About this property
The Farmhouse is located in the Beautiful Mountains of Western North Carolina.
Spend relaxing time in our remodeled farmhouse cottage. Located 3 miles outside Franklin, North Carolina. The home is close to Highlands, Bryson City, Cherokee, Cashiers, Sylva, Hayesville just to name a few of western NC delightful towns. The home is about a hour from Asheville. It is about a hour and half to Pigeon Forge, TN. Come stay while you are visiting the Great Smokey Mountains. There is plenty of hiking close by and lots of waterfalls to see. December is the perfect time for a visit to the Polar Express. On the first floor of the farmhouse is the living room with a fire place and a television. There is a complete eat in kitchen. The master bedroom with a queen bed is off the living room. There is also a twin size bed in the room off the kitchen for guest or for napping. A full bathroom complete with fluffy towels. The second floor has 2 bedrooms. One bedroom with a full size bed and a television. The other room has 2 twin beds. The front porch is a comfortable place to relax and read a book or sip on some sweet tea. The back yard is a great escape to enjoy the beauty of the mountains. It is shady in the day time and mood lighting for the nights. A great space for relaxing and grilling. There is also fire pit for outdoor bon fires. The right side front door there is a security camera that is facing the outside entrance and the driveway. Oh so the farmhouse has an old tradition of two front doors. One front door is the formal entry into the living room for visitors, perhaps the pastor or Saturday afternoon guest. The second front door leads to the master bedroom for the homeowners after a day in the garden or at work.

The house was very nice. The property was well kept and tidy. The location was excellent to events and activities we enjoyed. Our hostess was available throughout our visit if we had any questions.

Thank you for your awesome review! 💜💜💜 …please come again when your in the area!
House was clean, host was gracious/responsive, setting was perfect, and accommodations were perfect for my family of four. Enough room for 7! Will stay here again!
This is my 3rd stay at the Farmhouse, and it won’t be the last. Clean, comfortable, and convenient to Franklin, Dillsboro/Sylva and all that they have to offer. Host is wonderfully easy to work with.
This has been a great experience through and through, very relaxing. A tree limb broke off beside the house, none of the limbs are even close to the roof for that to be a problem. They had someone out there the next morning to remove and clean everything up. Everything was great, communication was on point, I would definitely stay here again when I'm back in Franklin.

Thank you for your review! We loved hearing that your family enjoyed our Farmhouse. You are correct communication is huge! We would love to have you back anytime you’re in the area!
The farmhouse was so charming and I loved sitting outside watching the hawks and fireflies. It was hot in the 2 sleeping areas where there weren’t any a/c units, but it cooled off and was tolerable after we added some fans we picked up at Walmart. It wasn’t ideal having to take our trash with us when we left as our vehicle was already full with luggage. It was mentioned there was a convenience center nearby you could drop off your trash, but the location wasn’t clear and it must have been the opposite way we left as we never saw it. We would definitely stay again if back in the area.

Hi Gracie,
Thank you for your kind words about our little Rhodes Family Farmhouse. We're so glad you enjoyed its unique charm and loved your stay.
I was surprised to read about the issue with the air conditioning, as we had no idea there was a problem during your stay. In our check-in information, we ask guests to text us when they arrive, so we can communicate, so we can address any issues right away. Had we known, we would have sent someone out as quickly as possible to take a look. I do understand that your stay coincided with an extreme heat advisory, which certainly made the situation more uncomfortable.
Regarding the trash, because the property is in a rural area with bears and very resourceful raccoons, we have to be especially careful about how garbage is handled. Our cleaning team does not provide trash removal, so arranging that service separately would increase costs that we'd have to pass along to every guest. To avoid raising our rates, we leave that choice up to each guest. As we stated in our check-in and out information we would have happily taking that for you for a slight cost.
We truly appreciate your feedback, as it helps us continue improving the experience for future guests. Thank you again for staying with us, and we wish you all the best.
My husband and I have stayed in this lovely farmhouse several times. Our host is always helpful and friendly. This home is close to beautiful mountain and valley views as well as quaint mountain towns. Great place!
Ted and Vicki have a beautiful home! Thank you so much for answering us so quickly every time we had a question! It's a beautiful area and close to everything! Make sure to go to Cherokee Ruby and Sapphire Mine they are the best!
It’s a really small farmhouse, but was perfect for my family (me, my husband, and two small kids). Lots of space to run outside, and great rural location.
My husband and I had a great anniversary getaway weekend. The farmhouse is everything we wanted. The town of Franklin is very inviting. The hosts were very responsive and we highly recommend this property.
