This condo was just completely remodeled and updated at the end of May 2019. Brand new appliances and new furniture and decorations throughout the entire condo.

Located on the forth floor of centrally located Ocean Ritz! With all of the amenities of home, plus the added pleasure of the Gulf of Mexico right out your back door, you may never leave Ocean Ritz once you check in! This condominium features four full bedrooms and four full bathrooms; Lots of room to spread out and really enjoy your vacation at the beach! These gulf-front balconies are really something to experience personally to fully appreciate! The size is unmatched in Panama City Beach! When you enter the condo, you'll be greeted by the kitchen featuring granite countertops, and all the cooking and baking utencils you could need. The kitchen overlooks the enormous dining and living spaces. The living room features a lovely flatscreen television and queen sofa sleeper. From the living space you have access to both of the gulf-front master bedrooms with attached bathrooms, one with a whirlpool tub. There are also two additional bedrooms with attached bathrooms.

The two master bedrooms with a water view have king size beds in them. The 3rd bedroom has a king size bed and the 4th bedroom has a queen size bed, and a bunkbed that the top is a twin bed and the bottom a double!

Rating Details: The property manager was adequately helpful. The vacation rental was clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We had a wonderful time and the room set up was perfect for our large family. However, some things were not so perfect. For instance the cookware was terrible, the beds were terrible, the cleanliness was terrible, the dishwasher had black mildew and gunk ALL in it! The oven took forever to cook, and the outside gas grills would not stay lit. Parking was a nightmare for the extra guest who had to hope to find a parking place across the street. With a 4 bedroom condo you would think you would be allowed more than 1 parking spot. However over all it was a good location and a good place to stay. If I was to recommend this property to my friends I’d have to tell them all these complaints first.

The view from the condo was fantastic. The condo itself was horrible. It is not just remodel. The dishwasher had mold in it. The floor was not cleaned. The sheets had stains. We bought our own. The parking was horrible. We will not be back to this condo or to Panama City Beach. The people are rude and we got no response about the conditions of the condo. The details need to be updated on VRBO

Could’ve been better

The condo was in a great location and we liked the fourth floor we stayed on but there was some cleanliness issues. First thing we noticed was stained comforters. I had to go purchase a new comforter for my bed just to feel ok to sleep in the bed, I hadn’t planned on that expense but now I have an extra comforter. Then, my husband pointed out how moldy/mildew our shower curtain liner was. We checked and all the showers had the same look. We purchased new shower liners for all of them so we could take a clean shower. After our first breakfast we realized we needed a new pan, the one there was chipping on the bottom and wasn’t safe to cook in. So again, another added purchase we hadn’t planned on. After a couple days there the exterminator showed up and sprayed around in the bathrooms, we weren’t aware he would be coming by. After he was gone the next day we spotted a roach in one of the bathrooms and the day after that another roach in a second bathroom, both still alive. The pillows were flat so we had to go buy new pillows to sleep on as well, now we have extra pillows for our home. We had a great week weather wise but these little things added up to make us realize this is why we choose renting a house for our family on beach vacations instead of worn out condos….

The condo was filthy, the refrigerator door fell off on my 11year old and none of the tvs worked. The beds were all horrible as well. It’s in a great location but that’s the only thing going for it

Accommodating for the whole group!

Our group of 9 had a great stay here. Easy access to the beach, pool and parking (except for the fact there is only 1 space available directly on the property, but extra parking was close enough. Definitely a great week for our family!

Fun Was Had but Room was bad!

We had a fun time because we can always make a bad place into a fun place. The condo was not clean. Sand on the floors and even in our sheets. All of the beds in bedrooms had horrible mattresses and worn out. You would sink into the holes. The bed comforter had some type of rust on it, one of the gulf front rooms curtains were broken and had to use hair clips to keep them closed. The ironing board would not even stand up. If you use the oven be aware you can’t open the oven door and expect it to stay down. I mashed my hand several times. There was mold on the door seals. None of the tv’s in any of the bedrooms worked. The only TV you could watch was in the living room and there was not enough seating in there for everyone to sit. The balcony was nice and had plenty of room. I love coming to PCB and usually come twice per year but would not recommend this unit. The Emerald Coast Destinations people were very nice but we never got an ironing board the we were told would be replaced. They offered to have a cleaning service come but who wants bothered by that when you’re trying to vacation. Also nothing would stay plugged in the electrical outlets because they were to large

First time bike rally

The condo was a great location to enjoy the beach and the bike rally. This was a first time to the rally for some of our group. We also had a great view of the air show from our balcony so all was great. This location is also right in the middle so if u enjoy walking lots of things are within a good walking distance to enjoy the scenery and the local businesses.

I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Condos are never super clean at the beach but this one is gross! You can smell the mildew smell first thing when you open the door. The living room rug will also testify to how grimy this room is. The sofa has a slimy film &a sour smell. The drapes & soft furnishings are stained worn & tattered. The master bed has a huge dip in the center & the guest bed squeaks so bad it is impossible to sleep on. The fridge doesn’t fit the cut out so the door doesn’t open far enough to get larger items in & it doesn’t shut well so your food can get ruined easily. The freezer leaks a slippery puddle of water into the floor a few times a day which per other guests we met who had stayed in this room previously this has been an issue for years. Which was cause for a mold & air quality concern based on the smell & filthy return vent. Being just a few floors up from the pool deck means you won’t be able to enjoy the balcony in the PM when people have profane music blaring. You’ll still be able to hear it even in the room & you won’t find anyone who will be able/ willing to enforce the noise ordinance. We called every number we could but nothing helped, and in the AM you’ll get to wake up to the sound of the blowers as they clean the pool deck. The parking spot is not covered which can be a good thing or a bad thing if it’s raining. It’s not likely that you’ll get a spot in the tiny overflow lot & public parking was $12. But the MOST FRUSTRATING thing was that there are no available channels on the TVs & other than the living room they aren’t smart TVs so you can’t even stream your own accounts. So you will NOT be able to watch TV in your room. It’s like a terrible prank. So Be warned!!

