This beautiful 1800 sq foot 'ground floor' coach home with a gourmet kitchen has been completely updated. The home's lanai backs onto a preserve for outdoor living with super comfortable furniture. You have privacy and it is quiet.
From its spacious open concept layout, to the quiet, peaceful and private views off the south facing lanai, to the contemporary quality furniture and appliances, this home will put any guest at ease. The large master bedroom is separated by the main living area from the other two bedrooms. Hardwood floors in the main living areas.
The gourmet kitchen is very well outfitted/organized with quality equipment and is ready for those that like to cook. The stove is gas, a rarity in Florida. For those that like to grill, a Weber BBQ is provided. Newer AC and Water heater.
The back of the home has the spacious master bedroom looking onto the preserve. It features a king bed, desk and 60" TV and walk-in closet. The large fully renovated master bathroom provides a spa like experience, with a custom walk in shower.
The front of the home houses the other two bedrooms. The second bedroom has a queen bed and the third bedroom has two single beds that are extra long. They share the second renovated bathroom.
Included is free Hi Speed Internet. There is a new 65” Smart TV in the living room. Ceiling fans are in all bedrooms, living room and lanai. Almost every light is on a dimmer, to create just the right ambiance.
Completing the package is a two-car garage that contains a natural gas Weber BBQ, beach chairs, two beach umbrellas, and two bikes. (You will need to supply helmets) (Note that only one car will fit in the garage due to a storage closet). Front load washer and dryer in laundry room.
References: Darlene and I are new to VRBO, but not new to renting out the property. We are very attentive to our guests and previously rented to the same couple from 2016-2022 for the Jan-Mar period. We always enjoyed using it in the shoulder seasons. We did not rent it out last winter. It is never rented out during the off season.
Swim/Tennis/Fitness:
The centre of the resort style gated community is the 'Castaways Club', which is the community's focal centre. Here you will find a large resort style heated infinity pool which overlooks a 13 acre lake and fishing pier. A large Jacuzzi is near by. There are plenty of lounge chairs, tables, umbrellas and shaded areas.
The fully equipped modern fitness area includes bikes, treadmills, ellipticals, weight machines, free weights and yoga room. There is a billiard room in the club house.
There is also 'Clay tennis courts', pickle ball courts, an outdoor basketball court, volleyball court, and nature trail.
While the Tarpon Bay community is private, it less than a mile from grocery shopping and restaurants. We are 4 1/2 miles from beautiful Vanderbilt Beach and the fabulous sunsets. We are 3 ½ miles from the well known Mercato shopping/nightlife complex that has great restaurants of all types, wine bars, shops, night clubs and theatre. There are fabulous golf courses in Naples and the surrounding area. Nearby is the fabulous Barefoot Beach (my favorite; known for its Gopher tortoises), Delnor-Wiggins Pass State Park. There are hundreds of restaurants for all tastes throughout Naples and you can venture to downtown Naples which has the famous 5th Avenue. Close to that is Old Naples with the famous pier. There is world class shopping at the Waterside Shops. Grocery shopping at Seed to Table and Target are very close by. The owner will be glad to assist you with regard to restaurants or other inquiries etc.

ASSOCIATION RULES :
30 day rentals minimum. A rental period must start and end between the first and last day of the month unless otherwise agreed upon.
The maximum amount of overnight occupants is 6.
NO PETS are allowed by people leasing or renting.
This property requires a rental application to be submitted at least 15 days prior to check-in for approval by the HOA (Home owners association) prior to occupancy.
**** Thus I will require 20 days notice on any agreement to make sure the appropriate approvals are attained.
