Enjoy your getaway in this cozy Venice home located one block from Venice Beach and one block from the Venice Canals. You can easily walk to the world famous Venice Beach Boardwalk, stroll along the Venice canals, or shop to your hearts desire on Abbott Kinney. Located on the first floor of a duplex, you will have use of the entire first floor with a private entrance using a keypad which includes a living room, kitchen, dining area, 1 bathroom, 2 bedrooms, and a patio area.

The space

Enjoy your relaxing time in Venice while enjoying your morning coffee on the outdoor patio. This first level duplex is located between Venice Beach and the Venice Canals (1 block in either direction will take you to the beach or the canals). This home is located walking distance to Venice Beach and the ever popular Abbott Kinney Street with restaurants and shops. Take lovely walks on the canals to the beach and enjoy the sunset (beach chairs, boogie boards, and beach towels provided), Muscle Beach, or even play a game of paddle tennis at Venice Beach (paddles and balls provided).

The house has a Ring video surveillance camera located outside the perimeter of the property and front door and front and rear gates for security that are motion detected and record video and sound and will be active for the duration of your stay.

Guest access

As a guest of our home, you will have full access to the first floor of the duplex with a private entry using a keypad. This portion of our house has:
• two bedrooms and one bath. The first bedroom has a queen size bed and the second bedroom has a queen-size murphy bed
• a living room with a couch with electronic reclining seats;
• smart tv's located in the living room and both bedrooms;
• a kitchen with new appliances (oven, dishwasher, microwave), a coffee maker, microwave, blender, toaster, waffle maker. The kitchen is fully stocked with cooking utensils;
• a dining area in the kitchen as well as an outdoor patio area;
• a washer and dryer located in the garage that you enter from outside.
• a bathroom has a shower/bathtub and also has a shampoo/conditioner/bath gel dispenser in the shower;
• air conditioning that can be used during the months of June - September when the weather reaches 75 degrees or other months when there is an extreme heat wave;
• ceiling fans in each of the rooms;
• one designated parking space in the rear of the house in the driveway (please note that on Monday nights/Tuesday morning you may park your car in the garage due to street cleaning on Tuesday morning; and
• beach chairs, beach towels, and paddle tennis paddles for you to enjoy.

Interaction with guests

My husband and I live in the upper level of the duplex and am happy to help with anything you need. I will also respect your privacy if you don t need me for anything. We will make every effort to walk quietly upstairs when we have guests downstairs.

Other things to note

Smoking is not permitted in or on the property.
House is for 4 overnight guests only (no more than 6 people on property at any given time)
No Pets
No Parties
No loud music
No congregating or loud noise on the patio between the hours of 10:00 PM and 9:00 AM
Be mindful of neighbors
Do not purchase On Demand movies
Only beach towels can be taken off property
Be sure to wipe off sand and empty shoes of sand before entering the property
Turn off all lights, heater, and air conditioner when leaving the property
Do not unplug anything from the TV's or routers
