You’ll be staying in Lower Mill Lakes, a dedicated holiday estate, which means you also get access to an amazing range of shared outdoor spaces and facilities. It’s a relaxed, family-friendly setting, with plenty to dip in and out of throughout your stay. Across the estate, you’ll find indoor and outdoor swimming pools, spa and wellness facilities, tennis courts and multi-use sports courts, along with children’s playgrounds and an indoor soft play area (a rare find).

Explore all the lakes have to offer by fishing, kayaking and paddleboarding, with cycling routes, walking trails and wildlife-rich grounds running throughout. Please be mindful when using communal areas, and leave them as you found them for others to enjoy. Some facilities and activities may be subject to availability or additional charges depending on the time of your stay.

𝗡𝗲𝗮𝗿𝗯𝘆 𝗙𝗼𝗼𝗱 & 𝗗𝗿𝗶𝗻𝗸:

Even though you have a full kitchen, sometimes it’s nice to make life a little easier and have someone else do the cooking for a change. Thankfully, at Lower Mill Lakes there’s a great mix of food and drink options across the estate, giving you flexibility throughout your stay without needing to travel far. Whether you’re planning a proper meal or just need a few extra bits, Ballihoo Restaurant serves relaxed breakfasts, lunches and dinners on site, while The Pizza Shack offers wood-fired pizza for easy takeaway. You’ll also find The Snug for drinks and light bites, the Wine Room at Ballihoo with its self-serve wine dispenser, and Ballihoo Market for essentials, fresh bread and ready-made meals. For a short walk beyond the estate, The Baker’s Arms pub in Somerford Keynes is only around 15 minutes away.

𝗧𝗵𝗲 𝗡𝗲𝗶𝗴𝗵𝗯𝗼𝘂𝗿𝗵𝗼𝗼𝗱:

Set within the beautiful Cotswold Lakes, you’re surrounded by over 180 lakes, woodland trails and quiet village lanes. The landscape feels open, green and peaceful in every direction. It's the perfect space to be active and explore, ideal for cycling, paddle-boarding, or just walking and enjoying the abundant wildlife and fresh air.

South Cerney is only a few minutes away and is one of the area’s most established villages. Think traditional stone cottages, small, friendly shops, lovely pubs and delightful cafés. Tree-lined lanes and village greens all lead directly towards scenic lakeside routes, so nature’s nearby even when you’re shopping.

Cirencester is about 10-15 minutes by car and offers boutique shopping, restaurants, markets, and a rich sense of history. Kemble Station is also close, with direct trains into London, making this spot practical for quick weekend visits as well as longer stays.

𝗚𝗲𝘁𝘁𝗶𝗻𝗴 𝗔𝗿𝗼𝘂𝗻𝗱:

• A car is ideal to explore the area

• Local taxis available (pre-booking needed)

• 15 mins to Kemble Station (trains to London)

𝗢𝘁𝗵𝗲𝗿 𝗧𝗵𝗶𝗻𝗴𝘀 𝘁𝗼 𝗡𝗼𝘁𝗲:

The house is dog friendly. Two well-behaved dogs are welcome (£35 per dog). Travel cots, high chairs, potty and bottle sterilisers are provided. Paddleboard hire is available on request, and decoration services can be arranged for special occasions.

Quiet hours run from 10:30PM to 8AM, and we ask guests to respect the peaceful setting: No parties, and no smoking indoors.

𝗜𝗻𝘁𝗲𝗿𝗮𝗰𝘁𝗶𝗼𝗻 𝗪𝗶𝘁𝗵 𝗚𝘂𝗲𝘀𝘁𝘀:

Everybody finds peace in a different way, and that’s how it should be. From the moment you book, you decide the pace, and we’ll be there to help you plan, and create moments that really matter. It’s that little extra layer of support we offer to make sure everything runs smoothly. Thoughtful service, that never gets in the way of a good moment.

Whether that means a slow morning with a fresh pot of tea and a long soak, or a day out exploring neighbourhoods and nature - we’ll guide you, so it all unfolds just the way you’ve pictured it.

Fantastic house which was really well equipped and close to the spa and Balihoo facilities. We had beautiful weather - hired a Kayak from the activity hub and paddleboarded on the lake. Plus did a walk around one of the bigger lakes which we haven't done before. Just the best weekend.

The property was very well equipped with all the basic essentials that were needed throughout the stay. Everything was as described on the website. Hosts were available before our stay with all of our questions, i didnt need to reach out throughout the stay. Nice and spacious property with a nice view of some water. Property was slightly hard to find as it was behind some hedges - however someone working there found the property for us and showed us the way. 2 of the beds, the mattresses were uncomfortable and the bedframe was loud too. Apart from that we had such a good time. The location was very good - not too far from some local Cotswolds villages. Would definitely book again.

Thank you for your detailed and balanced review. We’re so pleased you found the property well equipped, spacious, and true to the listing, and that the location worked well for exploring the Cotswolds. It’s great to hear the team were helpful before your stay too. We’re sorry the property was a little tricky to find at first, but glad someone was able to assist you quickly. Thank you as well for flagging the mattresses and bedframe noise, we have since fixed this issue. We’re delighted you had such a good time overall and really appreciate you saying you’d book again. We’d love to welcome you back.

Why they chose this property

The Cotswolds is famous for good reason: the rolling hills, the picture-perfect villages, the honey-coloured cottages that seem to deepen in colour by late afternoon.

What tends to surprise people is everything else. Cheltenham Jazz Festival pulls a line-up you'd expect from a much larger city, and the Royal International Air Tattoo at Fairford is one of the great spectacles of the British summer. Theatres, galleries, antique shops and the kind of coffee stops worth a detour are scattered across the region, often in places you wouldn't think to look.

Daylesford Organic started as a farmshop and has quietly become something closer to a country estate you can spend the day inside, spa included. The Bull at Charlbury does a Sunday roast worth planning the weekend around. Aynhoe Park, since Restoration Hardware took it on, is somewhere between a country house and an art installation. The Cotswold Lakes are a world of their own, lodges on the water, paddleboards waiting for you, room to explore and room to do nothing at all.

This is our neighbourhood. So whether you're after a dog-friendly weekend of long walks and pub fires, a five-star house with a hot tub overlooking a lake, or somewhere to base yourself for a festival weekend, welcome. We're here to help.

What makes this property unique

Be.Here. is a collection of homes built for the kind of short stay that actually feels like one. Each one is different in setting, character, and shape of weekend, but they share the same quiet instinct for what a good break needs.

Nothing is left to chance. We've stayed in enough short-let homes to know which details matter, and we build every Be.Here. home around the ones that do.

Because a short break should feel like a real one. Whether you're here on your own with a book, around a long table with friends, or somewhere in between, the home should disappear into the background and let the weekend happen. That's the art of a great stay.
