A charming 16th-century Grade II-listed Tudor cottage in the picturesque village of Rotherfield in the Sussex High Weald, an Area of Outstanding Natural Beauty. With exposed timber beams, historic character and views across to the village church, the house offers a peaceful countryside escape surrounded by ancient woodland and close to the edge of Ashdown Forest.
Two welcoming historic pubs are just a short walk away, and the elegant spa town of Royal Tunbridge Wells is a 15-minute drive. Nearby stations offer direct trains to London.
Entering through the garden gate, a brick path leads to the front door and into the kitchen, equipped with a large American-style fridge freezer, gas stove and oven, and everything needed for relaxed cooking at home. Beyond is an open-plan dining and living room with original Tudor beams and windows looking out onto the garden. A wood-burning stove sits in an exposed brick chimney at one end of the room, while a 52-inch television and sound system are set into a former inglenook fireplace at the other.
Upstairs are three double bedrooms and a smaller bunk room, arranged around a generous landing and family bathroom with bathtub and traditional shower fitting.
To the side of the house is a west-facing courtyard garden, where daffodils, primroses and bluebells appear in spring and early summer, and wisteria climbs the front of the cottage.
Guests have access to the whole house and garden. As this is an historic property, expect a clean and charming cottage with plenty of character — and the occasional cobweb. The staircase is steep, with a step on the first-floor landing, so the house may not suit guests with mobility difficulties.
Parking is free on-street in the village and you will usually find a space directly outside or a short distance along the road.

My wife Jing and I host this cottage together. We are both artists, we live nearby in the Sussex countryside with our children and our dogs, and we take great pleasure in caring for this historic house and sharing it with guests.
I grew up in Sussex and have always loved the landscapes of this part of England — the ancient woodlands, winding lanes, and the long walks across Ashdown Forest. Jing is originally from China, and together we enjoy welcoming visitors from all over the world. We feel very fortunate to live here and hope that guests staying in the cottage are able to enjoy the same sense of calm and connection to the landscape.
We aim to offer a comfortable and well-kept home with plenty of character. As hosts we try to be helpful but unobtrusive — happy to offer recommendations for walks, pubs and places to visit, while giving guests the space to enjoy the cottage as their own retreat.
Why they chose this property
We chose this area because it offers a rare combination of beautiful countryside and easy access to London. The surrounding landscape is part of the Sussex High Weald, an historic place that feels wonderfully unchanged.
One of the great pleasures of living here is being so close to Ashdown Forest, where you can walk for hours across open heath and woodland with far-reaching views to the South Downs. It’s a landscape full of wildlife and seasonal colour, and it famously inspired A. A. Milne’s Hundred Acre Wood, home to Winnie The Pooh.
The village of Rotherfield itself has a timeless feel, with historic buildings, a beautiful church with original William Morris stain-glass windows, and welcoming pubs where locals and visitors gather. Within a short drive you can reach the elegant spa town of Royal Tunbridge Wells, as well as farm shops, vineyards and many lovely medieval villages.
What we enjoy most is the sense of calm and connection to nature.

What makes the cottage special is its history and atmosphere. It is a genuine 16th-century house — part of a former Tudor post office — with beautiful exposed timber beams, uneven floors, and the small details that come with a building that has been lived in and cared for over the centuries. At the same time, it is comfortable and practical for modern living.
The cottage sits in the heart of the village, directly opposite the church and just a short walk from two pubs. Yet within a few minutes you are surrounded by woodland and open countryside.
Inside, the house has generous living spaces for gathering with family and friends, including a large open-plan dining and sitting room with a wood-burning stove set into an old brick chimney. The garden courtyard catches the afternoon and evening sun and provides a quiet place to sit outdoors.
Perhaps what makes the property most distinctive is the feeling of stepping into history while still having the comfort and space needed for a relaxed stay. It’s a house with real character, and many guests tell us they feel at home here very quickly.
