Completely updated 1 bedroom, 1 bathroom condo in an oceanfront complex!
The condo has a fully equipped kitchen and a reserved parking stall just steps steps away. This beautiful 3rd floor condo takes full advantage of the trade winds, boasts a beautiful view of the garden, and a partial ocean view. An air conditioner is also provided in the bedroom for a comfortable night of sleep.

You will have all the conveniences of home. A large kitchen with all the amenities is the perfect spot to prepare meals. There is even a blender for your frozen drinks and the refrigerator has ice and filtered water through the door. There is plenty of seating at the counter to dine or visit with the chef.

The spacious living room has a comfortable leather sofa to relax on after a day of exploring the Big Island and there is a smart TV with Netflix (you will need your Netflix log in information).

The bedroom has a comfortable queen size bed with very soft 100% cotton sheets. There is an air conditioner in the bedroom for your comfort to help you get your best night's sleep.

Headed to the beach? We have beach chairs, umbrella, a cooler and more for guests to use. Downtown Kona is a short walk on beautiful Alii Drive. Close enough to all the many restaurants and shops yet far enough away that you can get away from the hustle.

The bathroom has a shower/bath tub combo and is stocked with plenty of towels for your stay. We provide shampoo and conditioner for your convenience. There is also a full sized washer and dryer in your condo so you can do laundry if needed, laundry pods are provided for you.

The lanai is a wonderful place to start and end your day. Enjoy your morning Kona coffee or evening cocktail while you listen to the songs of our local birds, and get lost in the beauty of the gardens and tropical foliage that surrounds you. You also have a partial ocean view from the lanai...Breathtaking!

Alii Villas is a highly sought after oceanfront property and very popular vacation rental complex with many guests returning year after year.
Alii Villas has beautifully maintained grounds, a solar heated pool with plenty of lounge chairs, and a large deck with BBQ grills and tables for your oceanfront dining and entertaining. There are benches by the ocean where you can often see spinner dolphins playing. Many people gather at the sea wall to view the spectacular Kona sunsets and try to catch a glimpse of the green flash! You can also see humpback whales (in season).

Great place to stay.

Jen & Mike were fantastic hosts for our stay. They are extremely welcoming, accomodating and helpful throughout and have ensured all the little extra things are there for you. The condo is only a short walk into town and on the water. The condo was clean and equipped with a wide range of items. We would definitely recommend this place and will stay here again on our next visit!

Relaxing getaway

This was our 2nd time at this property. We enjoyed it so much the first time that when planning this trip we wanted the same place because we loved the location. The condo was very clean and well maintained. Everything was great. We especially enjoyed the spectacular sunsets.

This is the second time we have stayed at one of Jen & Mike's properties. They are great and helpful hosts and their units are well maintained and clean. We like the Alii Villa's location and the pool is never crowded. This location will be at the top of our list for our next visit.

Great location!

We enjoyed our stay here. Pros included a very easy check-in process, designated parking, very clean and well-stocked unit, great beach supplies (cooler, chairs, boogie boards, towels), and washer/dryer. We agreed with other reviewers that the parking space is very narrow (no big trucks or SUVs), the bed felt small and was on the firm side, and the couch was not very comfortable. Pillows were very flat and hard, but I bought a fluffy one and left it there. Would stay again, but would bring my own pillow.

Beautiful condo!

We had a great stay at Jen and Mike’s condo. We have stayed at two other condos at this property and appreciated the updates they have made. The property itself is also very clean and well kept. They are wonderful hosts, providing a smooth and easy check in, spotless condo and everything we needed for the week. Loved having all the beach equipment…chairs, umbrella and towels. They were always very quick to answer any questions we had too. We definitely hope to be back again!

Wir haben unseren Aufenthalt in der Ferienwohnung sehr genossen. Es begann mit einer persönlichen Begrüßung und ausführlichen Erklärung der Wohnung durch die sehr sympathischen Gastgeber. In der Wohnung ist wirklich alles vorhanden, was das Herz begehrt. Auch die Lage war sehr zentral, in wenigen Minuten war man im Zentrum. Wir haben unseren Aufenthalt sehr genossen und sehen uns sicher bald wieder.

Kailua-Kona

This condo was an easy place to be for our month in Kailua. Alii Villas is a well kept property with a great pool and a spacious BBQ deck. Parking is convenient and the whole complex feels friendly and secure. After a few nights the road noise seemed to fade into the ambient.

We highly recommend this condo. It was clean, modern & cozy. The lanai looked out onto a beautiful garden area. The whole complex was quiet which was nice. The owners were very easy to communicate with & the check-in process was simple. The condo had everything we needed.

Absolutely gorgeous!

