Welcome to our restored 1970s modernist family home, where space, light and countryside calm meet the culture, beaches and food scene of East Sussex.
Set in the village of Three Oaks, the house is just 10 minutes by train or car to Hastings, St Leonards-on-Sea or Rye, and around 1 hour 15 minutes by train from London. We have free parking and an EV charger but with a train station in the village, you can arrive and explore easily without needing a car.
Designed with families and group stays in mind, the house is generous, relaxed and easy to live in — something our 5-star guest reviews consistently highlight.
Outside, the large, enclosed garden backs directly onto open farmland, offering uninterrupted views and beautiful sunsets. It’s ideal for outdoor meals, children playing safely, and evenings around the fire pit. We’ll leave some wood to get you started.
Inside, this is a true mid-century home, lovingly restored rather than modernised. Original parquet floors, classic blue bathrooms and clean modernist lines give the house real character, while still feeling warm, practical and comfortable for family living.
The house flows easily between indoors and out. A U-shaped, open-plan living space connects the newly fitted kitchen, dining area and lounge with decorative fireplace. Triple-aspect glazing fills the space with natural light, and doors open onto two patios, making it easy to move between cooking, eating and relaxing outdoors.
The gas barbecue with hob sits beside the garden and is set up for proper outdoor cooking — something we use year-round and encourage guests to enjoy. If the weather turns, there’s plenty to do inside too, with vinyl records, CDs, board games and books for all ages.
Three Oaks village has a friendly local pub just a three-minute walk away, serving traditional British food, and excellent rail links to Hastings, Rye, St Leonards, Bexhill, Eastbourne and London. The surrounding area offers beaches, coastal walks, galleries, food markets and festivals, all detailed in our local guide.

It’s easy train route to London (the station is 2 mins walk and drops you off in London in 1hr 15). The village pub. The fact you have so much around you and you don’t have to choose between Rye, Hastings, Camber or Dungeness.
What makes this property unique
It’s is restored to its mid Century best, complemented with furniture from the era, but it’s the garden that makes it such a wonderful stay.
