Fantastic property in the heart of it all. Our host Fiona was very responsive. The property was spotless. Rooms had all the modern comforts. We will be back for sure. Loved it.
Location was great! Housekeeping touched up 1 of 3 bathrooms, and never refreshed towels like they were supposed to! No freezer, so no way to keep ice cold for drinks.

Great house in a fabulous location. Very close to Victoria station. We had a family group of 11 and the 6 bedrooms gave us plenty of space to spread out. I was concerned about no living room, it worked out fine to hang out in the kitchen. It us a great neighborhood with lots of walkable restaurants and grocery stores.

The weather was very hot and the lack of air conditioning especially on the top floor made sleeping difficult. The fact that almost every door had a coded lock was irritating.The location was really good.The lack of a lounge area to relax in is a negative especially with 10 people staying there.

We take your comments very seriously, especially regarding the heat. You'll be pleased to know we have a major renovation planned for this January, and installing a powerful air conditioning unit on the top floor is a top priority. This will make a huge difference to comfort during the warmer months.
We also appreciate your feedback on the door locks. Thanks to your comment, we have already disabled the auto-lock feature, so guests no longer need to enter a code every time they use the door.
Finally, regarding the living space, you are correct. As we emphasize in our listing description, the house is designed without a large communal lounge, focusing instead on providing comfortable, private rooms. We always encourage guests to review this detail to ensure the layout is a perfect fit for their group's needs.

Stayed here with a large group including children, great location with easy access from Victoria Station. Very clean, lots of amenities near by. Be aware house has a lot of stairs but I will definitely look to rent this location again.

Family vacation - perfect location to explore London
Perfect location for our family’s London vacation! This old London residence has been updated with comfortable bedrooms to accommodate 3 couples and 5 teenagers. You could not find a better location to plan all your day trips to explore London. You are within walking distance to all the great attractions and amenities are close by. We’d definitely recommend and look to stay there on our next trip. Thanks to our hosts and team for the stay.
I had the ambitious task of planning a family trip for 14 of us which included toddlers and elderly. The property was big enough to accommodate them all and also provided some basic amenities that lasted the duration of the stay. The host was kind enough to allow early check in and also held our luggage while we did one final tour before we headed to our next destination. Great communication and very friendly. I would highly recommend to anyone with big groups. It made our holiday trip that much better to have a great and spacious accommodation in a lovely area.
About a month after we booked, we requested another night and the hosts responded promptly that we could. Communication from the beginning throughout the entire stay was excellent.The location and property was perfect for our group! This place is in walking distance to lots of sites and easy access to public transit.All the instructions provided by the hosts were perfect and helpful.We had minor issues with the door locks during check in and they were immediately remedied. Also, one of the lights went out and the host came over to fix it within 30 minutes. We were a group of 10 family and friends and this was perfect for our stay. The kids loved the attic room.

Liked: Check-in, communication, location
The host was readily accessible via messenger only. Standard stock responses in a timely manner. No issues there.The property is very well situated. On the main road, so noise is a lot. The property however is odd. It is setup as a House of Multiple Occupancy (HMO), so each room has a door code lock with strong hinges. This means every time you exit the room, the door closes and you have to reenter the code. Every time. The bathrooms also have this, and so every time you go to the bathroom you have to enter the code. This is obviously not ideal for families with kids.There is NO living room. The only communal space is a small cramped kitchen in the basement around the kitchen table. Not ideal for hanging out with friends staying with you.The kitchen is minimally setup with just the bare essentials. Every cupboard is labelled with the room number. There are labels EVERYWHERE. The house itself is clean enough, but VERY tired. The carpets on the stairs are threadbare and the cripper rods are showing on most risers ready to cut bare feet (all 3 kids had this). All the walls are heavily scuffed and scraped.There are only TWO bathrooms for 5 bedrooms, with the top floor bedroom having to walk down 2.5 flights of stairs. Again for kids, not ideal. The en-suite is ok, but only useable by that one room.The top floor bedroom has VERY limited height, with the entrance door needing to be ducked into (its 4ft), and the room itself has sloped ceilings with limited height.

Thank you for the feedback. We are disappointed to read this, as we strive to be incredibly transparent about the property's layout.
Regarding the Living Room: We explicitly state in the listing that there is no lounge, and we reiterated this in the detailed message sent to you immediately after booking to ensure the property was the right fit for your group. That said, we are currently in the process of enlarging the basement shared area to create a dedicated dining room for future guests.
Regarding the Doors: As this is a tall building, the self-closing mechanisms are a fire safety measure that we adhere to. However, the doors do not auto-lock. You do not need to re-enter a code to move around the house. It appears that by instinctively entering the code on an already unlocked door, you were inadvertently locking it yourself.
Regarding Maintenance: We actually have 3 bathrooms (not 2) and they are fully functional. Regarding the carpets: We have already booked a full replacement of the stair carpets for this month as part of our scheduled updates.
We hope that despite these misunderstandings, you were able to enjoy the central location.
So let me start with the good thing about this stay. The location is very good. Being downtown was great. Ok so it's not a 5 star location. The beds were hard as a rock. We would wake up feeling sore because of the hard beds. The rooms are small and not very impressive. The have key codes on each door which you have to key in every time. That was extremely annoying. The stairs were tight and steep. I whacked my head several times. I would not recommend for seniors. They mentioned a living room which appears to be the kitchen. The chairs in the kitchen were not very comfortable. I wished that someone had given a real review because it would have given me some insight. I hope that this provides a more realistic perspective.

Regarding the points you raised:
Mattresses: We understand that mattress preference is very personal. For clarity, we do use high-quality firm mattresses, which many guests find comfortable, but we are sorry they were not to your liking.
Layout & Stairs: You are correct that the house features the tight, steep staircases common in historic London properties. We try to be clear about this in our listing and agree that it may not be suitable for all guests, particularly seniors or those with mobility concerns.
Common Area: We also want to clarify for future guests that the main communal area is the kitchen. The house is designed to provide private, comfortable rooms as a base for exploring the city, rather than having a large, traditional living room.
Keypads: Thank you especially for the feedback on the door keypads. We realized this could be an inconvenience, and thanks to comments like yours, we have recently updated the settings. The doors no longer require a code every time you enter, which has made access much smoother.
We are always working to improve the guest experience, and your feedback is a valuable part of that process. We hope the prime location still allowed you to make the most of your time in London.
There were five of us in our group for a week-long girls trip, all in our 30s, so we were looking for something comfortable, central, and reasonable. This was a great house where we could each have our own room, handle our own coffee/breakfast in the morning as a group if we wanted, and wind down with some wine in the kitchen at the end of the night as a group, plus it was very central. Being close to the Victoria station meant that we could easily get all over London quickly and easily to see everything we wanted to see, but it’s also in a great neighborhood with great local pubs and cafes that the hosts recommended. The house was very clean, the kitchen was well-stocked with dishes and essentials, and the hosts communicated very promptly throughout the entire booking process and during our trip and provided lots of great info around check-in time. I would highly recommend this property for your London stay!
Our family group of 10 stayed here in July. We rented the whole home and it was perfect for us. Great location very close to Victoria Station. Walking distance to Buckingham Palace. Neighborhood was great with many grocery, cafe and pub options within walking distance. Checking and out was very simple. Many extras like hairdryers, chargers, plug adapters, iron etc. This property was as advertised. I highly recommend this property. Thank you for having us!!
Note that there are no common areas other than the kitchen but it worked fine for us as we were out and about most of the time.
