Total occupancy—including visitors—cannot exceed 12 individuals. *Limited visitor exceptions above the maximum occupancy may be requested and, if approved, are subject to a fee: • For stays up to 3 nights: $60 per visitor. • For stays of 4+ nights: $100 per visitor. The stay was comfortable and the home was absolutely beautiful and very big. It accommodated 10 of us with no issues. The pool and hot tub was an added plus. The beds were also comfortable. I would definitely book this property again.

Great for large group and conveniently located!
This house was the perfect layout for our large group! The house was nicely decorated and was equipped with everything we needed. It was conveniently located to the airport and attractions like Stone Mountain. We did have to contact the house manager regarding the hot tub’s chemical levels however, they responded quickly and had the issue resolved immediately. Overall, a great stay!

The property was okay, it did the job. It was way too many bugs, they were in the kids beds etc. The pool was too cold to get in, and only 1 TV worked. The hot tub was filthy and needed to be cleaned, The toilet paper holders didn't properly fit so they kept falling down (annoying). Also the internet was super slow...so it took us forever to get things Accomplished.
I really dont like to complain, so some positives, the appliances were really nice. The location was perfect and secluded, there were a nice amount of bedrooms. And the property manager was really nice and apologized for not getting back to us. If the property gets a proper clean and exterminated, I think it would have been a bit more enjoyable. But we are grateful for the stay.

Dear Guest, Thank you for your review and for staying at our property 1229936. I’m very sorry for any inconvenience. All of our properties are on monthly preventive pest control schedules. Nevertheless, if doors and windows are opened frequently, bugs can come in right away and will die soon due to treatment being present on the floors. If reported to us, we can also send out pest control in between service days if needed. We have mentioned on the listing that the outside pool is non-heated, so it could be cooler than desired depending on the date of your stay especially early in the season. It is however warm enough during the open seasons of May through September as the water matches the temperatures outside. You mentioned after your stay that the TV’s only had Netflix; those TV’s are Smart TV’s and only need to get switched to the correct setting, so you can access live TV and also the smart Apps. The hot tub was fully and entirely cleaned before your arrival from our third party professional hot tub vendor who sent a picture of the clean and serviced hot tub right before your arrival. If you had a lot of people in the hot tub, especially with hair and skin products and after several days, you may have turned the hot tub water dirty. We have provided instructions on how to keep the water clean during your stay. For any maintenance issue that occurs during a guest’s stay (e.g. the toilet paper holders coming loose), we have provided a maintenance contact line and we send out a maintenance tech right away if reported to us. We have high-speed internet at all of our properties, along with a cable channel line-up of 100+ channels. We apologize for any issues during your stay. We are glad to hear that you liked the appliances, the location as well as the size of the property. We hope that you can visit us again at one of our properties.
TERRIBLE! The second day we were there, we went out for a few hours and came back to a shredded trash bag. It was clear a creature (not a human) had done this. Further inspection revealed rodent droppings near the bag that were entirely too large to come from a mouse. My cousin staying with us - whose business is inspections - looked around the property and found HUNDREDS of droppings all over the floor, in cabinets, and in lines connected to the house. In the living room, there were chicken bones (which we didn't eat) behind the couch and droppings everywhere. We told the property manager and were met with a little more than, "Oh, wow." Instead, they proceeded to BLAME US(!). They will likely try to tell you that this was our fault because we left out trash, but 1) We didn't have ANY open food out. 2) The only reason we had a trash bag out (sealed) in the first place was because whoever rented the property before us had a ton of trash in the bins when we arrived and there was no room in the bins for us to put our trash. We TOLD the property manager this and they told us to put OUR trash in bags in the garage. 3). This is a long-standing problem evidenced by the amount of droppings, not one brought about by our presence. It is insulting to have been told this especially because my family left this property cleaner than we found it.
Later we smelled gas after cooking. A knob on the stove wasn't functioning properly and the gas couldn't be shut off. My father in law is a firefighter and had to shut off gas to the entire range. Maintenance was sent to the house on the third day and they DID fix a faulty shower head, but could do NOTHING about the cooktop OR THE RATS. Even maintenance was shocked at what we showed him.
The property manager was responsive at first and offered things like free late checkout and a free night at the property. To be sure, though, we didn't want to be there any longer than we had to and had we had another place to stay (group of 15), we would have left the property early, so we refused. When we asked the property manager what else could be done, they offered a menial credit even though for more than half of our stay we lived among rats and were exposed to gas leaks and left without a cooktop. Again, this offer was accompanied by accusations of these things being our fault (they absolutely were not) and we refused. We hope that others can see this review and what we endured and avoid this property!

Our property is booked with multiple reservations every week and is professionally deep cleaned by our cleaning vendor before and after each guest. There were no droppings or evidence of rats prior to your stay. We did receive your picture during your stay with open trash bags on the kitchen floor, and droppings near it. It is possible that something got inside if the patio doors were left open for long periods of time, that is unfortunately out of our control. The credit offered was just a courtesy credit for the shower head issue which we did resolve promptly during your stay when you reported it. We did get the property inspected by a professional pest control company and they did not find anything, and regardless, they still went ahead and thoroughly inspected and confirmed there are no gaps or entry points to the inside from the outside. Our maintenance tech had also inspected the stove during your stay and after, and found no issues. We are constantly receiving 5 star reviews and excellent feedback on this property which is what we aim for with every guest experience.

