Guests often tell us it’s one of our most stylish stays, helped along by the nearby Wellness Barn, where yoga sessions and sound baths can be booked. Bring your best people, a decent camera, and enjoy the Cotswold Lakes right outside the door.
𝗧𝗵𝗲 𝗦𝗽𝗮𝗰𝗲:
Berry Farm Barn sleeps up to ten guests across four bedrooms and a mezzanine sleeping area. The principal bedroom features a king-size bed and en-suite, with a second king-size en-suite bedroom, and two further bedrooms that can be set as super-king beds or twin beds. The mezzanine sleeping area includes a king-size sofa bed with a privacy screen, ideal for flexible group stays.
Inside, there’s a dedicated dining area for ten, alongside a fully equipped kitchen with appliances and cookware. The living spaces are designed for relaxed time together, with a Smart TV and fast and reliable WiFi throughout. Central heating keeps the barn comfortable year-round, and the log burner will keep your evenings extra toasty.
Outside, you’ll have a private hot tub, charcoal BBQ, fire pit and courtyard garden with outdoor seating, plus access to a meadow, football field and rope swing, along with a pétanque / boules court for easy afternoons outdoors.
𝗚𝘂𝗲𝘀𝘁 𝗔𝗰𝗰𝗲𝘀𝘀:
You’ll have full private use of the barn, courtyard garden, hot tub and outdoor spaces throughout your stay. Parking is available on site, with two allocated spaces and additional room for visitors.
Check in from 3PM and check out by 10AM. You can arrive at your own pace with self check-in via key box, just give us a call if you have any issues.

You’re on a peaceful working farm in South Cerney, just 5–10 mins' walk to three pubs, a chippy, Indian restaurant, cafés, and two small supermarkets. Cirencester is 3 miles away and the Cotswold Lakes are just down the road for water sports, paddle boarding, and peaceful walks.
𝗚𝗲𝘁𝘁𝗶𝗻𝗴 𝗔𝗿𝗼𝘂𝗻𝗱:
Set within the beautiful Cotswold Lakes, you’re surrounded by over 180 lakes, woodland trails and quiet village lanes. The landscape feels open, green and peaceful in every direction. It's the perfect space to be active and explore, ideal for cycling, paddle-boarding, or just walking and enjoying the abundant wildlife and fresh air.
South Cerney is only a few minutes away and is one of the area’s most established villages. Think traditional stone cottages, small, friendly shops, lovely pubs and delightful cafés. Tree-lined lanes and village greens all lead directly towards scenic lakeside routes, so nature’s nearby even when you’re shopping.
Cirencester is about 10-15 minutes by car and offers boutique shopping, restaurants, markets, and a rich sense of history. Kemble Station is also close, with direct trains into London, making this spot practical for quick weekend visits as well as longer stays.
𝗢𝘁𝗵𝗲𝗿 𝗧𝗵𝗶𝗻𝗴𝘀 𝘁𝗼 𝗡𝗼𝘁𝗲:
The house is dog-friendly. Two well-behaved dogs are welcome (£35 per dog). A travel cot and highchair are available, and decoration services can be arranged for special occasions.
Just over the way, you’ll find the aptly named “Wellness Barn” offering yoga and fitness classes that can be booked during your stay. An excellent idea if you want to build in a little time to reset alongside everything else your visit has to offer.
Quiet hours run from 10PM to 8AM, and we ask guests to respect the peaceful setting: No parties, and no smoking indoors.

Short family vacation
Berry Farm Barn was an excellent choice for us. The pre arrival information really good and information.There were so many great touches - its clear that a lot of thought has gone into making the place very comfortable. The quality of a lot of the equipment was really appreciated - e.g the sound system, the kitchen appliances etc.
Almost impossible to fault - it is highly recommended. We would certainly consider returning with a large party.

Autumn break
We had a wonderful stay at this stunning property.. it was everything we’d hoped for! Our first short break this year and a much needed family get together which was perfect.
A lovely warm house to greet us after a long journey from Wales… plenty of space, a perfect temperature throughout our stay with underfloor heating, very comfortable beds, a cosy PlayStation room that the children loved, well fitted welcoming kitchen, beautiful bathrooms (we had our own bath in our room!) and a gorgeous hot tub! The lighting throughout the house was amazing plus the Sonos music system…
The dining table was lovely and big for us all to gather around at meal times.
Such a beautiful property with gorgeous grounds… highly recommended we can’t wait to return!!

What a wonderful find!
We visited Berry Farm for my mothers 80th birthday celebration weekend. It was a family weekend across all the generations and the house just suited us perfectly. The grandparents loved the cosy corners to sit and read the papers, and the wonderful garden. The tweens enjoyed the hot tub, watching a movie in the huge sitting room, making a cake for Granny and paddle boarding on the lakes. The adults enjoyed long dog walks and the amazing kitchen and space the house offered. And the dogs enjoyed the freedom and wonderful welcome doggy bags. We couldn't have asked for any more. The managing agents were prompt to sort out any problems we had, but its a shame they weren't a little more friendly in their manner! But that said, we just loved it and will definitely be returning (should the bank balance allow).

Beautiful accommodation, cosy stay!
Beautiful accommodation, luxury quality and spotless throughout, cosy stay! Especially appreciated the sound and lighting systems, stunning fireplace and comfy beds.
Areas for improvement include customer service by the management company, as communication was somewhat slow and transactional with little personal touch or possibility for flexibility around check in / check out times (communication direct with the owners of the property was great however, most warm and kind). In addition worth noting that the property is right on a minor road running through the village, not a problem but it's possible to hear mild traffic from two of the bedrooms, basically not completely quiet if you're expecting a totally rural and tranquil setting. But definitely calm nonetheless :)
Overall we had a lovely and happy stay here, would highly recommend with the caveat about the brusque customer service!
This property is absolutely stunning, beautifully designed, spacious, and perfect for a large group. We thoroughly enjoyed our stay overall, but there are a couple of things worth noting:1. The farm functions more like an event space than we expected. During our stay, fitness events took place every evening, which meant a steady flow of people coming and going. While the activity didn’t disrupt us inside the house, it made the space feel less private than the listing suggested. Walking or driving past workout classes in the adjacent barn felt a bit awkward, and we often found ourselves feeling like we had to be more mindful of the event guests. The hot tub is also in full view of the barn, which further limited the sense of privacy.2. Additionally, the check-in process could be improved. The confirmation email came from “Cotswolds Waterparks” rather than through Vrbo, and there was no check-in information in the app, which made arrival more confusing than it needed to be.That said, the property itself is gorgeous, well-appointed, and conveniently located. With a few improvements to communication and a clearer picture of the setting, it would be absolutely perfect.
