𝗧𝗵𝗲 𝗦𝗽𝗮𝗰𝗲:
Booking both Arlington Farmhouse and Cottage gives you exclusive use of a private country estate for up to ten guests. Sitting side by side behind gates, the two homes are connected by an internal door, and flow easily between shared moments and quiet retreat, connected in a way that feels natural and unforced.
Inside and out, the estate is shaped for unhurried living. Open fires, generous dining and living spaces, fully equipped kitchens, a bar, and a pool table invite time together. Outside, the hot tub, gardens, patios, and communal BBQ hut are yours alone. Once the gates close, the estate belongs entirely to your group.

You will have sole use of the entire estate for the duration of your stay, including both the Farmhouse and the Cottage, along with all outdoor spaces. The hot tub, gardens, patios, private driveway, BBQ hut, bar area, and pool table are all reserved just for your group.
There is ample parking on the private drive, with EV charging available. Self check-in allows you to arrive with ease and settle in at your own pace. Which is a real luxury when staying so close to Bibury.

For smaller groups, the estate can also be enjoyed as two separate homes. The Farmhouse sleeps six across three bedrooms, while the Cottage sleeps four across two bedrooms, allowing flexibility while keeping the same sense of ease.

Great home in a lovely area. A neighbor did call the police and said there was a 10 person brawl because we were in the hot tub after 10pm. Otherwise amazing!
The Cotswolds is famous for good reason: the rolling hills, the picture-perfect villages, the honey-coloured cottages that seem to deepen in colour by late afternoon.
What tends to surprise people is everything else. Cheltenham Jazz Festival pulls a line-up you'd expect from a much larger city, and the Royal International Air Tattoo at Fairford is one of the great spectacles of the British summer. Theatres, galleries, antique shops and the kind of coffee stops worth a detour are scattered across the region, often in places you wouldn't think to look.
Daylesford Organic started as a farmshop and has quietly become something closer to a country estate you can spend the day inside, spa included. The Bull at Charlbury does a Sunday roast worth planning the weekend around. Aynhoe Park, since Restoration Hardware took it on, is somewhere between a country house and an art installation. The Cotswold Lakes are a world of their own, lodges on the water, paddleboards waiting for you, room to explore and room to do nothing at all.
This is our neighbourhood. So whether you're after a dog-friendly weekend of long walks and pub fires, a five-star house with a hot tub overlooking a lake, or somewhere to base yourself for a festival weekend, welcome. We're here to help.
What makes this property unique
Be.Here. is a collection of homes built for the kind of short stay that actually feels like one. Each one is different in setting, character, and shape of weekend, but they share the same quiet instinct for what a good break needs.
Nothing is left to chance. We've stayed in enough short-let homes to know which details matter, and we build every Be.Here. home around the ones that do.
Because a short break should feel like a real one. Whether you're here on your own with a book, around a long table with friends, or somewhere in between, the home should disappear into the background and let the weekend happen. That's the art of a great stay.
