of the area.

The domain is perched up on a hill with outstanding views of the sea and inland salt water lagoons. The domain is quite small, is mainly owner-occupied and well kept with communal gardens and three swimming pools, including one toddler splash pool.

The panoramic sea view from the first floor terrace is what makes this villa truly special. The photos really don't do it justice.
