Set within approximately 1.5 acres of landscaped gardens overlooking open farmland, the property combines elegant interiors with outstanding leisure facilities, including a heated saltwater swimming pool, private air-conditioned gym, games room and beautiful indoor-outdoor entertaining spaces.

At the heart of the home is a beautifully crafted bespoke kitchen, thoughtfully designed for both everyday living and effortless entertaining. Perfectly designed and equipped with high-end appliances throughout, the space features a large central island with bar seating creating the perfect place for family breakfasts.
Within the open-plan kitchen and entertaining area, a spacious dining table comfortably seats up to 12 guests, while expansive sliding glass doors open onto the terrace, creating a seamless connection between the indoor and outdoor living spaces.
Leading directly from the entertainment area, a spacious family room with a large corner sofa and television provides the perfect setting for movie nights and relaxed evenings together. A separate formal sitting room, accessed through elegant Crittall-style glazed doors, offers a quieter space to unwind with a log burner in the winter and a cool retreat in the summer.
Next to the kitchen, a practical utility and boot room includes a washing machine and dryer, providing convenient facilities for families. There is an additional WC on the ground floor of the house.

Step outside through the sliding doors onto the raised tiled terrace, where a beautiful oak pergola shelters a large dining table, creating the perfect setting for relaxed outdoor meals. A gas BBQ is also available, while a separate outdoor lounge area offers a peaceful place to unwind and enjoy views of the pool and beautifully landscaped gardens.

The pool

The stunning 13m x 7m heated saltwater pool provides the perfect place to relax and unwind during the summer. Comfortable sun loungers surround the pool, offering plenty of space to relax. An outdoor shower (cold water only) is conveniently located nearby, making it easy to rinse off after a swim.

Beyond the formal gardens, guests can explore the property's private three-quarter-acre paddock, where mown pathways lead through a natural meadow to a secluded picnic area with seating and far-reaching countryside views. Families can also enjoy the dedicated raised football pitch.
Whether enjoying long summer lunches, poolside afternoons or peaceful evenings under the stars, the grounds have been designed for families and friends to spend quality time together in a tranquil Cotswold setting.

Bedrooms
The property offers four spacious bedrooms, thoughtfully designed to provide comfort, flexibility and privacy. There is a further bedroom available on request.
The principal suite features a super king-size bed, dressing room and en-suite shower room with double vanity. French doors open onto a balcony area overlooking the gardens.
Across the spacious landing, the second bedroom has a superking mattress which can be converted into two twin beds if required. This room also benefits from an en-suite shower room and offers additional space for a travel cot or child mattress if required.
Two further bedrooms are located on the second floor with a shared shower room. The first features a double bed, while the second has a superking mattress which can be converted into two twin beds if required. Both rooms enjoy far-reaching countryside views.

The private air-conditioned gym is equipped with an elliptical trainer, Keiser bike, rowing machine, cable machine, free weights, bench press and barbell.

The dedicated games room provides entertainment for guests of all ages, with table tennis, a small pool table, table football, a children's darts board and a pinball machine. There are also some adult and children's bikes available, with the option of a drop-off rental service if required.

Ultrafast full-fibre Wi-Fi is available throughout the property.
Private off-road parking is available for up to three vehicles. Please note that the garage is not available for guest use.

The historic market town of Burford, often known as the "Gateway to the Cotswolds", is just a short drive away and offers independent boutiques, cafés, traditional pubs and restaurants.
Guests can enjoy beautiful walks along the River Windrush, explore the picturesque village of Minster Lovell, or visit some of the Cotswolds' most desirable destinations including Asthall Manor, Estelle Manor, Daylesford Organic, Soho Farmhouse and Stow-on-the-Wold.
For countryside dining, Jeremy Clarkson's Farmers Dog pub is nearby, while many of the Cotswolds' most iconic villages and attractions are within easy reach.

An in-person meet and greet is included on arrival to ensure guests settle in comfortably and understand how to make the most of the property and its facilities. Your dedicated host will remain available throughout your stay to answer questions, provide local recommendations and assist with any issues that may arise.

To preserve the tranquillity of the setting and respect our neighbours, parties, events, stag and hen groups, excessive noise and amplified outdoor music are strictly prohibited. Any activity that causes disturbance to neighbouring properties will be considered a breach of the terms of your stay. We have close relationships with our neighbours and will be made aware of any unacceptable behaviour.