Exceptional! Arriving late at night to this property, we were greeted with a personalized welcome message from the hosts, and the vision of flickering tiki torches on the lanai. By day, we treasured the relaxing aesthetics of the decor, which we enjoyed for the duration of our three week visit. Jen & Mike ‘knocked the ball out of the park’ with their preparations. Beach chairs, beach towels, boogie boards, etc. were all available for our use. Waking up refreshed and having coffee on the lanai which overlooked a beautifully landscaped garden setting was idyllic. The very efficient ceiling fans kept us cool, without us ever having to use the air conditioning unit. The pool area and grounds of this condominium were extraordinarily clean and well maintained. The kitchen provided everything we needed to prepare our meals along with some much appreciated spices and condiments. In all, we did not want for anything and will eagerly look forward to revisiting this property again. Mahalo Jen and Mike!

Nice, well appointed place, but too hot in the condo for us.

This was our 1st vacation involving a condo rental, we generally book 4-4½ star resorts. When we vacation, we love the heat while out, but like to come back to relax and watch TV in the evenings – we don't vacation to socialize with or meet new people. It appears we were not careful enough in reviewing this listing and the expected outdoor temperatures when we chose. While the condo was excellent in every other way, and the hosts had it well stocked with information and useful items like boogie boards, the lack of air conditioning outside of the bedroom was an issue for us. There are instructions to ONLY run the AC with the bedroom door closed, along with explanations of how expensive electricity is. The first 5 days we were here, the outside high ranged from 86-88° F (29-31° C) In the evenings the condo was 30° C (86° F) and we were sometimes able to drop the temp down to 26°C (79° F) by the next AM by running two fans full speed all night, but it would start rising again early AM. The first few nights it felt hotter than that in the condo, but we only bought a thermometer and another fan after the first few days. With the trade winds generally coming from the NE/ENE, we were not able to get any sort of useful breeze through the condo. We were very hot and uncomfortable anywhere in the condo (except the bedroom) every evening. The AC cooled the bedroom well, but we didn't want to spend our evenings there, and the TV was in the living room. We needed to keep some clothing on due to the lack of privacy - the windows / door we needed to keep open were facing other condos. With the way the condo is laid out, and the vertical blind over only part of the patio door (the blind vanes could not be closed) privacy was limited and anyone on the lanai opposite could see directly in. The leather couch wasn't a great option as we would stick to it in the heat. We also didn't want to run the oven in the condo or go down to the BBQ area to cook/eat publicly, so we ate out. We did not contact the hosts about this issue, as the documentation we had been provided was clear that the A/C was only for the bedroom. While our travels around the island were great, and we experienced some amazing things, we will more carefully review our prospective condo rentals amenities in the future. From what we can see in reviews, this has not been a huge issue for those who left reviews, but we felt it was important to share for travellers who might feel the way we did.

Relaxing and well equipped stay on the Big Island

Great communication from Jen and Mike. Easy check in process. Well situated on Ali'i Drive, under two miles to the pier. Clean condo with plenty of space for two or a bit more. Everything we needed for our stay was already there and the full size washer and dryer was wonderful. Parking is right outside the entrance. We are from a cold climate so the heat in Kona took some getting used to. The AC unit keeps the bedroom comfortable if you keep the door closed and there are extra fans around the unit. I would definitely stay here again.

Clean and perfect location

Clean and comfy condo, has everything you need in the kitchen plus beach essentials. Also, the lanai is great place for breakfast. A big plus for a great shower pressure! Bring ear plugs if you are a light sleeper, the AC is pretty loud. It was a great stay!

Perfect location for our Big Island Getaway

Jen and Mike’s property is even more lovely than described. The lanai has a secluded feel with a beautiful garden and partial ocean view and perfect spot to cool off in the shade. Our communication with Jen was wrinkle free and being personally welcomed by them upon arrival was such a lovely touch. The complex is clean, very safe and everyone we met exuded the Aloha Spirit. This property comes highly recommended!

Quaint place with a nice pocket view on Lanai

Loved the welcome from the host upon check in. This place has all the spices, condiments, sunscreen items that you need for your stay. Clean condo with everything you need. The outdoor lanai in the evenings with the solar torch lights and plants are a nice touch. Close to town.

Kona Vacation

Had a great experience with this property. Jen and Mike were great hosts. Saw whales from the unit parking lot during our stay. Was about a mile walk to most of the restaurants and shops downtown Kona. Would highly recommend it to others looking to stay in or near Kona.

Mike and I have been visiting the islands for over 20 years and finally realized our Hawaii dream when we moved to Kona in 2017. Prior to moving to Kona we rented out space at our lake home in Minnesota and are excited to have the opportunity to do the same in Hawaii. We found the perfect location at Alii Villas to call home and are excited to share this beautiful complex and the Aloha of the island with our guests.