THANKFUL FOR THE MULTIPLE GAS LEAKS!
We had a four-night stay at this property in August. The house was very nice. However, we almost died. There were multiple gas leaks. And thank God for the gas leaks. If not, we would have not known about the CARBON MONOXIDE LEAK. It took them several hours to fix the carbon monoxide and gas leak issues. However we were unable to use the stove top. The manager sent over a hot plate in lieu of getting the stove top fixed. As a result of no stovetop, I had to throw away lots of food and was not compensated. There was a grill outside however that was not working properly either. The gas company was there for several hours fixing the problem but my guest still felt uneasy. I reached out to Ana the property manager about trying to find us a new location because of our uneasiness. She was unable to find us another location. Lots of our guests complained of headaches and light-headedness. They were uneasy with staying in the room where the hot water tank and the furnace was so they stayed downstairs. I've tried to work with Ana over the last couple of weeks about a concession but she has only offered me a $50 concession. I was disgusted and insulted! I informed her to provide me with the property owner's name and phone number email address and still have not got any response back. The lack of empathy and poor level of customer service is unacceptable. I have tried to get in contact with her but she has continued to ignore me. She told me that she's going to give me a call but never calls me back. I have to follow up with her. She showed no empathy for the fact that 11 lives could have been lost. To add insult to injury she also charged us a cleaning fee for the jacuzzi although I tried to explain to her that when the gas company came out they turn the water off causing the jacuzzi not to filter properly. You would think with us almost dying that Ventura Management would've waived the fee but they did not and once again, I tried numerous times to reach out to Anna and to work this out. The property manager could have easily walked in on 11 dead bodies due to carbon monoxide poisoning had it not been for the gas leak. You would think that they would get their property inspected before renting the property out to the next guest but they didn't. The cleaning crew was preparing for the next guest. The contract and website says they provide a SAFE experience, but we didn't feel safe at all. Very frustrating and frightening experience for my birthday.

We had major issues with this guest and her several teenage kids who showed up to the property and on their first night, broke one of the stove knobs of our new stovetop, and caused a gas leak inside the home. Then they called into our emergency line, fortunately we were able to dispatch our tech fast enough late at night to shut the gas valve off to the stove and stop the gas leak. Despite the stovetop getting shut off as a result of the guests damage, we went out of our way to provide them a portable stove on the next day since the knob had to get ordered through the manufacturer and took several days to arrive, which unfortunately impacted our immediate next guest as well. Fortunately the separate wall convection oven and BBQ grills were still available to use for our next guest, along with the portable stovetop. These guests were extremely dirty, left trash everywhere, left a filthy pool and hot tub which we had to drain, and on top of it all, were so opportunistic where they asked for concession refunds stating that the gas leak which they caused themselves was dangerous and could have hurt them. They sought to extortion stating that if they don’t get a refund, they’ll leave a bad review. Their concession refund was outright denied as they themselves created the issue. We maintain all of our homes carefully and have mostly received great reviews on this property and unfortunately can’t predict guests like these who come in and cause multiple issues at rare times.
The location was great, very close to the airport. The house was big and we had enough space for all 16 guests. My only complaint is the cleanliness. It was not clean upon arrival and we had to do lots of self cleaning. Which is only a big deal because how much they emphasize cleaning behind yourselves or you will be fined. Also beware of bugs

The property is on a pest control plan however yes if doors or windows are left inside, bugs will find their way in and die upon entry due to the present treatment. Bugs are common outside in GA due to the warm and humid climate. We hope you enjoyed your stay and apologize for any inconvenience

Our properties are under monthly routine preventive pest control and bugs die shortly upon entry, when leaving doors and windows open which will allow them to come in but the treatment inside will kill them shortly. This house was just what my family wanted. The description and pictures does it no justice. The neighborhood was very quiet and relaxing. We would book again in the future should we return to Atlanta.

Walked in to the rental space it was nice and had plenty of space but floors were dirty were not freshly mopped and and the vents were filthy like hadn’t been cleaned in ages. It was near my room and my Asthma started up. All the shower knobs were extremely hard to turn. plus it was broken glass on the walkway near garage door. You guys need a better cleaning service!!

We had a vendor doing some repairs at the property the morning of your arrival and any dirt on the flooring or glass outside might have been from them as the cleaners fully cleaned the property including the flooring and walking all around the house for any trash beginning of the week and we would send them back immediately for any dissatisfaction as mentioned in our contract. The home is nice and on very beautiful, quiet property. Its proximity to the airport is ideal if that's important to you - only about 10 minutes away. However this also means that you hear the air traffic overhead, but something that's easy to get used to. I would caution folks with children, elderly, and/or sight and mobile-challenged people in your party. There are a lot of steps up and down throughout the main level of the home that require constant awareness. Otherwise I would recommend this home if you just need the very basics and a lot of sleep space. One thing I did appreciate was that the management called us prior to check-in to welcome us and gave us a 24-hr phone number to call in case of after-hour emergencies. It was a comfortable stay.

