Welcome to Warner Wood, a beautiful holiday home nestled in the charming seaside town of Selsey. This unique and spacious chalet bungalow, complete with heated swimming pool included all year around is a true home away from home. The heated swimming pool has options to be heated at any time of year; there will be an extra charge for this; please contact us for details. Featuring a stunning garden and a full-sized snooker table, the property offers a serene retreat for families and groups. Located in a quiet cul-de-sac, it is just a three-minute walk to “West Beach” and a ten-minute stroll to the conveniences of Selsey High Street.

Selsey is a picturesque coastal destination known for its tranquil atmosphere, beaches, lifeboat station, and breath-taking views of the English Channel. The town, costal area, and local nature reserves offer activities for all ages. With its traditional seaside charm and a variety of local shops, cafés, and pubs, Selsey provides the perfect setting for a relaxing getaway.

Warner Wood is the ideal family escape, comfortably accommodating up to 15 people. With a games room including a full- sized snooker table and a private heated swimming pool available year-round, the property is a perfect retreat in any season. Upon entering the house, you are greeted by a cosy seating area overlooking the bright front garden, a peaceful suntrap that is perfect for relaxation. The kitchen leads to an open plan living and dining area, large enough to host everyone. This space features a TV, comfortable sofas, and a piano, creating the perfect spot to unwind after a day of swimming or exploring.

The fully equipped games room is a highlight of this home from home. It includes a full-sized snooker table, a card table, a dartboard, and a record player with a selection of vinyl records to enjoy. A double sofa bed can be set up in this room upon request, adding flexibility to the sleeping arrangements.

The property boasts a variety of bedrooms designed to suit different group types and sizes. On the ground floor, there are two double bedrooms. The master bedroom features a super king-sized bed, an en-suite bathroom with a walk-in shower and separate bathtub, and generous storage space. The second bedroom is a bright and inviting space with a king-sized bed, a cheerful blue and pink colour scheme, a desk nook, and ample storage. A separate bathroom with a walk-in shower and toilet is located nearby, next to a utility room equipped with a washing machine, dryer, ironing board, and airer. At the base of the stairs, an office area with a desk and printer provides a quiet workspace for those who need it.

Upstairs, there is a delightful nook designed for children, complete with books and seating to keep them entertained. The first bedroom on this level is a family room with a double bed and two single beds. This room opens onto a large, decked balcony, offering a peaceful space to watch sheep grazing in the meadows, take in views of the iconic Selsey windmill in the distance, or practice yoga. The balcony is also a great spot to enjoy the sunset with an evening cocktail or watch occasional firework displays during summer festivals. The second upstairs bedroom is a bright room with a king-sized bed, featuring a desk or vanity area ideal for getting ready. In the hallway, there is a wooden-panelled cupboard for hanging space, along with a third bathroom that includes a shower over the bath.

For those seeking more privacy, the annex suite offers a secluded sleeping area accessible from the pool area. This space includes its own shower room and toilet, a bedroom with a king-sized bed that can be separated into two singles, and a single sofa bed that can be set up on request. The annex also features a small kitchenette and sliding doors that open onto the patio, BBQ area, pool, and garden.

The swimming pool is another highlight of the property. It can be heated to 26 to 28 degrees upon request and at an additional payment. Available year-round, it has an enclosure cover during winter months that can be opened to allow swimming regardless of the outside weather conditions. The outdoor space is perfect for family barbecues, with plenty of seating to enjoy the sunshine and the lovely garden views.

The property also boasts a rich history. It was once owned by the parents of Paul Weller, while his father managed The Jam. The Hammond organ in the games room belonged to them, and the caravan in the front garden (not included in the rental) was frequently used by Paul Weller himself, who reputedly wrote Eton Riffles amongst other songs during his visits here.

The couple who purchased Warner Wood from the Weller family in 1998 have now relocated to London. Their children have opted to preserve this special place for multi-generational getaways for the entire family, while making it available to other guests who want to enjoy some Selsey serenity.

Group holiday

Great house for 4 families to socialise together in the comfortable and large lounge and well equipped games room. We appreciated the range of condiments and utensils in the kitchen and cleanliness throughout the house. Thoughtful welcome pack too. We didn't pay the extra charge to heat the pool so it was quite bracing but still useable - it was a shame some bugs and insects also like to use it. Easy walk to the beach and Selsey (including the fantastic The Hopp Inn).

Birthday celebration

Arrived to a clean and spacious accommodation. Very light and airy. We were a family party of 15 celebrating my husbands 70th birthday, including our 8 grandchildren. The pool definitely made the weekend. They spent hours in the water playing all sorts of games. The sea was only a 10 min. walk and spent a couple of hours there. We made use of the barbeque and all the furniture round the pool. Our sons and husband enjoyed the snooker table, plenty of laughter going on. Bedrooms were set up to our request which was great. We would like to thank the owners for there consideration in ordering padded seats for the 2 sun beds and fans incase we were hot in the house. These arrived when we were there by amazon along with the pool net to remove any leaves etc. Lovely thought. I would definitely recommend warner House. The arrival package was an added treat thank you.

Overall good but with disappointments

This house was booked for a family celebration weekend for a joint 70th birthday, for ten adults and five children. Overall the house was good but there were disappointments in the condition of the house on arrival. Bedding and towels were clean and fresh. The kitchen was very well-equipped and mostly clean. It was let down by the unhygienic condition of the nozzle on the freezer ice and cold water dispenser . . . .rusty and covered in mould and potentially a health hazard. There were dead spiders in the annexe wardrobe and patio door curtains and dead insects and dust along the window sill. There were many strings of cobwebs along the coving of the main bedroom en suite bathroom. The skirting board of the main bedroom had clearly not been cleaned for a long time, being covered in grime and dust. The conservatory window sill was covered in dead insects and dust. The net for the swimming pool was broken from its pole so we had to resort to using just the net to clean the pool of foliage and insects, with someone swimming with the net. The youngest children would not enter the pool with insects and leaves in it. On arrival the boiler in the upstairs bathroom was off and would not fire up, showing a fault code 22 for lack of pressure. Luckily we had a plumber in our party who knew how to repressurise the boiler so we could have hot water in the sinks and bath. We would have expected the how water supply to be checked as fully working before our arrival. The games room had an overwhelming musty smell throughout the weekend. Windows and patio door were barred and locked so we had to contact the agent to find the location of the keys to the bars to open them in turn to open the windows and patio door to attempt to clear the musty smell, though not fully satisfactorily The bbq had not been cleaned from a previous use and the grill was covered in burnt food and remains of food. Thus whilst the house is good in so many ways it was let down by a poor standard of cleaning and preparation for guests.
