Traditional cottage in peaceful countryside near North Berwick and beach

A relaxing and peaceful escape awaits you in this traditional gardener's cottage with private driveway and garden. The cottage, which has been beautifully decorated and is well equipped, is in the countryside, surrounded by woodland, but only 3 miles from East Linton (and its butcher, deli and pubs) and 4 miles from North Berwick and the range of shops and bars and the beach there. Another beach, Tynninghame is only a couple of miles. All these places are comfortably reachable by bicycle without going on busy roads. The cottage is very close to the John Muir Way and provides a perfect base for walkers.

The kitchen is equipped with an electric Aga, dishwasher and fridge freezer and a table seating 6. Perfect for lazy breakfasts or an evening meal. The living room has a wood burning stove, two comfortable sofas and a large TV. Upstairs are two cosy bedrooms - a first bedroom has a king size bed and TV and the second bedroom has a king size bed, single bed and TV. The bathroom has a good shower over a small bath.

Wifi connection is provided throughout.

Outside, a separate laundry room is provided with washer and dryer and hanging space. An eV charger is available for guests to use.

The cottage is very close to off-road walking and cycling routes, just two to three miles from the nearest beaches and within a short drive of golf courses at Gullane, North Berwick and Archerfield.

Most of all, Newbyth Garden Cottage is a peaceful haven.

I'm from the Shetland Islands originally but have lived in North Berwick for the last twenty years with my wife, Isla, and two children.

Why they chose this property

North Berwick and East Lothian are lovely places. Edinburgh is within easy reach by car or train (very easy by train) and we the countryside and beaches and watersports on our doorstep. For golfers, it is a heaven, with golf courses for any standard of golfer available. While known most for the coastline, beaches and the golf, I have grown to love the countryside and, in particular, the many cycle and walking paths through the countryside and small hamlets and villages. On top of that, we have castles. It is a lovely place to have growing children and to live and enjoy the many amenities.

I also love the buzz in the summertime as visitors come to North Berwick and you see walkers and cyclists on the roads and paths.

What makes this property unique

The cottage is just such a beautiful looking cottage and the bench outside the front, in particular, is a suntrap. I have lived in the cottage a couple of times and it is lovely. Sitting outside and just listening to the bird noises and watching them going about their lives. I recently spent a half an hour just sitting in the garden and was watching two long-tailed tits and two blue tits build their nests, then a hare came loping up, having not really noticed me. A little later I spotted a dear in the garden.

The cottage has been decorated really nicely and has an electric aga installed and all mod cons (with a tv in each bedroom as well as the living room) and good wifi. A washing machine and tumble dryer are available in an out building.

The location is the star, however. We are really close to the John Muir Way and paths that stretch from Dunbar (just about 6 miles away) to Helensburgh on the west coast of Scotland. Beaches (Yellowcraig, North Berwick, Tyninghame, Seacliff, Belhaven) and lovely towns are villages (East Linton, North Berwick, Dunbar, Haddington) are within 5 or 6 miles.

The local villages have nice cafes and pubs. The roads nearby are quite quiet (I avoid the main roads) and there are lots of off-road paths, some well maintained, some less so (I can give you guidance there as I was involved in mapping them).

We also have an eV charger (as an eV owner, I felt that was important to include), meaning you can relax and charge overnight at the house. This is chargeable, but cheaper than public chargers. We use the Tap Electric app.

All in all, it's a lovely peaceful location with access to beautiful beaches and countryside, excellent golf courses, a good range of cafes, bars and restaurants, and, if you like the city, you can be in Edinburgh in 45 minutes.
