- Massive Backyard Oasis: A huge, flat backyard and large side yard featuring multiple seating areas, 2 outdoor dining tables, anti-gravity chairs, and 2 sets of wicker sofas.

- Pool & Spa: Private in-ground swimming pool (open Memorial Day to late Sept, $150 fee) and a relaxing year-round hot tub ($150 fee). There is even a convenient pool house with its own bathroom!

- Private Tennis Court: Fully equipped with racquets and balls—also perfect as a safe, flat, paved space for little kids to ride tricycles.

- Grill & Fireplaces: 5-burner gas BBQ grill (propane provided), a beautiful built-in outdoor fireplace, and a separate fire pit area (firewood provided).

- Main Entertainment Room: A massive space featuring a cozy fireplace, sectional sofa, big-screen TV, a large indoor sauna, a pool table (with ping-pong top), and an 8-person poker table (poker set provided).

- Movie & Game Rooms: Dedicated movie room with a large Smart TV and Xbox. A separate game room is equipped with basketball/multi-game stands, foosball, an air hockey table, and board games.

- Gourmet Kitchen & Dining: Gorgeous and fully equipped to cook for massive groups (microwave, coffee maker, toaster, blender, rice cooker). Endless seating with 2 dining tables, eat-in kitchen tables, and bar stools (extra folding table/chairs available upon request).

- Twin Sunrooms: Two beautiful sunrooms—one housing the hot tub, and another with a plush sofa set to soak up the natural sunshine.


HOME LAYOUT (5 Bedrooms, 4.5 Bathrooms)

- Bedroom 1: King-size bed, private en-suite bathroom, and powder room. (Pack 'n Play available upon request prior to the trip).

- Bedroom 2: Queen bed plus TWO Twin-over-Twin bunk beds with trundles.

- Bedroom 3: King bed plus a Twin-over-Twin bunk bed.

- Bedroom 4: Queen bed plus a Full-over-Full bunk bed.

- Extra Sleeping: The living room sofa features a full-size pull-out mattress (extra sheets/blankets available upon request).

- Cleanliness & Linens: Professionally cleaned prior to arrival. Freshly made beds and clean towels/essentials (shampoo, soap) are provided. Linen and towel service is fully included in the cleaning fee (no extra charge).

- Eco-Friendly Note: We kindly ask guests to "Stay Green" by only utilizing the beds and closing the doors to rooms they do not need.

- Transparent Pricing: No hidden surprises.
Hot Tub Fee: $150 per stay (open all year).

- Good Neighbor Policy: Please respect our peaceful neighborhood. Although the estate sits on 14 private acres, loud music beats and sudden noises (like toy guns) travel far in the woods and will disturb the serene environment. We want you to have maximum fun while respecting the quiet nature the Poconos has to offer!

- Security Disclosure: Properties may include a front exterior camera and/or noise alert monitoring system to ensure neighborhood noise levels are respected. Noise monitors measure sound levels (decibels) only and cannot capture private conversations. There is no electronic video surveillance monitoring pools, spas, or the interior of the house.
