Guests have full private access to the entire house throughout the stay.
Check-in is self-serve via a keybox at the property. Your unique code will be sent by email on the morning of arrival, along with step-by-step access instructions.
The front door opens directly onto the street. The ground floor includes the open-plan living area, kitchen and bathroom. Bedrooms are upstairs via one flight of stairs. The garden is accessed through the kitchen.
On-street parking for one vehicle is available with a council permit, which we arrange for you once you've sent your vehicle registration ahead of arrival. Additional free parking is available on Britannia Road and Wolfe Road, a short walk away.

The house runs across two floors and has been laid out to work for families, couples, small groups, football weekenders, and anyone combining work with time in the city.

Ground floor: the front door opens into an open-plan living and dining area that stretches the width of the house. One end is set up as a lounge with a sofa and a Smart TV, the other end has a dining table with seating for six. A coffee station sits ready with tea, coffee and milk included on arrival. The galley kitchen at the rear is fully equipped: oven, hob, microwave, dishwasher, fridge, cookware and all the basics needed for anything from a quick breakfast to a proper home-cooked meal. Tucked behind the kitchen is the bathroom, stocked with fresh towels, complimentary toiletries and a hairdryer. The back door from the kitchen leads out to the garden.

Upstairs: three bedrooms sit off a central landing. The front bedroom is set up as twin beds that can be zipped together into a king. The back bedroom is a king-size bed that can split into twins. A third bedroom, accessed through the back bedroom, holds a single bed, ideal for a child or a quieter guest who wants their own space. Bed configurations can be changed with 24 hours' notice before arrival.
Garden: a private, sheltered garden sits at the rear of the house, with outdoor seating. It's the designated smoking area, and it's where dogs go to stretch their legs.

Throughout: fast WiFi, a washer-dryer, a dedicated workspace, and a double sofa bed in the lounge for additional guests.

Bringing Your Furry Friend?

We’re delighted to welcome one dog to join you on your stay. We kindly ask that pets remain off the furniture and beds and recommend bringing a dog bed to ensure their comfort. A small £23 pet fee per stay applies.

Parking:

This property includes on-street parking for one vehicle, permit is required. In line with Norwich’s updated parking policy, we kindly ask for your vehicle registration details before arrival. Once provided, we will register your vehicle in the system, ensuring compliance with the Council’s regulations.

If you are bringing additional vehicles, you can find free, unrestricted parking on Britannia Road and Wolfe Road, both of which are just a short walk from the property.

Norwich railway station is 0.6 miles from the property, a fifteen-minute walk downhill or a short cab ride. Direct trains run to London Liverpool Street in under two hours, Cambridge in about an hour, and all along the North Norfolk coast.
For drivers, the A47 and A11 are both within easy reach, giving quick access to Cambridge, Ipswich, the Broads, and the coast. Parking at the property is on-street with a council permit arranged in advance, and free unrestricted parking is available on Britannia Road and Wolfe Road, both a short walk away.
Most of central Norwich is walkable from Kett's Hill. The cathedral is fifteen minutes on foot, the castle and The Lanes around twenty, and Carrow Road football ground under a mile. Buses run regularly along nearby Silver Road and Kett's Hill itself, though the city centre is compact enough that you rarely need them.
If you're heading further afield, the Norfolk Broads begin twenty minutes east by car, and the North Norfolk coast at Cromer and Wells-next-the-Sea is an hour's drive. We recommend hiring a car for a longer Norfolk trip. The county opens up properly with your own wheels.

Check-in is self-serve. Your keybox code will be emailed to you at Noon on the day of arrival, along with full directions and access instructions.
