Welcome to Southbank House - a stunning, secret retreat with breathtaking views over the Newmarket Valley. This fantastic property features a private drive with parking for 2 cars, a beautiful kitchen diner, a lounge with a feature log burner, 3 bedrooms, 2 bathrooms, 2 additional WCs, and outdoor terraces to make the most of the outlook.
Southbank House is a rare gem, accessed via a quiet lane and beautifully renovated to blend contemporary design with the classic Cotswold Cottage aesthetic. The clever layout maximises the stunning valley views, offering several outdoor terraces for your enjoyment, some hidden high over the house itself a little further up the hill.
Ground Floor:
The private front door opens into a spacious kitchen diner, complete with a dedicated study area. The kitchen, with a beautiful island, is fully equipped for your short stay, featuring a double oven, gas hob, dishwasher, fridge, washing machine, microwave, kettle and toaster, and finally, a Nespresso-style coffee machine finishes things off. An original Cotswold stone pantry adjacent, housing the freezer, adds a touch of character. The kitchen flows into a perfectly placed dining area with large double sliding doors that open onto the main terrace, allowing you to soak in the breathtaking south-westerly view. Next to the kitchen/diner is a spacious yet cozy lounge with a beautiful wood-burning fire, a comfy sofa and armchair that can seat four, and a television. There's also another seated table at the front, providing an ideal spot to sit, relax, and admire the outlook over the valley.
First Floor:
Upstairs, the first floor comprises three double bedrooms and two bathrooms. Just like the ground floor, each bedroom takes full advantage of the outlook. The main bedroom has a double bed, ample furniture, and its own en-suite WC. Bedroom 2 also has a double bed and boasts a large private outside furnished balcony! Bedroom 3 is a comfortable, fully furnished twin room. In addition to the en-suite WC in the main bedroom, there are two more bathrooms: one modern wet room with shower and the other a bathroom with a feature bathtub.
Outside...Heading Up Even Higher!
This home really makes the most of its position, as outside you'll find more stairs leading higher, above the house itself, to some amazing secret terraces. With access either from the front drive, landing or bedroom 2's balcony, here you'll find a peaceful seating area with a pergola, creating a serene spot for outdoor relaxation, and another smaller terrace above the house offers more stunning views, perfect for those who enjoy soaking in the natural beauty of the surroundings.

Nailsworth, a delightful market town nestled in the heart of the Cotswolds—an Area of Outstanding Natural Beauty—is known for its rich history dating back to Roman Britain.
Nailsworth boasts some fantastic places to visit. Visitors can enjoy a variety of tea shops, restaurants, and country pubs, all within a short drive from other picturesque towns like Stroud and Tetbury. For those interested in outdoor activities, the surrounding countryside provides ample opportunities for walking and exploring.
A short stroll down the hill brings you to The George, your nearest pub, which is a great place to stop whether you’re near or far.
Nailsworth has some fantastic eateries. Amalfi promises an unforgettable culinary experience of authentic Italian food, with lovely seating areas both inside and out. William’s Food Hall, a local institution, offers fresh, locally sourced produce alongside artisan delicacies.

The Regency Spa Towns of Cheltenham and Bath are approximately a 40-minute drive, as is the historic city of Gloucester, famous for stunning Gloucester Cathedral and The Gloucester Docks.
Lastly, for something less 'built up,' there are numerous walks right on your doorstep. In fact, there are some lovely woods right at the end of the road! Minchinhampton Common is just a mile away, surrounded by rolling hills and grazing cattle. A trip here should always be accompanied by a stop at Winstones Ice-Cream Parlour on nearby Rodborough Common. Open all year round, they serve hot Belgian waffles and have a brilliant selection of ice creams!
Although there are two parking spaces, the road leading to the house narrows and is steep with sharp turns.

🚗 Parking: This house is tucked away, high in the hills. Although Southbank House has its own driveway with parking for 2 cars, access may be challenging for some. We highly recommend parking a little lower down the hill, walking up to assess your route, and then driving up.
👨🍳 Kitchen: Our kitchen comes fully equipped with every necessary appliance for your stay. We also include complimentary tea, coffee, sugar, salt, pepper, cooking oil, and Nespresso-style coffee pods for the coffee machine. If you require any other basics, please let us know so we can arrange them for you.
👨🍳 We also can recommend an excellent private chef should you need one.
🛌 Linen and Towels: We supply crisp 100% cotton linen for all beds, along with mattress and pillow protectors. There will be a bath and hand towel per guest, along with a bath mat in each bathroom. Toilet roll is also provided, along with shower gel, shampoo, and face/body cream. In the kitchen, we provide a tea towel.
🪵 Firewood: We provide 1 complimentary basket of kiln-dried wood, along with firelighters, kindling, and matches, per stay. Further bags of wood can be purchased for £10 per bag from our handy log store on site.
🧹 Housekeeping: We provide complimentary housekeeping services for stays longer than 7 nights. If you require additional items or housekeeping services for stays shorter than 7 nights, please contact us for availability and pricing.