Great location but…

The condo is nice and in a wonderful location. An adorable coffee shop across the street and close to gas stations, Walmart and of course the beach. BUT whoever cleans it really needs to step up their game. It needs a deep clean. We had sand in our bed sheets upon arrival which really grossed me out from the get go. Sand also on floors and in bathrooms. Balcony floor is filth and we had to wear shoes the whole time inside. Went two days without WiFi bc the router was bad (they did replace it), we couldn’t watch any Netflix/hulu/etc. we did without but with little ones this became a struggle. If I were the owner, I would be very disappointed that I was even paying someone to clean because it is not properly done at all. The extra pillows/comforters provided need replaced in a bad way as they have yellow and brown stains all over them and if not, then please provide them with pillow cases. Communication with property manager was great, location was perfect but the cleanliness was very disappointing.

Perfect spot

This condo was wonderful, exactly as described. The heated pool was great and the check in process was super simple. We would be thrilled to return. I was say, after paying $265 from being towed, that the parking in the overflow lot needs some attention. Our parking pass must have blown off the dash and onto the floor. Just make sure to tape it down so you don’t have to end your otherwise great trip on a very sour note 🙂

Great place but needs a deep cleaning

We had to wear our shoes in the Condo until we bought floor cleaner and mopped the entire space. Furniture needed steam cleaning and Table needs to be replaced. The Balcony was awesome but also very dirty, floors furniture and railing. HVAC was not working when we arrived. DX coil was frozen up due to clogged filter and coil. We cleaned the unit after it thawed. Luckily there was a new replacement filter and two in our party are HVAC guys. It began cooling the space and continued to do so while we were there after cleaning. I understand that the owners can’t always be there to see that regular maintenance and cleaning is being done, I’m pretty sure they’re paying for it. We had a great time and not discouraging anyone from staying here. I’m saying the maintenance and cleaning is subpar at best.

Overall, I recommend this vacation rental. Reviewer Comments: Had to wait over 3 hours to het into our condo due to they key pad broken. Had to argue with the property owners and manager company that it was broken. They finally sent a maintenance person who stated that the key pad had been giving them problems for weeks and it had not been fixed. They “changed” the entry code for is. Which appears to have been a default code to the entire building because someone in our party got off the elevator on the floor below is and went into the wrong room using that code. Be prepared to pay excessive fees.. parking garage is super small, oh but there is a overflow parking lot across the road... that only parks maybe 10 vehicles.. so someone more than likely is going to have to pay to park in the public parking for the week. Attempted multiple times to speak to the property owner on the phone but they refused to talk to me in any other form than via email. Condo was ok but the service getting into the room die ti the broken key pad was uncalled for. And then they acted like i was the bad guy when i wanted repaid for the 3.5 hours my family had to stand in the hallway waiting to get this issue fixed. (An issue they knew they already had).. did i mention we had to stand there with over 400.00 in groceries in the hall way.. waiting while we convinced them that the key pad was broken.... The did agree to pay me back 45.00 for my troubles tho! Wahoo.. havent seen it yet tho....

Overall, I do not recommend this vacation rental. Reviewer Comments: The rental was okay. It needs a lot of work and updating. The handle to the main sliding door on the balcony was broken when we arrived. 3 of the 5 TV’s were not working and were constantly freezing. The bedroom TV’s have very limited channel availability. The fridge was leaking water in the kitchen floor. We had to keep a towel in front of it to avoid slipping. They did come to check the door handle but weren’t able to repair it. Maintenance did fix the TV’s. Multiple times, we came back to the condo to find that the entrance door was cracked open. We noticed the door was not latching well. My 8 year old son just pushed it and it popped open without entering the door code. The parking was not bad at all unless you’re in a large vehicle. Overall, these were all minor inconveniences and we did enjoy the location of the building and the pool area. It is walking distance to a lot of stores and a short driving distance to all of the popular restaurants.

Too expensive for condo conditions.

The space is great but everything is so outdated and it seems everything is about to break to the touch. One of the toilets was completely loose, furniture are broken, tv’s are so outdated and the channel line up so small that we couldn’t watch tv. One of the fans was broken, the refrigerator handle was so loose, the sofas are so dirty, the drawers in the bedroom furniture had crumbs in them, we had to buy new cooking pans to be able to cook, I could go on but it is never ending. Im giving it two stars because of the space, it is great for a big family, otherwise it would have been a one star.

We used the stairs for the most part, so never had to deal with the elevator much. Parking is not ideal. We had a spot on the condo lot, and another pass for the overflow (not many spots at all), and our third car was in the paid parking lot ($84 for week). We did call maintenance for a few things-no locking mechanism on bathroom door in one bedroom, some electrical outlets were not working, the door to main living room balcony was very loose. Overall, it was a positive experience.

Emerald coast inc ocean ritz

The parking was a nightmare, ended up costing 84 a week extra per car for public parking because the small lot for the 22 story building stayed full including the designated parking spot. Also the listing said it was park on deck walk straight into room. This was an outright lie. Its 2 flights of stairs to the first floor you come to sith rooms, ours was 4 flights. One elevator was broken so there was a 20 to 30 minute wait on elevators.

Not impressed

The parking is horrible. The elevators rarely work, which was ok being on the 4th floor. The condo itself was not clean and needs serious maintenance. The location is good. We will not stay here again.
