Charming and authentic 19th century farmhouse with pool, privacy, and views

This house features exposed stone walls, beamed ceilings, terracotta and hardwood floors, lots of light, total privacy, and lovely views from nearly every room.

Each storey has a lounging area with TV, a bathroom, and 2 bedrooms. Think of adults sleeping or watching a movie downstairs while the kids enjoy sleeping, playing games, watching a different movie, or just hanging out together upstairs, or one family staying upstairs and one downstairs, with everyone coming together for meals and relaxing in the downstairs living/dining room and the ample outdoor space.

On the ground floor you will find:
- a great room with sitting area, fireplace, and dining area with doors to the garden and pool
- a fully equipped kitchen
- a library with a TV and a collection of books in both English and French
- a bathroom with toilet, double sink, and rain shower
- 2 bedrooms

Upstairs you will find:
- 2 bedrooms
- a large den/games room with TV
- board games and puzzles for a variety of ages
- a bathroom with toilet, sink, and combination shower-bathtub

All 4 bedrooms have a queen size bed (2 with firm mattress and 2 with soft to ensure a good night's sleep no matter your preference). You'll also find plenty of closets and dressers to store your clothes. One of the downstairs bedrooms has a workspace, and also a rocking chair.

To enable flexible sleeping arrangements, both the library and den/games room sofas can function as single beds for a child or other guest for whom privacy is not essential.

A portable crib and high chair are available for your use.

The 2 upstairs bedrooms have air conditioning, as does the library.

Outside you will find:
- a heated kidney-shaped pool ~10m x 5m (open May through September, not fenced but with alarm as required by law to ensure children's safety)
- poolside lounge chairs and umbrella
- pool floaties and outdoor games
- an outdoor dining area
- comfortable seating and hammocks placed around the property to enable you to enjoy the views

At the front of the property you will find our mini orchard consisting of 20 trees - apples, pears, and of course the Lot et Garonne's famous plums. You are welcome to pick and enjoy if the fruit happens to be ripe during your stay.

In summer you can expect relaxing sunny days great for lounging by the pool, exploring the area, or engaging in local recreation, followed by peaceful nights perfect for either dining out at one of the many delicious local restaurants or staying in and cooking up a great meal in our fully-equipped kitchen, either way ending the day with stargazing from our little paradise that is free from noise- and light-pollution.

The house and property are for your exclusive use. There are only 2 other houses on our kilometer-long street, neither visible, so other than perhaps a farmer working the neighboring fields, you most likely won't see or hear another soul nearby.

The area is known for its top-notch agricultural products (plums, hazelnuts, tomatoes, strawberries, mushrooms, and more), architecturally-unique medieval villages, impressive chateaux, daily farmer's markets, hilly landscape perfect for cycling, wine tasting opportunities, and access to 2 rivers.

A few minutes drive away is the village of Cancon, where you can find a grocery store, gas station, post office, and boulangerie, plus a gourmet restaurant. Drive 15-25 minutes and you will come to the bastide towns of Monflanquin, Villereal, and Pujols, famous for their medieval architecture, weekly farmer's markets and brocantes, and designation as three of Les Plus Beaux Villages de France, as well as the charming bastide of Castillonnes. 40 minutes away lies Bergerac with its vineyards, train station, and airport. 10 minutes to the south is a public golf course and EV supercharger, and just beyond that the small city of Villeneuve sur Lot, which offers access to kayaking and other recreation along the Lot River, as well as supermarkets, a bowling alley, and other conveniences. Heading east about an hour gets you to the Dordogne with its river, chateaux, caves, and impressive villages including Sarlat and Domme. For the more ambitious, a day trip to Bordeaux (2 hours) or St. Emilion (1.5 hours) is possible.
