RENTAL RULES AND REGULATIONS
1801 N Rampart Street, New Orleans, LA 70116
Please discard all trash & rubbish and place in the garbage can
outside. Also, place soiled dishes in the dishwasher.

CHECK-IN TIME IS AFTER 3 P.M. CST AND CHECK-OUT IS 11 A.M. CST. NO Early
Check-ins without consent of management.
This is a NON SMOKING home.
Pets are not permitted under any conditions.
We will not rent to vacationing students or singles under 23 years of age
unless accompanied by an adult guardian or parent.
No Additional fees will be charged if:
a. No damage is done to the unit or its contents, beyond normal wear and tear.
c. All debris, rubbish and discards are placed in garbage cans, and soiled
dishes are placed in the dishwasher and cleaned. One load of laundry is
started.
d. All keys are left in lock box and unit is left locked.
e. No linens are lost or damaged.
f. NO Early check-in or late check-out.
h. The renter is not evicted by the owner (or representative of the owner), or the
local law enforcement.
PAYMENT - An advance payment equal to 25% of the rental rate is required
60 days before arrival. The BALANCE OF RENT is due fourteen (14) days before your
arrival date.
CANCELLATIONS: A 60 day notice is required for cancellation.
Cancellations that are made more than 60 days prior to the arrival date will incur
loss of deposit. Cancellations that are made within 60 days of the arrival date, forfeit
the full advance payment. Cancellation or early departure does not warrant any
refund of rent.
MAXIMUM OCCUPANCY- The maximum number of guests is limited to (8)
Persons.
THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY.
Longer minimum stays may be required during holiday and special events. Rentals
taken for less than two days, will be charged the two-night rate.
INCLUSIVE FEES - Rates include a one-time linen/towel setup. Amenity fees
are included in the rental rate.
NO DAILY MAID SERVICE - Linens and bath towels are included.
FALSIFIED RESERVATIONS - Any reservation obtained under false pretense
will be subject to forfeiture of advance payment, deposit and/or rental
money, and the party will not be permitted to check-in.
WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must
be approved in writing in advance.
HURRICANE OR STORM POLICY - No refunds will be given unless:
a. The National Weather Service orders mandatory evacuation in a "Tropical
Storm/Hurricane Warning area" and/or
b. A "mandatory evacuation order has been given for the Tropical
Storm/Hurricane Warning" area of residence of a vacationing guest.
The day that the National Weather Service orders a mandatory evacuation
order in a "Tropical Storm/Hurricane Warning," area, we will refund:
a. Any unused portion of rent from a guest currently registered,
b. Any unused portion of rent from a guest that is scheduled to arrive, and
wants to shorten their stay, to come in after the Hurricane Warning is
lifted; and
c. Any advance rents collected or deposited for a reservation that is
scheduled to arrive during the "Hurricane Warning" period.

Perfect stay
We came down for Mardi Gras with a group of friends and this place made for the perfect stay. We could walk everywhere but it was just far enough from the quarter that we had quiet nights. Beds all really comfortable and would definitely rent again!

Fabulous is not a good enough word.
This is the best VRBO I have ever stayed in. From this point forward every other VRBO will be compared to this one. There were eight of us that stayed here for an extended ladies weekend and we were all delighted with our stay. The beds are so comfortable, the space is decorated so nicely, there is so much room, there are literally four bathtubs and they are all really great! I could go on and on but just imagine everything done correctly and with great consideration and that sums up this beautiful place. We would all stay here again and again.

First trip to Nola
Beautifully decorated property with everything you will need for a great vacation! 2 washer dryers, 4 bathrooms, great location for walking to French quarter. Across the street is great Thai restaurant. And the mules that pull the carriages are a few doors down the street. We were in town for a family wedding & this was a perfect spot for our group of 7.

As Members of the Preservation Resource Center, they take great pride in saving and restoring historic homes throughout the city of New Orleans. Chris also has a contractors license and relocated here after Katrina to help rebuild the city. Caroline hails from Alabama and has a background in design. They continue to savor architecture and save one house at a time.

Why they chose this property

This house was the storefront for the historical Gendusa's Bakery. After Katrina it sat vacant for over 10yrs before they were able to acquire it and give it a full top to bottom remodel and that is the house you see today.