House was OK, Property Manager Communication was not
The house itself was fine. Lived up to the pictures online however several items are in need of repair (the 2nd floor bathroom vanity was falling off of the wall!). We were not informed upon arrival that the stove top was not working (it had been disconnected) therefore making it difficult to cook. We also were not informed that a repairman would be arriving to fix the stove top. We only received a call from the property management company about an hour after the repairman showed up. Based on all of the information that we had to provide up-front to the property management company I expected better communication and service.

Our maintenance team and professional vendors are addressing any issues as soon as they are reported. Unfortunately, the guests prior to your stay had damaged the stove-top knob and a part needed to get ordered, and it was scheduled for install as soon as it arrived. We have repaired the vanity after your feedback to us. We apologize for any inconvenience and hope to be hosting you again soon.
We had a few hiccups however the manager addressed every issue. The house is located in the College Park area of Atlanta, close to the airport, which is kind've a rough part of town... However the house itself was really nice and somewhat secluded. Overall my family and I had a great time and will definately use VRBO (Ventura) again.

The city of College Park is a rather large city and like any other big city, there are pockets of bad neighborhoods and good neighborhoods all around Atlanta. Our homes are all within quiet and safe neighborhoods and subdivisions and we didn’t have any issues at our neighborhoods with women, families and business clients renting our furnished rentals every week for the last 3 years. We are glad to hear that you and your family had a great time at the house and we hope to see you again.

We had a wonderful experience at the property. The house was clean, everything worked. The hottub wasnt cleaned, but besides that there are no complaints.

All of our hot tubs and pools are getting cleaned before each guests arrival by a professional hot tub / pool vendor who is also sending us pictures after each service. The hot tub water can get dirty if the use instructions are not followed which we provide each guest to ensure the water remains clean even with large groups and in between the weekly vendor visits. We were a bit confused reading your review about the hot tub as there was no call or message from you about any issues during your stay. We are glad that you had a wonderful experience and hope to see you again.

Surprising luxurious!
We enjoyed this lovely home very much. It was home away from home as we celebrated a family wedding in ATL. We loved the comfortable rooms with TV's etc and also enjoyed the pool and Jacuzzi. Also appreciated getting a refund when our number reduced by 2 people. Thanks very much for sharing your home. We definitely recommend it to others and would stay there again!

A great getaway!
Overall, this home was great! Everything that we needed was right there at the house. The pool, hot tub, and patio were the main amenities that we looked forward to. My only issue was the response time from maintenance. We had an issue with the toilet and water leaking in the home. The management company stated that the maintenance person would be there in the morning but they came 2 days later. Also, I received a text message stating that neighbors were complaining about the noise level, but we were all sitting quietly watching tv. We were not loud at all. Other than that, my 40th birthday girls getaway was relaxing and epic!

Some Pros and Cons
Upon arrival we noticed that there were a few strong plug in air fresheners. We unplugged them. Without them plugged in the house had a musty basement type smell. The pool, hot tub and deck area were very nice. Spacious and enough room for us to spread out. (although there were only 5 of us) The kitchen was remodeled and up to date. We noticed that the light above dining room table didn’t work and the upstairs toilet seat was broken. A call was placed to the management company the same day that we checked in (Saturday) It wasn’t until Monday afternoon that I got a call back indicating that they had the wrong phone number. I am not sure how they got the right number but however it was obtained I would think that could have just as easy happened on Saturday. We told them not to come out because our vacation was winding down. The home itself was clean and spacious except for the medium sized deceased cockroach that was found on Tuesday in the dining room. We didn’t see any live ones but this one wasn’t there until we discovered it on the floor near a lamp that we moved to the dining room, so we would have light. We had to pay to check in 4 hours early, even though the house was empty. The irony is that the management company emailed Tuesday afternoon asking if we would be checking out early because they have many houses to clean and they wanted to set their schedule. We were fine with the cleaning fee until we got our rental instructions. We were informed that we would have to take all the trash to the cans outside and then take the cans to the curb. We were also required to strip all the beds that we slept in.

Dear Steven, Thank you for your review and for staying at our property 1229936. We have plug-ins inside all homes as a standard feature. The property was vacant for 3 days prior to your arrival without the AC running, and it naturally might have a musty smell especially during humid rainy days however that goes away within a couple of hours when the AC is turned on. We didn’t receive any maintenance notifications from your during your stay and would have been glad to address them right away if reported to us. We do inspect all properties prior to guest arrivals and did not find any of the mentioned issues. The cleaning fee covers through cleaning of the property including the pool & hot tub check before your stay and cleaning after your stay as well as the set-up of all linen and starter supplies. Guests of single family furnished rentals are required to place the bins to the street either the night before trash pick-up day when it’s during their stay or upon check-out as outlined in the agreement which all guests are provided with before booking.
