Large family house in heart of nature reserve
Enjoying delightful views over fields and woodland, and with its own large garden and within walking distance of a children’s playground, football pitch, tennis court, cricket net, a pub and numerous public footpaths and bridleways, this house is an ideal place to relax. In a quiet village surrounded by open countryside in the South Downs National Park, this detached house is a perfect holiday home for an extended family (or two families holidaying together).
This family home has recently been completely renovated and decorated to a high standard. It has wifi throughout the house suitable for anyone who needs to work during their holiday. The ground floor is mostly laid with stone slabs, cool under foot in the summer and cosy with underfloor heating in the winter, while the two livings rooms have wooden floors, also with underfloor heating. The large kitchen-diner has bi-fold doors and windows looking out over the garden. The dining table can comfortably sit 12 people. The kitchen is well equipped with an electric range, induction hob, combi microwave oven, warming drawer, two dishwashers and an American style fridge-freezer plus a large overflow fridge.
The dining area opens onto the larger living room through sliding doors allowing both privacy or connection to the kitchen as you desire. The living room has four large sofas and two armchairs, a wood-burning stove, a smart TV with Ethernet connection and bi-fold doors onto the garden. The other living room has a corner sofa, a games table for 6, armchair, smart TV with Ethernet connection and DVD player and a piano. It also opens onto the garden through sliding doors.
Also downstairs is a shower room (perfect for off-road cyclists or kids straight back from the beach); a utility room with washing machine and dryer and plenty of space for coats and wellies; and a downstairs cloakroom.
Upstairs, there are five bedrooms and three bathrooms. The master bedroom is large and has an en-suite bathroom with a bath/shower and a smart TV. There is another double bedroom with an en-suite shower room and a further small double bedroom. The large twin room has two single beds which can be zipped together to form a super-king sized bed. The fifth bedroom has two bunk beds and a single bed. The family bathroom has a bath/shower. All the bedrooms look out over the garden and fields beyond apart from the small double room. There is also a travel cot available should you request one.
The south-facing terrace along the back of the house has plenty of comfortable garden furniture to allow you to sit outside and enjoy the sunshine and lazy BBQs on a summer’s day. For those wanting more activity, there is a ping-pong table next to the house and a trampoline at the far end of the garden. The large lawn just beyond the terrace is perfect for badminton, croquet or to kick a football around.
There is off-street parking for several cars.
There is much to see and do in this scenic area of Sussex. The property has access to an extensive network of footpaths and cycle routes in this area of the South Downs National Park which is rich in animals, birds and plant life.
The secluded village of West Marden has a pub (2 minutes’ walk away) which serves good pub food and has recently reopened under new owners. The nearby village of Compton (around 1 mile or twenty minutes’ walk along a footpath) has a village shop and tea room, a children’s playground, and a village recreation ground with a tennis court (guest booking fees apply – currently £5 per hour) football pitch and cricket ground with cricket net. For golfers there is a pitch and play course at Petersfield (c. 25 mins by car) and golf clubs at Petersfield, Rowland’s Castle and Goodwood. Motor racing and horse racing are nearby at Goodwood and international polo at Cowdray Park. The stunning long sandy beach at West Wittering (Blue Flag status) is half an hour away as is the Cathedral city of Chichester with its ancient cathedral, theatre festival, Roman ruins and shopping. West Dean gardens, the Weald and Downland Museum, Butser Ancient Farm, Uppark National Trust house and Fishbourne Roman palace are all within easy reach. Portsmouth with its naval dockyard housing Nelson’s Victory, the Mary Rose and many activities for busy children is an easy drive away.
The house typically takes less than 90 minutes to reach from SW London and under two hours from central London by car. There is an hourly direct train to London Waterloo from Rowland’s Castle train station, which is 15 minutes’ drive from the house. There are also more frequent, and faster, services to London from Petersfield train station (c. 30 minutes’ drive from the house).
