Contained Fun Garden, Lymm Gem Quaint Cosy Guest House with Private Parking
Welcome to our lovely home 10 minutes walk from the centre of our beautiful village of Lymm in Cheshire, England. Our guest house is very cosy and quiet being well set back from the road. The property was built in 1820 and converted in 1970.
Downstairs. Downstairs there is the dining room with a large table and six chairs, along with a well equiped kitchen, and a lounge with two sofas, a coffee table and a smart 50 inch TV with multiple streaming services included (BBC, Netflix, Prime, Disney+).
Upstairs. The master bedoom has a full foam mattress double bed. There is plenty of wardrobe space for your clothing along with a vanity dresser and mirror. All of the windows are newly double glazed with blackout main curtains.
The second bedroom contains bunk beds (two single beds), along with a wardrobe to hang/store belonging, and a chest of drawers.
The bathroom is a good size with a double shower enclosure with electric shower. Toilet, sink and cabinet.
Garden. The guest house faces the generous garden which is fully enclosed and has a number of benches to enjoy the surroundsing. We also have a climbing frame with swings and a slide, a separate slides, a rope swing and a trampoline. There is also a shed full of other garden games and additional garden chairs.
WiFi. We have the fastest fiber connection that we can buy and typically reaches speeds about 150MB/s, we rarely have any issues with it.
Parking. There is a private car park with room for three cars, and a EV charge point available for an additonal charge. We live in the adjacent property so you may see us in the car park or pottering in the garden, though we try to keep this to a minimum. There are no shared doors or entrances to your guest house.
Close By. There is a lot within walking distance. There is a convenience store 2 minutes walks away (Co-op) along with a pub, The Crown where children's meals are only £2! Ridgeway Grundy park is about 5 minutes walk which has a good variety of play equipment for all ages. Lymm village is about 10-15min walk which can be reached by road, path through the park, or walk along Bridgewater canal. Lymm Dam is a popular attraction for a nice 1hr circular walk. The Trans Pennine trail is also a 10 mins walk away which is excellent fo walking, scooting (excellent surface) or cycling.

Hi, we’re Edd and Cat and we’ve loved living in Lymm since we moved here in 2023 along with our daughter, cat Bandit and two guinea pigs, Tulip and Pearl. We live on the same grounds as our Guest House which is just next door. We’ve been hosting for over 2 years and really enjoy enabling people enjoy the area around Lymm.
Why they chose this property
Lymm is a lovely rural area with lots to do. It has a great village community and also a great mix of visitors who enjoy the canal, cafes and eateries. The is Lymm Dam which offers a lovely walk through the woods, and close by is the Trans Pennine Trail which goes all the way east to west across northern England.
What makes this property unique
Built in 1820 the property has a very vintage feel with exposed beams but with modern comforts. The garden is quiet, sunny, spacious, enclosed and quiet so you have peace of mind letting little ones run riot! We have lots of garden games to keep them entertained, a bbq and a fire pit should you wish to use them. There is ample private off-road parking out of view from the main road.
