The primary bedroom includes a log-frame king-size bed, a flat-screen TV, a private bathroom, and a door that opens directly onto a deck. The 3 other bedrooms each have a queen-size bed and share the remaining 2 bathrooms. When you arrive at Ruidoso Rabb you’ll find the beds beautifully made up, plenty of clean towels in the bathrooms, and extra bedding ready and waiting—leave your own linens at home. Beautiful place. Every level does have stairs which was not a problem for us, but I didn't notice the description saying anything about stairs. Very enjoyable.
We had to rebook our stay last minute due to issue with previous house hot tub. Jovani with Condotel was able to rebook us in an amazing house with a hot tub and pool table within 15min!! Totally reccomend!

The neighborhood was great and we were close to everything in town. The house is very dated which was not the problem but the house was very dirty from the floors to hand rails , the sofa is an ultra suede and was covered in stains( went to Walmart and bought fabric stain remover and Lysol so we could use it)had not been dusted or cleaned well in a very long time. Bedding covers were dirty. Bloody underwear found under a bed , used needles in another room , master bedroom had dirt and stains on the bedspread. Sheets and towels were good they were from a laundry service. Kitchen was gross and every utensil , glass, pan and plate had food stuck on it. I bring Clorox clean up and Clorox wipes when I travel and we had my 2 grand babies who are 1 so needless to say i wasted a lot of time cleaning so that my grandbabies could walk around. The kicker was the housekeeper had left her name with an envelope to leave her a tip !
When we called to tell the people it fell on deaf ears .
Lack of supplies and disappointing shape of patio furniture
It did not appear that the lower deck had been cleared of pine needles in some time. I spent an hour sweeping. I realize its a neverending job but it would be nice if they were swept a day before at least. It was difficult to take the hot tub cover off without some of the needles falling into the hot tub because it was covered with water and needles. The cover was also in bad shape. There was no skimmer to fish the needles out. The lower deck chair pads were disgusting. No one would sit on them.. A few more chairs on upper .We nearly had a serious emergency when the grease pan under the grill caught fire because it was practically overflowing (we had not even cooked on it, my son had just turned on the burners (1 knob doesnt even work). Apparently just the heat started the fire. The grease pan needs to be emptied periodically.There was only 1 roll of paper towels with no spare in the supply closet so we had to buy one. Same with kitchen trash bags...we bought a box of large trash bags as the outside can did not have any bags and we had used all the inside kitchen bags . 10 people go through a large amount of trash bags. 4 detergent pods was not sufficient for 10 people eating 3 meals/day amount of dishes. We had to do 2 loads per day. We were impressed how well the home was stocked with kitchenware such as pots, pans, kitchen utensils etc. And the accomodations were very comfortable. A very nice, quiet location and perfect for my 70th birthday celebration.

The property is nice, but there are a lot of stairs, so you have to watch it if you have younger kids. There were things that were a bit damaged or dirty, but we enjoyed our stay.
Great location, convenient to mostly everything nestled in the trees with mountain views in all directions from the porch.
It's exactly what we wanted at a good price.
Older appliances, with older pots and pans, and a few stairs everywhere you go, but for the price it was expected.
Wish condotel would provide something in the way of shower supplies and send you the door access so you didn't have to go to their location before going to the house. It's an outdated check in process especially with keypad door entry.
It was really about the view, location, and pool table for us-

If you’re looking for plenty of indoor space and easy to enjoy outdoor spaces, this home is a great fit! The kitchen was well-equipped; the hot tub, plumbing and appliances worked well. Perfect place for relaxing, family time, and close enough to town for plenty of dining/entertainment. 5 minutes away, Grindstone Lake offers hours of hiking, picnicking, swimming.
Only caveat: this property needs more options for relaxed indoor seating — had we not brought our lawn chairs, we wouldn’t have had comfortable space in the living room for game night. There is one couch everyone can line up on and one recliner — no comfortable spots (other than in bed) to curl up and read, or visit in the bedrooms or in the living room.
Great stay, we had one inconvenience when arriving home was not clean, management took care of situation fast and sent someone to clean the place. Other than that the view is amazing, my family and I enjoyed a great private getaway!

Pictures are deceiving & Dirty Sheets
We knew there would be stairs in the home but it is a 5 level home with stairs to almost every room. This made it hard for our small kids and elderly family members. Pictures also make the home look pretty updated which it is not. The home was very dusty, stair well rails were black and sticky, dishes were dirty when we pulled them out of the cabinet to use them, and the worst part was 3 of the beds sheets had hair stains and smelt as if someone had been sleeping in them already. No extra sheets available. Had to go to the store to find laundry soap so we could wash our sheets before we slept in them at 9pm. Property mamngment had us send pictures and the next day offered to bring us fresh sheets (we already washed them) and gave us a small discount. Overall, we paid way too much money to stay here. Pretty disappointing since it was our first trip in a long time.
